Thepurposeofthehomeinspectionisfor you,thebuyer,tobemadeawareofanyissueswiththehome.Thesellerdoesn’talwaysknow EVERYTHINGabouttheirhome.Manyofthe ndingsaremeanttobehelpfulinformationforyou sowhenyouownthehome,you’reawareofwhat itemsneedyourattention.Withthatsaid,youcan alsorequestthatthesellercorrectsomeoforevenall oftheissuesthatyourinspectorreportstoyou.The sellerthencandecideifthey’llagreetorepair/correct thoseissues.Sellersarenotobligatedinanywayto doanythingotherthatwhatislegallyrequiredsuch assmokeandcarbonmonoxidecerti cateandTitle V.Youcouldalsotrytonegotiateapricereductionif youknowhowmuchitwouldcosttomakerepairs. Gettingestimatesisalwayshelpfulinthiscasebut realizethatthesellercanobtainestimatesaswell. Regardingthesewerline,ifthesellerisnotableto replaceityoucouldaskyourhomeowner’sinsuranceagentaboutsewerlineinsurance.Everyhome inspectionwillidentifyissuesinahome,that’sa given,howeveritisVERY,VERYcommonthatthe buyerandthesellerworkouttheseissuesandthereis ahappyendingforall!

Itmayseemcounterintuitive,butaskingarealestate agenttoevaluatethe awsofyourhomeisagreat waytohelpavoidsomeissuesdowntheroadand quitepossiblyitwillhelpyourhomelookitsbestin photosandforshowings.Yourhomeisgoingtobe representedtothebuyingpublicinphotosthatwill beontheinternet,youwantthemtolookthevery besttheycan!You’dbesurprisedhowsimplerepairs, simpledecorating,anddeclutteringcanaffectthe marketingandultimatelysaleofyourhome.DON’T beinsultedifyouragentsuggestsrepairs,changesetc. Youhiredherbecauseyoutrustedherexperienceand knowledge.Sheistryingtohelpyougetthemostout ofyoursale.

Youaskedaboutdoingahomeinspectionbeforeyou putitonthemarket.Here’showittypicallyworks. Afteryou’veacceptedanoffer,thebuyerwillhirea homeinspectortocomeandinspectthehome.The buyerpaysforthis.Now,Ihavehadafewsellersthat havehiredtheirownhomeinspectorto ndout whattheycandopriortolistingastoavoidissues. Forsomepeoplethisisveryhelpfulbutremember thatthebuyermaymorethanlikelystillhavetheir owninspectionanditmayuncovermorede cienciesthatyoumaynothavefound.Don’tpanic!Most issuescanberecti ed,it’sallpartoftheprocess.
