There’s a home in Loveladies that tells this story better than any press release could. Lee and Joy Luedtke listed and sold it, and Reynolds transformed the grounds around it into something that stops people on the street. It’s the kind of property where you can tell, before anyone says a word, that Reynolds had a hand in its aesthetic. Lee Luedtke has been saying as much over the years: you can always spot a Reynolds landscape by how stunning the property looks.
That home is a small example of something much larger: two of Long Beach Island’s most established family businesses, each with roots running back generations, now working side by side to elevate Long Beach Island’s luxury homes.
Joy Luedtke has been selling Real Estate on Long Beach Island since 1992. With her mother Jean Luedtke as her mentor, Joy built her business on integrity, local market
expertise, and an unwavering commitment to her clients before founding the family brokerage in 2007. Her son, Lee, later joined the firm and quickly established himself as the top-producing agent on the North End of Long Beach Island. Together, as shareholders of the family business, Joy and Lee carry forward three generations of local real estate knowledge. They have built a reputation synonymous with discretion, trusted counsel, and an unparalleled command of the Island’s most coveted addresses.
Lee has spent more than a decade building his own reputation in that world, eventually becoming a stockholder in the family firm after a run of record-breaking transactions. Lee describes his approach simply, “There is no box, frankly. I enjoy the problem-solving.” That instinct, he says, has only sharpened through years of navigating some of the island’s most complex and high-profile transactions.
Reynolds Landscaping has followed a similar arc. What Mark Reynolds built over 47 years has become, in Lee’s words, synonymous with quality on the island: the kind of company where the work speaks before the name does. Like the Luedtkes, Reynolds is now a three-generation family business, with the next generation already at work alongside Mark and his son, Luke. This year, that parallel became a partnership. Mark and Luke Reynolds brought their real estate licenses to Joy Luedtke Real Estate, joining Lee as agents under Joy as broker of record. It formalized a relationship that, in practice, had been years in the making, one built on referrals, shared clients, and a habit of picking up the phone to compare notes.
“We catch up on a weekly basis,” Lee says, “on what trends we’re seeing in both of our industries, and any advice we can give one another.” The overlap between real estate, landscape design, and building comes up constantly for clients seeking the best of the best on LBI, and having two firms with decades of trust between them makes those conversations, and those referrals that follow, feel effortless.
It’s not just business. Joy has furnished her own home with pieces from Reynolds, and counts Mark’s wife, Peg, among her longtime style influences. The two families cross paths often, too: Joy regularly refers clients to Reyn-
olds for property restoration, lighting, and interior design, the kind of trust that only comes from decades of watching someone’s work hold up. “We’re on the same path,” she says, “with similar business principles and a similar outlook; we want to help people find happiness and make things beautiful for them.”
Both families describe the partnership less as an expansion and more as a natural extension of values they’d already recognized in each other: hard work, integrity, and a client-first approach that spans generations. As Joy puts it, cream rises to the top, and on Long Beach Island, that philosophy has brought together two family businesses whose combined legacy now spans nearly a century, shaping some of Long Beach Island’s finest homes and high-end coastal properties.

Enduring By Design HOME SPOTLIGHT
A Coastal Home Rooted in Resilience, Crafted for Connection
The Margulies Residence, Long Beach Island HOME SPOTLIGHT:
For Drs. Susan and Ken Margulies, Long Beach Island has never been simply a place to vacation. Long before they decided to build a home in Harvey Cedars, the island had become woven into the fabric of their family.
For nearly twenty years, the couple rented homes in Barnegat Light, returning summer after summer with children, friends, beach chairs, and coolers in tow. Over time, those vacations became traditions, and eventually, the conversations shifted from where they would rent next to what it might mean to build something of their own.
“We wanted a gathering place. A home where everyone would want to come back to.”
– KEN & SUSAN MARGULIES
“We wanted a gathering place,” they remarked. “A home where everyone would want to come back to.” That idea became the guide to every decision that followed.
The Margulies were not interested in building a flashy beach house or a purely architectural statement, they wanted something quieter and more enduring, a home designed around family, longevity and the realities of coastal living. They envisioned a space that felt warm and livable during crowded summer weekends, but equally comfortable during quiet offseason mornings.
To bring that vision to life, Ken and Susan partnered with Walters Homes, whose collaborative, full-service process immediately resonated with them. “We met with lots of people,” they explained. “What stood out about Walters was that it felt like a true partnership from the beginning. Every conversation felt thoughtful. Nothing was rushed.”
Working closely with Austin Bocchicchio, Arnie Boyle, and the Walters team, the Margulies’ approached the project with intention. Weekly meetings became part design session, part problem-solving workshop, and part creative collaboration. Ideas evolved organically as their home began to take shape.
From the street, the residence feels understated in the best possible way. Contemporary but not cold, the architecture settles naturally into the surrounding coastal landscape. Expansive glass captures uninterrupted ocean views, while warm natural materials soften the clean lines of the structure. From the outside, the residence feels quietly confident. Its architecture is contemporary, yet it remains deeply connected to its surroundings.
Inside, the atmosphere feels calm almost immediately.
The home’s scale is generous, but it never feels oversized. Soaring ceilings and walls of glass create openness and light, while layered textures, warm woods, and carefully selected finishes keep the interiors grounded and approachable. The result is a home that feels elevated without becoming overly formal.
At the center of it all is the kitchen. Designed around Snaidero cabinetry and expansive gathering spaces, the room functions less like a showcase and more like the heart of the household. The kitchen is where
everyone naturally gravitates, coffee in the morning, lunches after the beach, late-night conversations after dinner. “We knew the kitchen had to work hard,” they laughed. “That’s where everybody ends up.”
The surrounding living spaces flow easily between indoor and outdoor gathering areas. This creates multiple places to pause throughout the day, whether watching grandchildren come back from the beach, listening to the ocean at sunset, or sharing dinner outside on a summer evening.
Snaidero
Rooted in Italian craftsmanship dating back to 1946, Snaidero blends design, precision engineering, and contemporary elegance to create kitchens that function as both gathering spaces and sculptural centerpieces. Their collections are highly customizable, offering tailored layouts, premium finishes, and integrated technology that allow each installation to feel uniquely aligned with the homeowner’s lifestyle and aesthetic vision.
In the context of a luxury build, Snaidero’s approach extends beyond cabinetry into a fully considered living experience. The company emphasizes meticulous detailing, sustainable materials, and seamless functionality, pairing Italian design heritage with modern performance.
Pennoni, Inc.
With decades of experience in civil engineering, land development, environmental services, surveying, and infrastructure planning, Pennoni helps translate ambitious residential visions into buildable realities. Their collaborative model supports projects from early site analysis through construction, ensuring that grading, drainage, utilities, permitting, and structural considerations are resolved with precision.
Pennoni’s expertise allows complex sites to be approached with both technical rigor and creative problem-solving, particularly on waterfront, large-acreage, or environmentally sensitive properties.
Beneath the warmth and beauty of the home lies something equally important to the family: resilience.
Building on the coast meant thinking carefully about longevity from the very beginning. The Margulies’ were adamant that the home not only look beautiful but perform beautifully too. “We wanted the house built above and beyond what was required,” they explained. “If we were going to do this, we wanted to know it was done the right way.” This philosophy shaped some of the home’s most significant investments.
The structure of the home was designed with resilience and durability in mind. The engineered system of linked concrete pilings, integrated shear walls and floor-to-floor straps was designed to withstand the demands of coastal conditions for decades to come.
The family’s commitment to resilience is perhaps most evident in their decision to install Andersen Stormwatch windows and doors throughout the home. Impact-resistant systems were not required by local code, but that did not matter to them. “We made a significant additional investment on Stormwatch windows because we wanted the most storm-ready house we could build,” they said. “Not because we had to, but because it mattered to us.”
Geo Heating & Cooling
Based in South Jersey, Geo Heating & Cooling specializes in full-service HVAC solutions, from system design and installation to geothermal technologies and ongoing maintenance, allowing homeowners to create an environment that feels seamless in every season.
For high-end residential builds, HVAC planning is no longer just about utility, it is about invisible luxury. Geo Heating & Cooling emphasizes customized system design, transparent service, and modern efficiency standards, with expertise spanning traditional HVAC systems, heat pumps, radiant solutions, and geothermal options. Their approach supports the growing demand for homes that are not only visually exceptional but also quieter, smarter, and more sustainable beneath the surface.
“We wanted a home that would last, perform efficiently, and be responsible at the same time.”
– KEN & SUSAN MARGULIES
Accoya
Engineered through an advanced acetylation process, Accoya transforms sustainably sourced wood into a high-performance cladding material known for exceptional stability, durability, and resistance to the elements. Unlike traditional wood siding that may warp, swell, or deteriorate over time, Accoya is designed to maintain its form and finish through shifting temperatures, humidity, and coastal conditions, making it a natural fit for architecturally ambitious homes. Its clean lines, wide-plank applications, and versatile finish options allow it to move effortlessly between modern minimalism and timeless coastal design.
In the context of luxury residential construction, Accoya brings more than aesthetic warmth. It introduces a performance-driven material choice that prioritizes sustainability and longevity without sacrificing craftsmanship. The siding is sourced from FSC® certified timber, is non-toxic, and carries industryleading warranties of up to 50 years above ground. Architects and builders often specify Accoya for projects where natural materials are expected to age gracefully while requiring less maintenance over time.
These decisions reflect a growing shift in luxury coastal construction, where homeowners are prioritizing performance and peace of mind alongside aesthetics. In the Margulies residence, these practical decisions never compromised the design itself. The Andersen systems preserve the home’s clean architectural lines and uninterrupted views while quietly reinforcing the structure beneath the surface.
That same forward-thinking mindset carried into the home’s sustainability strategy. A geothermal heating and cooling system paired with solar energy allows the residence to operate as a net energy producer, an achievement the family viewed not as a trend, but as a part of building responsibly for the future. “To us, sustainability means thinking long term,” they explained. “We wanted a home that would last, perform efficiently, and be responsible at the same time.”
The materials selected throughout the property reinforce the couple’s dedication to sustainability and resiliency. Durable Accoya wood siding was chosen not only for its warmth and natural appearance, but also for its ability to withstand harsh coastal conditions over time. Native landscaping by Living Landscapes helps the home feel rooted naturally within its environment rather than imposed upon it.
Every decision, from the structural systems to the finishes, was filtered through the same question: Will this still feel right twenty years from now? Walk through the home today, and the answer feels obvious. This is not a house designed for photographs alone, it is a home built to be lived in fully. Grandchildren move easily between the beach and the home, family members gather naturally around the island late into
the evening, quiet mornings unfold slowly as sunlight moves across the floors and the ocean comes into view beyond the glass.
“There’s always movement through the house,” they say. “People coming and going, everyone finding their spot, and somehow ending up back together again.” That, ultimately, is what makes the home resonate so deeply.
In many ways, the Margulies residence reflects a larger evolution taking place in luxury home design today. Increasingly, homeowners are moving away from spaces designed purely to impress and toward homes that feel authentic, resilient, deeply personal, and genuinely connected to everyday life. For Drs. Susan and Ken Margulies, their home in Harvey Cedars represents exactly that, a place built not just for this season of life, but for generations still to come.
“What stood out about Walters was that it felt like a true partnership from the beginning.”
– KEN & SUSAN MARGULIES

Oceanfront vs. Oceanblock on Long Beach Island: Which Investment Makes the Most Sense?
For both buyers and sellers on Long Beach Island, the real estate conversation so often begins with a simple question: Is oceanfront worth the premium over oceanblock?
The answer, however, is not so straightforward. It depends on a multitude of factors including lifestyle, budget, and long-term goals. Increasingly, the degree to which buyers weigh privacy, maintenance, insurance, and rental performance also play a significant role. While both property types certainly offer exceptional beach living, the nuanced distinctions between them appeal to different priorities—and understanding those subtleties can make all the difference, whether you are
purchasing your dream retreat or preparing to bring your home to market.
The Prestige of Oceanfront
There is no denying the emotional pull of oceanfront ownership; waking to the sound of waves, stepping directly onto the sand, panoramic Atlantic views, and unmatched privacy create an experience few properties can replicate. Oceanfront homes on LBI represent some of the island’s most coveted real estate.
For buyers, oceanfront offers:
Unmatched Views
The Atlantic becomes your ever-changing backdrop. Sunrise coffee, moonlit dinners, and unobstructed horizons create a daily luxury that is difficult to quantify.
Direct Beach Access
No streets to cross. No carrying beach gear for blocks. For families, convenience becomes part of the value proposition.
Prestige & Distinction
Oceanfront ownership inherently carries status and exclusivity. The naturally limited supply of such homes supports long-term appreciation of your investment.
Premium Rental Potential
Luxury renters consistently seek direct beachfront homes, often commanding top weekly rates.
However, oceanfront ownership comes with certain realities:
•Higher purchase prices
•Greater exposure to the effects of wind, salt air, and storms
•Increased maintenance costs
•Typically higher insurance premiums
For some buyers, these are acceptable trade-offs for the luxurious experience; for others, they become deciding factors
Photos by Real Estate Cinema
that may shift the search to oceanblock homes.
The Smart Luxury of Oceanblock
Oceanblock homes can deliver many of the same lifestyle benefits as oceanfront, but often within a more tempered environment. On Long Beach Island, an exceptional oceanblock home sits just steps from the beach, offering ocean views from upper decks while maintaining additional amenities and more protected outdoor living spaces.
For buyers, oceanblock offers:
More Value Per Dollar
The price difference between oceanfront and oceanblock can be substantial; the same investment can potentially buy more square footage, a newer home, a larger pool, a rooftop deck, an elevator, or enhanced entertaining spaces.
Lower Maintenance
Still coastal? Absolutely. But being slightly removed from direct ocean exposure noticeably reduces wear on the home over time.
Excellent Rental Demand
Vacation renters love proximity to the beach and many happily trade direct frontage for a short walk if the home offers superior amenities. Renters often choose a comparable oceanblock home with a pool over an oceanfront if they have small children.
Oceanblock properties can be especially compelling for buyers who prioritize entertaining, family flexibility, or maximizing property features.
For Sellers: Positioning Matters
If you are selling an oceanfront property, it’s imperative to recognize that your buyers are purchasing more than just square footage—they are buying the comprehensive experience of beachfront ownership. Photography, video, drone imagery, and lifestyle storytelling become critical to share the full picture.
Oceanfront buyers respond to:
•Sunrise views
•Private beach access
•Architectural drama
•Luxury outdoor living
•Scarcity and exclusivity
If you are selling an oceanblock home, however, the narrative shifts slightly. These buyers are generally more attracted to value, convenience, lifestyle, and amenities. An oceanblock home that lives like an oceanfront often becomes one of the most strategic purchases on LBI.
Oceanblock marketing should highlight:
•Proximity to the beach
•Ocean views from decks
•Pools, rooftop entertaining, and elevators
•Reduced maintenance as compared to oceanfront
•Exceptional rental history
•Walkability to restaurants, boutiques, marinas, and attractions
Insurance & Ownership Considerations
Today’s buyers are increasingly sophisticated; they know that flood requirements, wind coverage, deductibles, and coastal exposure all impact ownership cost. Insurance conversations play a larger role in decision-making than ever before. While every property should be evaluated individually, an oceanblock home may offer modest relief compared to an oceanfront in regard to insurance premiums, depending on exact elevation, construction, and location.
Appreciation: Which Holds Better?
Historically, oceanfront remains the ultimate trophy asset, largely due to inherent scarcity. For example, an oceanfront property which sold for $4.8 million in 2021 went on to sell for $6.995 million in 2026, representing a 45.7% increase in value over a five-year period. The sky is truly the limit for oceanfront new construction homes. But appreciation is not solely about location—condition, design, lot size, elevation, and amenities also matter enormously. An outdated oceanfront may underperform against a spectacular newer oceanblock home in the right market cycle. Buyers today tend to evaluate overall lifestyle efficiency, not simply prestige.
The Bottom Line
If your dream is direct beachfront living and budget allows, oceanfront offers an irreplaceable lifestyle experience. Buyers seeking the strongest combination of personal enjoyment, resale appeal, and exceptional rental performance find the ultimate prize in a newly constructed oceanfront home with a pool. Ideally designed with six to eight bedrooms and elevated even further with en-suite baths for every bedroom, it is the true trifecta— the formula that consistently commands premium buyer demand and top-tier rental income on Long Beach Island.
If you want luxury coastal living with strong value, excellent rental potential, and often more amenities for the investment, oceanblock may be the smarter play. On Long Beach Island, both can be exceptional. The key is understanding what matters most to your lifestyle - and positioning the property accordingly when it’s time to sell.
Because on LBI, the best investment is the one that fits how you truly want to live.
