REALTOR® Value Fin d o ut wh y i t ’s w o rt h p a y i n g c o m m ission to a R EA LTOR ® During my career I have heard many versions of these two questions: “Why should I pay a REALTOR® to sell my property?” and “What do I get in return for the commission I pay?” Many sellers believe that their REALTOR® puts a sign on the lawn, an ad in the newspaper and then waits for the property to sell. Generally, nothing could be further from the truth. When a seller signs a listing contract, the REALTOR® makes a commitment to help their client obtain the highest price, in the shortest time with minimum inconvenience. The REALTOR® provides objective and accurate information about current market value, allowing the seller to select the appropriate listing price. When listing a property, a REALTOR® is trained to represent the seller by making sure the property information is accurately and attractively

presented to the marketplace. This includes careful compliance with provincial and federal regulations such as the Personal Information Protection Act, the Real Estate Services Act and the Financial Transactions and Reports Analysis Centre of Canada (FINTRAC) money laundering reporting requirements. The REALTOR® ensures that required disclosures are made at the appropriate times. Once a listing is signed, the REALTOR® begins the expected marketing process which includes putting the property on the Multiple Listing System®, installing a sign, writing appealing print ads, creating feature sheets to leave at the property and holding open houses. In addition, many REALTORS® feature the property on one or more Internet websites and displays the listing at mall kiosks and at open houses for other agents. Giving the property maximum exposure can be expensive

but it is part of the commitment of the REALTOR®. Much of the work of the REALTOR® is done quietly behind the scenes. REALTORS® invest time and energy in activities like qualifying potential buyers, arranging and tracking showings by cooperating agents and obtaining and sharing feedback from other REALTORS®. REALTORS® are also trained to provide accurate advice and valuable assistance when dealing with the significant complexities of tenant-occupied properties, estate sales and foreclosure transactions. One of the areas where a REALTOR® provides the greatest value to their client is negotiation. Writing an enforceable contract and negotiating a legally binding agreement are important services which are often taken for granted until there is a problem.

What is MLS? The m o st re l i a bl e s o u rc e o f re a l estate inf or mation About three million Canadians visit REALTOR.ca each month, checking out over 500,000 properties listed by REALTORS® from across Canada. But did you know that REALTOR.ca is really just the tip of the iceberg? The real storehouse of data exists out of sight, only visible to REALTORS®, in a complex, comprehensive database called the Multiple Listing Service® system or MLS®. The MLS® concept has been around since the late 1800’s. It’s an incredible example of how REALTORS®, who compete with each other for business, agreed that by being cooperative and pooling together information about properties for

sale, they could better service their clients (“help me sell my inventory and I’ll help you sell yours”). With all the listings in one place, buyers have a broad selection of properties to choose from. For sellers, they know that their listing will be seen by a large number of qualified buyers working with knowledgeable licensed agents. Local real estate boards are responsible for creating, managing and financing the operation of a Multiple Listing Service® in their geographic area. The Fraser Valley MLS® was introduced in 1955. In the early days, information was captured on rolodex cards and shared

around to their colleagues. Then when the MLS® started taking shape, listings submitted to the MLS® were circulated as “tear-sheets”. REALTORS® would then 3-hole punch them and update their binders accordingly. The move to computer database technology started in 1978 for the Fraser Valley Real Estate Board, and since then, REALTORS® have stayed at the cutting edge by pooling together resources and over the years, millions of dollars, thus ensuring they have the most up-todate, comprehensive data and systems with which to advise their clients and promote properties for sale. Today, REALTORS® access a myriad of technology tools including contracts and

Fraser Valley Real Estate Board forms electronically, using a product developed by the Fraser Valley Real Estate Board in 1999, called WEBForms®. All information relating to the MLS® is handled in a paperless workflow, with several checks for accuracy and completeness of data reducing errors and costs for everyone involved. Within hours of posting on the MLS®, a small portion of the data flows to a number of public websites for advertising purposes, including REALTOR.ca (residential listings), ICX.ca (commercial listings) as well as individual REALTOR®, brokerage and approved third-party websites.

Most of us strive to own our own home but not everyone is aware of some of the other costs that go along with the purchase. As the type of residential home and location we choose will vary depending on our needs (apartment, town home or single family home), so will the additional costs that we are required to pay. The best advice is to talk to your Realtor to take the confusion out of the process. One of the most significant costs is the Provincial Property Transfer Tax (PTT) which is charged on all property purchased in B.C. The amount of PTT you are required to pay is calculated from the purchase price. It is 1% on the first $200,000 plus 2% on the balance. A home sold for $500,000 will cost the buyer $8000 in PTT. This fee can be waived for some home buyers if they are residents of B.C buying their first home and the selling price is under $475,000. This fee is payable on completion date which is the day you actually pay for the prop-

erty and take ownership of the home. GST is 5% of the purchase price of any new residential property. It is not applicable to previously owned properties. There is some level of rebate of this tax if the property being purchased will be the principal residence of the new owner(s). The rebate is applicable for purchases under $450,000. It’s important to know that a number of new home builders will include the GST in the purchase price. Property Inspection costs start at about $375 for an apartment or mobile home, $400 for a town home and $450 for a single family home. The inspector will want to receive this payment on the day of the inspection following review of the report with the Buyer. Lenders require a current Site Survey which is a plan showing the footprint of the house in relation to the property lines. Often times the previous owner or city hall will have a copy of this document but if it is not available the survey

fee is around $1,000 (or more depending on the property type). Some lenders may also require Title Insurance. This insurance protects the buyer and the lender in the event of a defect in the title. The fee is typically around $250. Financing application fees are typically waived by the lender but can be as high as 1% based on the amount of the mortgage. Mortgage financing costs vary depending on the lender’s policies and the buyer’s financial position. Currently, annual mortgage rates are at an all-time low and range from 2.55% for a variable rate mortgage to 4.9% for a ten year term. Mortgage Brokers can shop on the buyer’s behalf to a variety of lenders and get the buyer the best possible rate for a mortgage. Ask your Realtor to recommend a broker to assist you with obtaining financing. Appraisal fees range from $250 to $400. When purchasing properties such as acreages and farms they frequently are serviced with private wells and septic systems. Inspection of these services is advisable and often required by lenders. Septic inspections start at $300 and water tests are about $250. Mortgage Insurance is charged by the lender on mortgages in excess of 75% of the value of the property. The mortgage insurance fee protects the lender in the event the buyer defaults on the mortgage. In most cases, this fee is added to the mortgage. Currently, the fee based on the loan value is .65% to 2.75% but, is increasing, effective May 1, 2014, to .75% to 3.15%. A Buyer purchasing at $350,000 with 5% down will now pay $10,473.75 compared to $9,143.75. An increase of $1,330. Property Insurance must be in place on completion date at an annual cost of $1,000 or more depending on the property value.

Moving costs will of course depend on a number of factors: how much furniture and belongings you are moving, the distance of the move and the services you require (such as boxes) and the level of packing you want the movers to do. Hiring the services of a full-service moving company could amount to fees from $1,500 to $3,000 or more. Moving can be also be inexpensive such as the cost of a truck rental with friends and family helping. By the completion date, the lawyer will have prepared a Statement of Adjustments. This lists some of the monthly/ annual fees you will have to pay like your portion of the annual property taxes. The lawyer will calculate the daily tax rate and apply your portion of these taxes based on number of days of the year you will own the property. Don’t forget the costs for the hookup of cable, hydro, natural gas, etc. which are minimal and vary depending on the services purchased and the supplier. Buyers should also allow for home renovation

repairs, strata fees, appliances, window blinds, decorating materials and gardening or landscaping equipment. When making a move it is always advisable to work with a professional Realtor that can guide you through the entire process; negotiate the best price for the home you purchase and help you control the costs associated with the home buying process. Realtor’s commission fees are most often paid for by the seller and there is no set fee for a Realtor’s services. It is advisable to have a conversation with the Realtor you choose and establish what their fees are and who is responsible for paying it. While purchasing real estate has costs associated with it, history shows us that home ownership is a long- term, secure investment that appreciates in value while providing us with a comfortable place to live.

In order to stand out and nab that ‘sold’ sign on their front lawn, many homeowners are opening up their wallets and hiring a home stager – an investment that can pay off big time, according to Sharine Kristoff, co-founder and designer for Room’r has it. The Langley-based interior design/home stager and her business partner Dawn Sanders have beautified residential spaces for home staging and holiday decorating all over the Fraser Valley and beyond. “Your home is one of many listed and you must have the ‘wow factor’ that the buyers are looking for,” said Kristoff, whose appreciation for vintage decor helps clients refresh the look of their living without having to break the bank. “I love to restore and repur-

pose all things vintage and find unique ways to include these treasures into any decor theme.” Even if one’s current decor scheme looks like something out of a decor magazine, they can still benefit from the help of a home professional. “Professional staging removes the personal connection to the homeowner and looks to emphasize the best features of the home, appealing to a wider audience,” said Kristoff, who notes the prospective buyer can actually visualize themselves living there, as opposed to trying to look past someone else’s style. “Not only will you attract more foot traffic, but your home is viewed as “well maintained,” which can yield a higher price than other comparables.” Some empty their homes thinking it will help speed up the sales process, but that’s not always the cased, according to Kristoff. “It is also a great idea to have the home staged if it is empty, this truly allows the prospective buyers that chance to see how their furnishings will fit in the new

layout, they love the clean, well maintained feeling that a staged home presents.” And while your family photos may bring a smile to your face and remind you of special people and memories of days long ago, Kristoff advises sellers to take them down before they begin showing their home to potential buyers. “This is recommended for a couple of reasons; firstly, de-personalizing the space allows the prospective buyer to emotionally attach to the house. Secondly, there should always be a safety consideration.” When it comes to staging your home for selling, there are numerous little tricks that can make a big impact. Kristoff and Sanders share their top 7 tips below: 1. Curb appeal must be considered - This is the first impression you are sending. Sweep your walks and keep the lawn neat. Touch up any small dings or rough edges. 2. Make sure the entry/ foyer of the house is clear of clutter - Anything distracting at this point makes potential buyers think the house is too small.

3. De-personalize your space - Remove all items that speak specifically of your family, this includes the artwork from the refrigerator. 4. Maximize your space - Make sure that all the furniture is placed to maximize the best features of the room, don’t cover up the fabulous fireplace, or that big picture window that has an awesome view. 5. Cleanliness is Key - Make the beds and neatly store anything that doesn’t need to be used. Remove items from kitchen/bath counters, unless it is specifically decorative and even then be discerning. 6. Reduce the amount of clutter in rooms - to show the potential size of the rooms. Remember, if the potential buyer sees a room that is too full, they immediately get the impression that this home will not be big enough for them. 7. Set the stage for inviting buyers in. Turn on lights etc. Remember that the first impression is made in the first 5 minutes; make sure you make a great impression.

From single detached abodes to townhouses, condominiums and row houses – there is no shortage of options to call home-sweet-home. The recent drop in housing prices has made it a real buyer’s market – a chance for young adults to finally dip their proverbial toes in the real estate market. It was no easy feat, but Alexandra Baxfield-Dix and her husband Daryl were able to purchase their first home in Murrayville – a 1600 square-foot rancher with three bedrooms and two bathrooms on a 7000 square-foot lot – this past January. “It took us quite a few years to save up enough of a down payment due to having to pay off student loans,” said Alexandra, who notes that the property transfer tax was a huge hurdle they had to overcome. “Single detached homes in Langley don’t qualify for the first-time home buyer’s exemption due to their high costs. We didn’t have any help from our families, so we had to just be really frugal and every month put away as much as we could in a separate account that we agreed not to touch.” With a 21/2-year-old daughter (Kathleen) and another baby on the way, the young couple had their heart set on raising a family in Langley. In addition to living close to work the ‘community feel’ and proximity to nature, the 14

1. What does my home insurance policy cover? Some policies cover only “named perils” – in other words, if the cause of the damage isn’t listed in your policy, it isn’t covered. This is generally referred to as a “standard” policy. Other policies cover “all risks” on the building and named perils on the contents of your home. This is generally referred to as a “broad form” policy. Still, other policies cover all risks on both the building and its contents, but are subject to some exclusions. These are generally referred to as “comprehensive” or “special” policies. 2. Is there a specific kind of insurance for the type of home I live in? Yes. Speak with your insurance representative about tailored package policies. If you own a house, homeowner’s insurance is available to protect your property and liability of you (policyholder), your spouse/partner and your children. If you own a condominium, there are specific types of coverage you can purchase in addition to liability and contents coverage. If you rent, tenant’s insurance is available to help you replace your belongings and rebuild your life after an insured loss. 3. Are there certain risks or potential perils to my home for which I can’t buy insurance? Because premiums for an “all inclusive” policy would be impractically high, no policy covers everything that can go wrong. Insurance is intended to cover losses caused by unforeseeable events. Losses that are predictable and/or inevitable are typically not covered by insurance. Overland flood damage, for example, is not insurable because houses that flood are typically located in flood-prone areas. 4. Is optional coverage available for perils that are not normally included in my homeowner’s policy? Yes. For example, you might consider buying optional earthquake coverage. If you are worried about water damage from rainstorms, you might want sewer backup coverage.

5. What things could happen to my property that won’t be covered unless I make special arrangements? Here’s one example: damage arising from the freezing of indoor plumbing is seen as preventable. So, if you are away from home for more than three consecutive days (be sure to verify your insurer’s stipulations) during the normal heating season, you must drain the plumbing or arrange to have your home checked daily by a knowledgeable person to ensure that heat is maintained. If you do not make these arrangements and your pipes burst, you may end up covering the cleanup bill. 6. What are some items that might require additional insurance? The standard dollar limits to replace stolen cash, garden tractors, watercraft and computer software are relatively small, so you may want to buy additional coverage for these items. Coverage limits may also apply if the following items are stolen: bicycles, jewellery, watches, furs and coin, stamp and card collections. Reasonably priced supplementary insurance is usually available. This supplementary insurance, often called a “rider” or “floater,” provides extended coverage for these specific items. Coverage can be worldwide and there’s usually no deductible. 7. What is a deductible? How does the deductible affect the price of my home insurance? The higher the deductible – the portion of a claim that you have to pay out of your own pocket – the lower the premium. Compare premiums for policies that have higher versus lower deductibles, and then decide whether a lower premium is worth the higher amount you would have to pay out of pocket if you made a claim. 8. What is the difference between replacement cost and actual cash value? Most claims on home insurance policies are paid on a replacement cost basis, meaning that the insurance covers the cost of replacing a damaged or lost item with a new one that is as close to the original as possible in functionality and quality. If you choose not to replace a damaged

These devices not only help save lives, but also can prevent damage to your home in the event of a fire or gas leak. 11. Should I make a claim for every loss? Although this is a personal decision, consider the cost of the damage compared to your deductible before making a home insurance claim. 12. What kind of liability coverage do I have? How much do I need? Home insurance policies generally provide coverage for unintentional property damage, bodily injuries and legal costs for which you are legally responsible, anywhere in the world. Speak with your insurance representative about what liability coverage is right for you and if you should consider “umbrella liability” coverage, which would provide extra liability coverage in addition to your regular insurance policies. Since home insurance policies can vary in many ways, speak to your insurance representative regarding specific limitations and/or exclusions in your policy.

Instead of selling their home and upgrading, Leah and Jamie McDowell decided to renovate. The first step they took was to make a budget. The project would be huge with fully eighty per cent of the house involved. They would literally tear the place down to the studs and start from scratch. Leah feels that one of the reasons their renovation went so well was because of the contractor they hired. Tom Radomski of Walnut Grove Construction was their choice and they were extremely happy with him and his team of sub-contractors. After doing the initial demolition, the McDowells moved out on Labour Day. They met

with Tom twice daily and he would discuss the day’s plans and then update them on the progress made and any changes that were necessary. This enabled Leah to make sure that the fixtures required were ready when the contractors needed them. Perhaps a renovation as large as this isn’t an option but a new kitchen or bathroom is. While these types of renovations are the most expensive they do add the most comfort, value and liveability to a home. For any job big or small make sure you choose a contractor who understands your needs. Before You Buy G e t r e a d y f o r t h e bi g p u rc h a s e Before you take the plunge into home ownership, it’s important to be well prepared. Do you have a budget, a will, and adequate insurance coverage? Is your spending and debt under control? How secure is your income? Here’s a checklist of important items you should cover off before you buy: Get your credit rating in order. Six months to a year before you plan to buy, pull your credit report and clear up anything that could prevent you from being mortgage-worthy. The way mortgage companies look at your credit is different from other lenders. They’re looking at late payments, so even a small collection amount can really work against you and it takes six months for your record to clear.

Determine your spending power. Sit down with a mortgage professional to find out how much you can afford before you start looking. That way you’ll have a good idea what your monthly payment is going to be and how much you’ll have for your down payment. If they’re not able to prequalify you, they’ll tell you why so you’ll know what you need to work on. Keep your debt to credit ratio down. Now is not the time for other purchases. Lenders look at your debt-tocredit ratio, so even though you’re excited about buying a home don’t give in to the urge to go out and rack up $5,000 for new furniture on your credit card. It’ll only work against you. Understand your budget. A lot of little things come up

These add up on a monthly basis, that’s why it’s a good idea to stick to the rule that your mortgage payment should be no more than 33 per cent of your monthly household income. Strata vs. Freehold Wha t is th e d i f f e re n c e ?

There are many different types of property ownership in British Columbia and it is very beneficial to know the differences. Real Estate is one of the biggest investments and assets that people accumulate in their lifetime so the more knowledge, the better! We will focus on the two most commonly known methods of Real Estate ownership in BC: Strata Title and Freehold Strata title properties are most common in condos and townhomes. With limited amount of land in the Lower Mainland, many multi-unit complexes and buildings are strata title

in order to fit more units into a condensed space. Under this type of ownership, each individual owner (or owners), have shared ownership in both their limited and common property. Freehold ownership provides a lot more flexibility and control to an owner and is most commonly found in detached homes and land. The owner owns his property solely or with one or multiple co-owners if they decide. The owner and property are subject to government/municipal regulations. Howev-

er, unlike strata title, the owner has the freedom to choose whomever they would like to do the work on the property that is permissible by the local authorities. They do not need permission from neighbours for anything that is within their legal rights when modifying their property. Let’s look at the difference between a Variable and a 5-year Fixed Mortgage, which carries a higher rate on average of .8 per cent and up. If you had a $400,000 mortgage and took a Variable instead of a Fixed 5-year today, using a 2.5 per cent variable rate compared to a 3.39 per cent 5 year Fixed rate, what would the savings be? At the end of five years, you would have paid $16,793 more in interest on the 5 year Fixed Mortgage if rates stayed the same on the Variable Mortgage. Note the Variable Mortgage fluctuates with the prime rate, which is at 3 per cent today and has not gone above 3 per cent since January 2009. It never hurts to review your current mortgage with a professional to see if there are benefits in a restructuring process, it could save you hundreds of dollars per month in payments. There are pros and cons to a Variable Mortgage and you should have a full understanding of what they are before locking into any mortgage. One large advantage is the penalty to get out of the mortgage is only three months interest on the balance outstanding. Since the interest is low the penalty is also low. If you want to get out of your mortgage for any reason and you owe say $350,000 at the time of the payout, the penalty would be three months interest on that amount, about $2200. This is a much lower penalty than what a Five Year Fixed Mortgage penalty would be. REALTORS® on the Look-out Thousands of REALTORS help find missing people Many parents and family members of senior citizens may not know that if a loved one goes missing, police aren’t the only resource engaged in the search. Nearly 14,000 REALTORS® across the Lower Mainland make up Realty Watch, a community crime prevention program that police can activate in the event of a child, senior or vulnerable person going missing. After police make the request, a Realty Watch fan-out alert is texted simultaneously to REALTORS® across the Lower Mainland. Fan-outs can only be initiated by police and are sent by participating real estate boards.
