ABSTRACT Understanding fire station project costs involves three components: hard costs (construction, 60–80% of the budget), owner contingencies (3–8% for unforeseen conditions), and soft costs (10–30% for nonconstruction expenses). Soft costs include professional services, furniture, fixtures, equipment (FF&E), fees, financing, insurance, surveys, and land costs. Professional services, often the
largest portion, cover architectural fees, feasibility studies, building commissioning, and inspections. FF&E accounts for office and living space furniture, firehouse equipment, and technology. Additional expenses include permits, LEED certification, financing fees, and insurance. A detailed budget ensures transparency and responsible taxpayer spending.
