Los Angeles County Coroner officials removed the body of Joseph Gatto in Los Angeles Thursday, Nov. 14, 2013 from his home in Silverlake. California Assemblyman Mike Gatto’s father, Joseph Gatto was fatally shot in his Los Angeles home after a home invasion robbery. A student at Arcadia High School received a perfect score on his AP Calculus Exam recently. This is extremely rare. To put it into perspective, approximately 4 million students took the
exam, only 11 in the world got a perfect score. Nathan Chou has entered the record books for academic achievement. Arcadia Unified School District is known for very
Court upholds California’s landmark cap-and-trade program Program is a cornerstone of state's effort to reduce carbon pollution Sacramento Superior Court has upheld California’s ambitious cap-andtrade program against a challenge to its carbon auctions, a key feature of the landmark program. Cap-and-trade allows California to reduce carbon pollution at the lowest possible cost while auctioning carbon permits holds polluters accountable for their impact on the climate. “Today’s decision marks another win for the Golden State’s clean energy economy and the communities across California hit hardest by cli-
mate pollution. The court sent a strong signal today, thoroughly affirming California’s innovative climate protection program—including the vital safeguards to ensure that polluters are held accountable for their harmful emissions” said Erica Morehouse, an attorney with the Environmental Defense Fund. The court stated: “The court does not find Petitioners’ arguments persuasive. Although AB 32 does not explicitly authorize the sale of allowances, it specifically delegates to [the Air Resources Board] the
discretion to adopt a capand-trade program and to “design” a system of distribution of emissions allowances.” “The court affirmed today what the overwhelming majority of Californians want – to move forward with clean energy solutions that help reduce pollution and create opportunities for clean energy innovation,” added Alex Jackson, an attorney with the Natural Resources Defense Council. “The decision clears the way for Please see page 4

Speaker John A. Perez on President Obama’s decision on the Affordable Care Act Speaker John A. Pérez (D-Los Angeles) released the following statement on President Barack Obama’s announcement Thursday on the Affordable Care Act. Speaker Pérez is the author of the legislation that established Covered California, the nation’s first health care exchange created under the federal Affordable Care Act, and the author of the legislation that expanded MediCal coverage to over one million low-income and uninsured Californians: “California is working hard to continue to implement the market reforms and goals of the AffordPlease see page 2
Yoga instructor convicted of Sexual Battery Pasadena City Attorney/City Prosecutor Michele Beal Bagneris today announced the successful conviction of a local yoga instructor on four counts of sexual battery. A Los Angeles County Superior Court jury in Pasadena on Nov. 13, 2013 found Naader Shagagi, 56, a yoga instructor and owner of Yoga Kingdom Sanctuary, 553 S. Lake Ave., guilty of four counts of sexual battery by fraudulent representation. Sentencing is set for Dec. 5, 2013 in Los Angeles County Superior Court in Pasadena, Department O. The defendant’s conviction requires a lifetime registration as a sex of-
fender. “We are grateful that the jury has sent a strong message that sex crimes will not be tolerated,” Pasadena City Attorney/City Prosecutor Michele Beal Bagneris said. If other victims step forward, our office will pursue these matters and seek justice for the victims.” Mr. Shagagi was convicted of committing the sexual crimes at his Lake Avenue yoga studio. He was convicted under California Penal Code section 243.4(c). The jury could not reach a unanimous verdict on two other sexual battery charges. The case was based on complaints from three
young female yoga students who were assaulted by Shagagi during socalled private “healing” sessions. Evidence provided by Deputy City Prosecutor Joon Kim showed the victims were told that his intimate touching would help “heal” the victims. Other fraudulent representations that the defendant made to the victims included that he was a “healer” who had cured others of breast cancer and that he was a “messenger of gods” who could communicate with gods. Buddhist Tzu Chi Foundation sends relief to Typhoon Haiyan survivors
Letter to the Editor Send your letters to tmiller@beaconmedianews.com Dear Editor, Last month in the city of Glendale, the City Council decided to hire 15 new Fire Fighters at a starting salary of $68,000. After 30 years these individuals will know that they will be receiving a $100,000 plus Life Time Pension at age 55. The City received more than 3,200 online applications. Candidates must pass a written and polygraph test, credit check, subject to background investigation and an EMT background is preferred. No college degree is required. Being a fire fighter is hazardous, but according to the Department of Labor Statistics being a fire fighter is not listed as top 10 most dangerous jobs. Being a commercial fisherman is the most dangerous job with a medium salary of about $30,000. Followed by: Loggers, Commercial Pilots, Sanitation Workers, Roofers, Iron Workers, Farmers and Ranchers, Truckers and Delivery workers, Electrical Power-line workers and Taxi Drivers. Fire Chief Scoggins acknowledged that between

85%-88% of a fire call is medical in nature. So, why not hire an ambulance service company at a significant savings and save more money by placing all new hires on Social Security and a 401K Plan? Why does a police officer, whose job is more hazardous and more dangerous than a fire fighter, receive less money? Why do our city council members always look for the “sympathy vote” for the fire fighters when they bring up 9/11, knowing those NYC fire-
fighters worked in a neighborhood of 50 to over 100 story high buildings and not a suburban city like Glendale? Unfortunately, for the next four years we can count on re-elected council members Friedman and Najarian to protect and serve the fire union as they both benefited with over $20,000 in independent expenditure contributions in their 2013 election. A new California Appellate case just published August 8, 2013, “Glaski v. Bank of America”, holds that a homeowner can challenge his lender’s right to foreclose by showing that the Deed of Trust never made it into the securitized trust until after the trust’s closing date. This is the case in most loans made in the last 12 years. If the bank foreclosed we should be able to get the homeowner money damages and/or the house back. Or a lawsuit could be filed and a court ruling obtained preventing the court from foreclosing. Recently enacted Sections 2924(a)(6) and 2924.19 of California Civil Code provide the same relief to homeowners. It is highly suggested that homeowners take this window of opportunity to get relief before the banks get Congress to close this door with national legislation. Contact us so we can help you.

Typhoon Haiyan, one of the most powerful typhoons ever recorded, left behind a wide swath of destruction in the Philippines on November 8, with the highly populated city of Tacloban hit hardest. Currently, death toll estimates reach as high as 10,000, and as rescue efforts have been slowed by the enormous scope of the disaster region, casualties may continue to rise. In addition, countless people have been left without homes, in dire need of food and clean drinking water. Buddhist Tzu Chi Foundation has already launched its disaster relief effort and prepared 200,000 individual servings of instant rice meals and 30,000 blankets to be shipped to the disaster region. On November 12, the first shipment of 30,000 blankets and 60,000 instant rice meals departed for the disaster region via C-130 military transport aircraft. From November 13, disaster assessment and medical teams comprised of 40 Tzu Chi Philippines volunteers will fly from Manila to Cebu and then to the disaster region to begin the first stage of disaster assessment and relief for survivors. The disaster assessment team will be carrying 1500 packs of toiletries and daily necessities to meet the immediate needs of disaster survivors. The medical team, comprised of 10 doctors and nurses from Tzu Chi International Medical As-

sociation (TIMA), will help provide immediate medical services to those who need them. Following initial assessment, volunteers will provide care and relief according to the specific needs of disaster survivors. According to Tzu Chi Department of Religious Affairs Deputy Director Wang Yun-jing, “We have established command centers in both Manila and Cebu. Since Cebu is closest to the disaster area, Tzu Chi can use our local offices in that area to store relief goods and make arrangements for volunteers’ transportation into the disaster area.” Disaster relief on such a massive scale is not new to Tzu Chi, whose volunteers in the United States have provided relief after 9/11, Hurricane Katrina, Hurricane Sandy, and the 2010 Haiti earthquake, among other major and minor disasters. In
just the first two months after last October’s devastating Hurricane Sandy, volunteers provided nearly $10 million in emergency cash aid and more than 9,000 blankets to approximately 16,000 affected families throughout New York and New Jersey. Following the principle of “first to arrive and last to leave,” volunteers continue to support especially vulnerable communities even one year later. Tzu Chi National Headquarters in San Dimas, CA, invites donations of relief funds and kind thoughts from individuals across the United States to send to disaster survivors in the Philippines. Please make checks payable to “Tzu Chi” and write “Disaster Fund” on the memo line. Questions may be directed to your local Tzu Chi office, via email to info@us.tzuchi. org, or to the donor hotline: (888) 989-8244 (9am-6pm PST).

Glendale police to combat roadway deaths and injuries with DUI checkpoints Glendale Police Department has been awarded a new traffic safety grant for an anti-DUI program aimed at preventing deaths and injuries on Glendale roadways. Enforcement measures to combat impaired driving are coming as a result of a recent $125,300 grant awarded by the California Office of Traffic Safety to Glendale. The Glendale Police Department is dedicated to keeping our streets safe through both enforcement and education. The special DUI Checkpoint grant is to assist in efforts to reduce the number of persons killed and injured in alcohol and
other drug related collisions in the community. The grant activities will specifically target impaired driving offenders as well as educating the public on the dangers of impaired driving through the use of DUI/driver’s license checkpoints. When possible, specially trained officers will be available to evaluate those suspected of drug-impaired driving. Drunk and drugged driving is among America’s deadliest crimes. In 2011, a modern day low of 774 people were killed and over 24,000 injured in alcohol and drug-impaired crashes in California. In 2012, Glendale
experienced 2 killed and 772 injured in these tragic crashes. Crashes involving alcohol have been shown to drop by up to 20 percent when well-publicized checkpoints are conducted often enough. Checkpoints have proven to be the most effective of any of the DUI enforcement strategies, while yielding considerable cost savings of $6 for every $1 spent and are supported by nearly 90 percent of California drivers. Funding for this program is from the California Office of Traffic Safety through the National Highway Traffic Safety Administration.

The Skyhook Foundation and LAUSD fund 5 Day Camp Kareem Abdul-Jabbar donates $100,000 The Skyhook Foundation and the Los Angeles Unified School District (LAUSD) will collaborate to fund Camp Skyhook at Clear Creek Outdoor Education Center, a division of Beyond the Bell Branch. This partnership will ensure that the camp (an educational center since 1926) can continue to give children the opportunity to go on a fiveday overnight adventure where nature itself helps them learn STEM (Science, Technology, Engineering and Math) in a way that is engaging, fun, memorable — and lifechanging. Kareem Abdul-Jabbar will presented a check for $100,000 from his Skyhook Foundation to LAUSD during the First Annual California STEM Symposium hosted by the Californians Dedicated to Education Foundation in collaboration with State Superintendent of Public Instruction, Tom Torlakson, to help kick off the partnership on Sunday, November 17, 2013. “Science, technology, engineering, math - that’s where today’s jobs are. That’s where the real super stars of the future are. We need to help these kids get there.” --- Kareem Abdul-Jabbar Demand is high, as evidenced by Clear Creek’s four-year waiting list. The
goal is to double the availability of the program by ensuring that 22,000 children per year will have the opportunity to participate in these hands-on, real-world field studies. Camp Skyhook consists of a five-day, overnight field study and project-based immersion program in the Angeles National Forest. Each week, fourth and fifth grade students from two geographically diverse communities (within LAUSD’s 715-mile attendance area) bunk together, eat together, play together — and study Science, Technology, Engineering and Math (STEM) content based on the Next Generation Science Standards and Inquiry Cycle/ Engineering Design Process. The result is a transformational experience that reconnects children to nature and subjects like math and science. “The collaboration with Skyhook Foundation is a game changer. Taking action to help fund programs that support real world-based STEM education will have a profound and lasting effect for students and educators.” ----Alvaro Cortés, Executive Director Beyond the Bell Branch The Skyhook Foundation’s mission is to Give Kids a Shot that Can’t Be Blocked. The founder,
Kareem Abdul-Jabbar, the NBA’s All-Time Leading Scorer and UCLA-trained scholar, travels around the world to provide books and films to disenfranchised youth, and to encourage mentor-led educational programs like STEM (Science, Technology, Engineering & Math) in underserved communities Beyond the Bell Branch’s mission is to ensure that all children and youth in LAUSD have access to high quality, safe, and supervised academic, enrichment, and recreation programs that inspire learning and achievement beyond the regular school day. Every child and youth should have a safe place to be in the presence of a responsible, caring adult with engaging activities that support achievement and promote social, emotional and physical development beyond the regular school day. Notably, LAUSD’s Beyond the Bell Branch Office of Outdoor and Environmental Education is also the largest no-fee environmental education program in the country. The Skyhook Foundation and Beyond the Bell Branch are united in their commitment to providing children in the nation’s second-largest school district this opportunity.

Fall into Redondo Beach By Greg Aragon There is something special about Redondo Beach in Fall. Summer crowds have retreated, the weather remains wonderful, and of course it is still a premiere California beach town. A friend and I recently snuck away to the city for an exciting and relaxing midweek getaway. Our adventure began at the luxurious, water-front Crowned Plaza Redondo Beach & Marina Hotel, where we checked into a sleek and modern 7th floor room overlooking three marinas and hundreds of colorful sailboats. The room was highlighted by two comfy queen beds, 43-in flat screen TV, highspeed Internet, office desk/ station, coffee-maker, and a balcony with table and chairs and great views of beautiful King’s Harbor and Pacific Ocean beyond. Beyond its 342 guest rooms, the Crowned Plaza exudes class and California beach charm. Set on Harbor Drive, across from the Re-
dondo Beach Pier, the hotel boasts a spacious marble-laden lobby, with giant fish tank and gift shop. Next to the lobby is the signature restaurant, Splash Mediterranean Bistro, and on the 3rd level there is a rooftop pool and Jacuzzi, which also overlooks the ocean. Once acquainted with the hotel, we walked across the street to the city’s historic pier, where we encountered fisherman with lines coming from the wooden planks down to the water, a fish market with fresh lobsters and crabs, and a few gift shops, taverns and lots of inviting dining spots, such as Kincaid’s, where we had a delicious lunch. Located above a rocky cove on the pier, Kincaid’s (www.kincaids.com) serves classic American surf and turf in a memorable location. Our lunch began with jumbo shrimp cocktail and a couple spicy Bloody Mary’s. I followed this with an openfaced crab sandwich and a cup of clam chowder and my friend enjoyed a club sandwich and fries. While eating, we sat on the patio, absorbing a wonderful sea breeze, while watching schools of fish
swim below us and pelicans and other birds fly above and dive in the water. After lunch I hit Fitness Evolution, which is located next to the hotel and is open to hotel guests. I then relaxed with a magazine and a nap at the Crowned Plaza’s rooftop pool and Jacuzzi area. Back at the room, we changed and headed to the hotel’s exclusive Concierge Lounge for happy hour with complimentary drinks and Hors d’oeuvres. When happy hour
ended we started right back up again with a happy night. As the cool, crisp ocean air drifted in our room, we put on light sweaters and strolled across Harbor Dr to Portofino Marina, where we discovered Baleen Restaurant and Lounge, hidden behind a fleet of beautiful yachts and fishing vessels. While sitting beside large bay-front windows we dined on scrumptious lobster sliders with crispy jalapenos, garlic roasted shrimp, Caesar salad, and a super tender
grilled pork chop with grain mustard mashed potatoes, with roasted apple. This romantic dinner was enhanced by a couple glasses of red wine and incredible views of the boats bobbing in marina a few yards away. PRESCRIBING FOR SLEEP APNEA? YOUR DME COMPANY LETTING YOU DOWN? If you’re frustrated with your DME provider, find out why thousands of physicians prefer “Classic”
Why Classic?
We relieve you from the burden of answering day-to-day equipment issues.
“Sleep” is our specialty. That’s right, no oxygen, scooters, wheelchairs, beds or other DME. We supply only PAP equipment and related replenishment supplies. This allows us to be real experts in what we do and to concentrate on delivering the patient care that matters. The fact we serve more than 18,000 patients over 18 states and are growing rapidly is testament to our focus and commitment to delivering timely setup and having happy and compliant patients.
able to continue to collect usage data.
Compliance through great patient care
When calling patients we use data generated from our proprietary Download on Demand® software. This takes the raw data streams from patient’s modems, parses the data to produce compliance reports containing key data points and a graph that our clinicians use so that they can have an intelligent conversation with the patient based on that patient’s actual use of their equipment. Of course patients can (and do!) call in to our patient care center for help and advice from our clinicians at any time.
is what really sets us apart from the pack. Our licensed respiratory professionals (respiratory therapists and registered sleep techs) work with patients from the time of setup and throughout their therapy with one goal in mind…to ensure they quickly adapt to their therapy and stay compliant over time.
Our CPAP Circle of Care® program
was carefully designed to achieve this. The first step of the program is for one of our licensed respiratory therapists to complete the setup faceto-face with the patient, either in their home or their doctor’s office, usually within 72 hours of approval. Our R/T will set the machine to the prescription and then educate the patient on its use, care and maintenance. And educate the patient on what to expect over the first days and weeks of their therapy. We set up all patients on the highest quality machines fitted with wireless modems (regardless of insurance). And we leave the modems on the machine indefinitely so as to be

After setup patients are passed to our patient care center for ongoing compliance care. Our licensed clinicians make outgoing calls at 72 hours, 30 days and 90 days after setup to interdict any problems patients may be having. A field R/T will make a re-visit to a patient in their home where a problem cannot be resolved over the phone.
Download on Demand® - Driving Compliance
Our goal is to have happy, compliant patients while taking the brunt of the every-day questions patients invariably have. This relieves the burden from our referring physician’s offices who otherwise have to deal with this call volume, and depending on the experience of the doctor in this field, may not be able to answer typical questions the patient has regarding equipment issues (e.g. how to fix a leaking mask).
Skeptical?
So you’ve heard it all before? All the DME’s brag that they’re the best and have a great compliance and supply replenishment program.... everybody talks the talk...so who do you believe? Your patients...that’s who! We’ll prove it to you. Send us two or three patients and then ask your patients about the care they received and their opinion of the process... then compare the results to your existing DME provider. Talk to your staff about the interaction they have with our office. Look at our documentation. Reach out to Bill Kleiman (contact info below) to set up an inservice over lunch with your staff to go over our program and answer any questionvs you may have.

If you are not currently screening your patients for sleep apnea and would like to learn more about how we can help you, please call.

The prescribing doctor receives documentation by eFax (or electronically via EMR system integration), starting with confirmation of receipt of the referral through every touch we have with the patient. This includes a copy of the 2-page compliance reports containing our Download on Demand® data and a copy of the notes made by our clinician during a call. Our proprietary systems automate the flow of documentation keeping referring doctors completely informed about their patients’ progress and ensure physicians have the documentation they need for follow-up consultations with their patients.

Former Glendale film business owners plead guilty to fraud and theft Couple Misappropriated over $1 Million from their Employees' Funds Appearing before United States District Court Judge Gary A. Feess, the owners of Sunset Post, Inc., Sunset Digital Studies, Inc. and Sunset Teleproduction Center (collectively “Sunset”), a former Glendale based post-production company that provided services to film studios, pleaded guilty this morning to embezzling employee retirement plan contributions of $102,327 and failing to pay to the Internal Revenue Service approximately $971,896 in withheld trust fund taxes. Ronald Burdett, 75, and Karen Burdett, 70, of Shadow Hills, each pleaded guilty to one count of embezzlement from an employee benefit plan and one count of failure to collect or pay over tax. According to the plea agreements, beginning in January 1996, the Burdetts began serving as trustees for their employee retirement benefit plan. Beginning in June 2004, the defendants fell behind in the transmission of funds withheld by employees from their respective paychecks for contribution to the retirement plan. By June 2006, the defendants stopped transmitting any funds employees withheld from their respective paychecks for contribution to the retirement plan, em-
bezzling $102,327 from the employee-participants plan. “Employees count on the funds deducted from their paychecks to help fund their retirement,” said Crisanta Johnson, director of the U.S. Labor Department’s Employee Benefits Security Administration in Los Angeles. “No employee should have their hard-earned retirement contributions diverted to run the company or pay an employer’s personal expenses.” In addition, from at least September 1996 to July 2007, the Burdetts were the responsible parties regarding the collection and payment of their employees’ federal income taxes and Federal Insurance Contributions Act taxes. During this time they failed to pay to the IRS approximately $971,896 in withheld trust fund taxes. “Business owners have a responsibility to withhold income taxes for their employees and then remit those taxes to the Internal Revenue Service,” said Acting Special Agent in Charge Joel P. Garland with the Los Angeles Field Office. “The failure to pay over withheld taxes is a serious offense. IRS Criminal Investigation vigorously pursues anyone who
collects taxes and fails to timely remit those taxes.” In 2006 and 2007, during which time the Burdetts failed to pay over withheld employee payroll taxes and employee contributions to the retirement plan, the Burdetts made approximately $585,500 in withdrawals from Sunset’s primary bank account, an account the Burdetts jointly controlled. The Burdetts used the diverted funds to pay bills, make retail purchases, and to pay other personal expenses, including paying for improvements to their residence/ farm in Shadow Hills. When the Burdetts are sentenced by Judge Feess on March 17, 2014, the statutory maximum sentence they will receive for the two offenses to which they are each pleading guilty is ten years imprisonment and a fine of at least $500,000. In addition, the Burdetts may be obligated to pay restitution of at least $102,327 to the employee pension benefit plan and $971,896 to the IRS. The investigation and prosecution of the Burdetts was conducted by the U.S. Department of Labor and IRS-Criminal Investigation’s Los Angeles Field Office, in conjunction with the United States Attorney’s Office for the Central District of California.
Tony Award®-Winning Musical ‘NEWSIES’ 4-Week Engagement at Hollywood Pantages NEWSIES, the Tony Award-winning “critics’ pick” Broadway musical smash, will play an exclusive 4-week premiere engagement at Hollywood Pantages during the 2014-15 season. Information regarding engagement dates and how to purchase 2014-2015 Season Tickets, Single Tickets and Groups will be announced at a later time. For information or to register for advance ticket access notifications, visit www. NEWSIESTheMusical.com/ Tour, www.Facebook.com/ NEWSIES and www.Twitter.com/NEWSIES. NEWSIES features a Tony Award-winning score with music by eight-time Academy Award® winner Alan Menken and lyrics by Jack Feldman, with a book by four-time Tony Award winner Harvey Fierstein. Produced by Disney Theatrical Productions, NEWSIES is directed by Tony nominee Jeff Calhoun and choreographed by Christopher Gattelli, who won a 2012 Tony Award for his work. NEWSIES has consistently exceeded expectations since premiering on Broadway at The Nederlander Theatre in March 2012. Originally transferred to Broadway as a limited engagement of a few dozen performances, the breakout hit is now approaching its 700th performance.
In a remarkable demonstration of the breadth of the title’s appeal, ticket orders had arrived from all 50 states within weeks of its first Broadway performance in 2012. Since then, NEWSIES has set and broken seven Nederlander Theatre house records and become the biggest hit of the 2011-12 season. Set in New York City at the turn of the century, NEWSIES is the rousing tale of Jack Kelly, a charismatic newsboy and leader of a ragged band of teenaged ‘NEWSIES,’ who dreams only of a better life far from the hardship of the streets. But when publishing titans Joseph Pulitzer and William Randolph Hearst raise distribution prices at the newsboys’ expense, Jack finds a cause to fight for and rallies newsies from across the city to strike for what’s right. NEWSIES is inspired by
the real-life ‘Newsboy Strike of 1899,’ when newsboy Kid Blink led a band of orphan and runaway newsies on a two-week-long action against Pulitzer, Hearst and other powerful newspaper publishers. The stage version introduces seven brand-new songs by the original team of Menken and Feldman while keeping many of the beloved songs from the film, including ‘Carrying the Banner’, ‘Seize the Day,’ ‘King of New York’ and ‘Santa Fe.’ Since the film’s 1992 theatrical release and subsequent DVD release, NEWSIES has grown into a cult phenomenon, and for years had been the single most requested title of all the Disney musical films not yet adapted for the stage. (The film featured a screenplay by Bob Tzudiker & Noni White (Tarzan, 102 Dalmatians).

The total amount of the unpaid balance with interest thereon of the obligation secured by the property to be sold plus reasonable estimated costs, expenses and advances at the time of the initial publication of the Notice of Sale is $336,397.31. It is possible that at the time of sale the opening bid may be less than the total indebtedness due. In addition to cash, the Trustee will accept cashier’s checks drawn on a state or national bank, a check drawn by a state or federal credit union, or a check drawn by a state or federal savings and loan association, savings association, or savings bank specified in Section 5102 of the Financial Code and authorized to do business in this state. Said sale will be made, in an ‘’AS IS’’ condition, but without covenant or warranty, express or implied, regarding title, possession or encumbrances, to satisfy the indebtedness secured by said Deed of Trust, advances thereunder, with interest as provided, and the unpaid principal of the Note secured by said Deed of Trust with interest thereon as provided in said Note, plus fees, charges and expenses of the Trustee and of the trusts created by said Deed of Trust. NOTICE TO POTENTIAL BIDDERS If you are considering bidding on this property lien, you should understand that there are risks involved in bidding at a trustee auction. You will be bidding on a lien, not on a property itself. Placing the highest bid at a trustee auction does not automatically entitle you to free and clear ownership of the property. You should also be aware that the lien being auctioned off may be a junior lien. If you are the highest bidder at the auction, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. You are encouraged to investigate the existence, priority, and size of outstanding liens that may exist on this property by contacting the county recorder’s office or a title insurance company, either of which may charge you a fee for this information. If you consult either of these resources, you should be aware that the lender may hold more than one mortgage or deed of trust on the property. NOTICE TO PROPERTY OWNER The sale date shown on this notice of sale may be postponed one or more times by the mortgagee, beneficiary, trustee, or a court, pursuant to Section 2924g of the California Civil Code. The law requires that information about trustee sale postponements be made available to you and to the public, as a courtesy to those not present at the sale.
