A depreciation report is a building health checkup and forecasting tool that helps strata corporations plan ahead for the repair, maintenance and replacement of common property and assets over a 30 year period. Strata corporations in British Columbia are required to obtain / update their depreciation reports every three years unless they hold an annual 3/4 (three quarter) vote to exempt or have four, or fewer, strata lots. What’s included in a depreciation report? • An onsite inspection and inventory of common property and building systems such as structure, exterior including roofs, decks and doors; the buildings systems such as electrical, heating and plumbing; utilities such as water and sewer, parking and landscaping. Please note that not all strata corporations have all the same components. For example, most townhouse complexes do not have elevators, and that each complex or building may have a slightly different checklist.
