Selling your home in Fall or Winter Some may think that spring, being the season of heightened home sales, is the only time to sell your home. Afterall, who wants to look at homes when it’s cold and dark and the holidays are just around the corner? Answer: Seriously motivated buyers. It's true that when spring hits, there is typically a pent-up demand of buyers and a lack of inventory, which creates a hot market. But, this is also a time when "lookyloos" come out to play. These are curious neighbors — potential future buyers who still need to sell their homes and are checking out the market

just for fun. In contrast, most buyers looking in the fall and winter are serious and motivated. I tell my sellers there may not be as many fish in the pond at this time of year, but the ones who are out are serious. So, if you are thinking of selling your home and now feels like it is the right time, here are some things to know before your home hits the

• If there will be a showing when it is dark or getting close to it, be sure all lights are on when you leave the house, including exterior lights. • During the day, make sure all of your window coverings are open, to ensure the home is light and bright. The only time you will not want your window coverings open is if there is something unsightly that you cannot control on the other side! • You may have fewer showings than if you were on the market in spring, so remember, fall and winter buyers are usually more motivated than spring buyers and
keep your chin up! • Keep away from too much seasonal décor. You want your motivated buyers to see the home, not the decorations. • Do you have a fireplace or wood-burning stove? If so, be sure to have them running when a showing is happening. Some experts in the field say if your home hasn’t sold by Thanksgiving, pull it off the market and wait until at least late January. You have to make that call. It may not be a hassle to have you home listed during the holidays. Auburn has become a bustling little town. We are a small community

When your home inspector misses something Dear Barry: Our home is about 40 years old. Before buying it, we hired a home inspector and were pleased with his work at the time. But since then, one of his recommendations has left us with an expensive problem. He showed us that the garage door opener does not automatically reverse for child safety. When we asked if the repair would be costly, he said it was a matter of adjustment and that "any fool with a screwdriver could do it."

We would have asked the sellers to have it repaired but decided not to bother them over an inexpensive adjustment. After closing escrow, we called a garage door man. He said the opener is very old and is
not equipped to automatically reverse. He said the fixture is and unsafe and urged us to replace it. Our cost, fully installed, will be nearly $500. We feel totally stung and are wondering how our inspector could have made this kind of error? Claire Dear Claire: Safety reverse for garage door openers is a vital lifesaving function that is routinely checked as part of a standard home inspection. Your inspec-
tor was right to test the device and to report it as defective and unsafe, but the nature of his recommendation was faulty and ill-advised. When a garage door opener fails to reverse during a home inspection, it is the inspector’s responsibility to report the problem and to advise further evaluation and repair by a qualified professional, not by “any fool with a screwdriver.” The scope and purpose of a home inspection is to report visible defects and
to recommend further evaluation and repairs by appropriate experts. When inspectors venture into the realm of prognosis, advancing prescriptions for adjustments and repairs, they stray beyond the defined scope of their profession and assume the risks of legal and financial liability. This is particularly true when a home inspector recommends that repairs be performed by unqualified individuals. When the safety-reverse function of a garage

5 tips for going green, adding value

Homeowners preparing for a spring sale may add value to their homes by adding eco-friendly amenities, like intelligent water technology.
SUNRISE TO SUNSET
SWEET BUNGALOW
Are you thinking of selling your house and want to know some of the best ways to boost your home's value, demand top dollar and potentially inspire a bidding wa r? W het her you're selling in a few months or a few years, there is one strategy that gets noticed in real estate markets across the United States : g reen home improvements. Green homes can sell faster and for more money than comparable houses without eco-friendly features. Better yet, green homes are increasingly in demand. More than half of people rank green and energy efficiency as top requirements for t heir next homes, according to the U.S. Green Building Council. What are some of the most in-demand features
that can boost your home's value now and prepare it for a higher sales price in the future? Here are five improvements to consider to green your home and help it stand out from the competition. 1. Solar panels Can you imagine producing enough energy that your local utilities company pays you for the surplus? With solar panels, this is possible. Plus, solar pa nel s a re ex t remely attractive to buyers who like that a system is already in place, and they can simply move in and enjoy the benefits. Plus, there's a $5,911 resale increase per installed kilowatt, according to the USGBC, which means a 3.1 kilowatt system could improve your home's resale value by about $18,000.

2. Smart water-leak detection Smart water-leak detection: Home water leaks waste 1 trillion gallons of water per year, according to the EPA. Fixing detectable leaks is a no-brainer, but what about hidden leaks? Use intelligent-water technolog y like the Phyn Plus smart water assistant + shutoff, which is installed on the main water line after the meter. This device analyzes your home's water use 240 times per second to detect t iny cha nges in water pressure. Not only can you target invisible water leaks a nd m a ke repa i r s to reduce your water footprint, but the device also shuts off the water in an emergency, so you (and future homeowners) nev• SEE GREEN PAGE 9

The ‘real cost’ of owning a condo Question: Dear Kari, I purchased my condominium six months ago, and I am really enjoying my new home. My problem is I just received a bill for $5,000 from my home owner’s association. They stated that this bill is a mandatory assessment. I thought that the reason I paid dues each month was to pay for assessments, etc. Do I really have to pay this bill? Answer: Thank you for your good question and to answer you in short, yes, I am sorry, but you have to pay the special assessment. The condominium lifestyle may seem footloose and fancy-free, yet it is still an ownership which comes with responsibility. A condominium is a home within a community where you own your own walls, floors and windows. Some say, “from the interior paint, inward.” Plus your fences and balconies are yours to enjoy and maintain, but they belong to the community. The condominium association typically owns everything outside such as the roof, the common lands beyond your fence, decks in front of the house, swimming pools, tennis courts, parks, driveways, the clubhouse and so on. Along with the perks, many condominium com-

plexes come with the costs of maintenance, repair and/or replacement. For instance, you may not have to personally cut the lawn or tar the roof, maintain the pool, clean the clubhouse, etc. However, you, along with all the other owners in the complex, will have to pay for your portion of the costs to have someone else do so. The condominium dues are collected by the management company for the condominium complex. The dues are t y pically based on the square footage of your unit. This money may pay for common g rounds ma intena nce, deck/steps, lighting electricity, waste disposal, the ma nagement compa ny fees, repairs of all common g r ou nd m a i nte nance, plus reserve funds. The reserve account held by the association is used for emergencies. The home owner’s association can usually anticipate how much their fixed expenses will cost, but have no control over emergencies such as storm damage, liability lawsuits or accidents that could damage a unit and

If an emergency arises there could be cause for the association to create a special assessment in which will be applied in part to all the owners. This can occur if the reserve account amount is insufficient to cover the costs. In the event an emergency occurs, communit y meetings are held and study groups are established. Experts are called in and the needs are evaluated along with the costs. One
way is to charge a lump sum of money or to add this amount to the regular association fee spread out over several months. Keep in mind, that even though there is the cost of this special assessment, there is also the benefit of keeping up the value of your investment in the value of your home. Keep in mind some benefits you will enjoy are that you are sharing the costs of the “emergency” and someone else is organizing the
cost estimates, overseeing the repairs and budgeting the repair costs, while you have more free time. Before buying a condominium, you would be wise to read all the following: T he complex By law s, Covenants, condition and restrictions (CC&R”S), rules and regulation, reserve study, the minutes and agendas of previous meetings, resale certificate, and all recent news letter’s, if applicable. Balancing multiple generations under one roof
If one family trend is an indicator, aging in America is in for a transformation. As people plan their retirement years, more and more are preferring to make the right adjustments at home to age in place, rather than exploring alternatives such as assisted living facilities and nursing homes. For many, that can mean opting to live under the same roof as their grown children and perhaps even their grandchildren.
The advantages of living together
The post-war shift away from communal living is in reverse. A recent report from Pew Research says 20 percent of Americans are now living in multigenerational households, a significant increase from the all-time low of 12 percent back in 1980.
For many families, living together under one roof is a financially practical solution to offset the increasing financial pressures felt across all generations, from healthcare costs to child care. Where housing is concerned, a majority of California seniors saw living at home — and renovating it to accommodate their needs - as a less expensive option over assisted living or a nursing home, according to a market research survey conducted by Wakefield Research on behalf of SCAN Health Plan, a Medicare Advantage plan that serves California seniors. In addition, 61 percent expressed a preference to make changes to stay in their existing home as long as possible rather than move out. Aside from the financial

faulty garage door opener may simply need adjustment, but many old-model openers were never designed with child-safety features. These outdated fixtures should be replaced, and home inspectors should recommend garage door experts to determine when replacement is needed. With any technical defect that might be discovered in the course of a home inspection, whether the problem
involves a garage door opener or components of the plumbing, heating, electrical, or other building systems, repairs should never be referred to "any fool with a screwdriver." Qualified experts, not fools, are the only reliable persons to evaluate and repair of defects in your home. Distributed by Action Coast Publishing. advantages, living together holds other benefits for seniors. More than half (55 percent) of seniors said they'd be most comfortable living in their current home as they age, ideally with a spouse or other family members. Less than half (47 percent) voiced a preference for living alone at home, 17 percent favor moving in with their children, and 9 percent expect to need assisted living or a nursing home. It's clear that the idea of living at home with family members — with a spouse, or together with grown children and even grandchildren — is gaining traction. Communal living has many social, emotional and economic upsides that benefit all family members, but it's important to plan ahead so everyone is comfortable. If this sounds like a solution that would work for your family, it's important to think through how you would handle some basic things, from adapting your existing space to managing money, to ensure a smooth transition. Respect for privacy: The first consideration is recognizing the privacy needs of others. Some developers are building housing designed for intergenerational living. Even if you're not planning on moving to one of these units, their floor plans can provide some inspiration and guidance if you have the room and

Walls, a private entrance, a shower or a kitchenette are upgrades that can make a home more functional for multigenerational living. If renovations are not practical, it's still important to talk about how to manage the space you have to accommodate the additional family members. Cooking, showering, bedtimes and parking are all things to think about. Communication: Combining households can be difficult, and there will be a period of adjustment. Both sets of adults may come in with schedules and habits they've grown accustomed to, along with varying tol-
erance levels for TV, noise and dust. This is especially true if family members are readjusting to the presence of children after a decade or more of child-free living. The key to making it work is a commitment to communicate, which means everyone gets a chance to be heard, and everyone works toward a compromise. Money mindfulness: The other issue to be mindful of is money. Unlike a roommate situation, family finances can get murky. From the start, be clear on who pays for what, from utilities, to child care to dinners out. To make sure things stay on track and to anticipate upcoming onetime expenses, a monthly budget meeting is always a
good idea. Seek support: Make yourself aware of the resources in your community to help you or your family member maintain independent living as long as possible. For example, SCAN Health Plan also offers a number of programs and services at no cost to seniors and their caregivers in many California counties. SCAN's mission is to keep seniors healthy and independent, and that extends beyond its own plan membership. A well-maintained lawn is a point of pride Green, trimmed and weed-free lawns create homeowner pride. While maintaining a clean-cut lawn may seem like a lot of time and effort, we've simplified upkeep into three easy-to-follow steps.
1. Prevent: The best way to manage lawn care issues is to stop them before they start. Take a proactive approach to caring for areas of your yard t hat could inv ite problems.
2. Find: Before you choose a law n ca re ga me-pla n, ma ke sure you understand common problems. For example, do you have brown or dead patches on your lawn? Certain grass varieties may require specific upkeep. Once you understand your grass-
t y pe, you ca n g row a healthy lawn and troubleshoot lawn and disease problems.
3. Solve: This step depends on the problem you're trying to solve. Are grubs eating your roots? Is a weed o u t- c o m p e t i n g y o u r grass? Adopt a combinat ion of solut ions t hat aligns w ith your time, expertise and situation to achieve success. Real grass spaces provide a blank slate of possibility. A place to escape screen time, play w ith loved ones and enjoy time toget her outside. Visit w w w.debu g t hemy t h s . com to learn more and join the conversation.

9 questions to ask at an open house Open Houses are a great way to get familiar with a new neighborhood and uncover relevant information about a property of interest. By asking a few simple questions, you can glean vital information that can inf luence your decision to make an offer on the house. 1. Why is the house on the market? The hosting realtor should be able to tell you if it’s a relocation, a trust sale or if the owners have decided to downsize, etc. The reason for sale can color the terms you offer: a relocating seller may want a quick close. A family trust may be only interested in top dollar and drag out an escrow due to probate proceedings.
5. Do you have a utility estimate? If the house is run on solar enrgy, is that owned or leased? Leased solar can complicate the transfer of ownership. This needs to be carefully researched. And, be advised, summer utilit y bills can be an unexpected burden in the foothills.

made on the property? Are any offers under consideration? This information can inf luence offer price and terms. 3. How long has the home been on the market? In a sellers' market this can be sign of over pricing or underlying issues. In a buyers' market, it may indicate the seller is difficult or wants a specific price or set of terms/ financing.
2. Have any offers been
6. Have any inspections been completed? Or do you have the sellers’ disclosures? This is a biggie, as the condition of the property should be disclosed in these documents. COURTESY

8. How's the neighborhood? Is there train or freeway noise, a nearby airport, new construction or other big issues I should know about? (Note: If you are serious, get out a map and review it carefully.) 9. Ask yourself... If I imagine living here, can I do the things I love to do, such as, cook, entertain, garden, walk to amenities, etc.? Yes, there are a number of additional questions we could ask. But let me ask you: When you visit an open house, what do you want to know about the property? Let me know. I’d love to hear from you. Thanks for reading.
