In this Medina artisan home by Gordon James, Charlie & Co. Design, and Studio M Interiors, all those ideas about craft and custom character show up in the details you might not notice at first—but that you’re sure to feel right away. Before anything was drawn up, John Quinlivan, Gordon James’ founder, was out on the lot with the homeowners, staring at the incredible lake view and asking how they really wanted to live there. He says, “We were trying to figure out how to build a house that literally blends in and kind of sucks the lake right into the house.” Windows and doors

became the way to do it—framing the water, pulling in light, and making every room feel connected to the outdoors. Architecturally, that idea came to life right away. As Anthon Ellis, director of development and designer at Charlie & Co. Design, explains, the very first challenge was how to give every important space a front-row seat to the lake. “We arranged all the day-to-day living and public spaces pretty linearly to take advantage of those lake views,” he says. “Every space has the view.” With such an open-concept layout, the windows weren’t just functional or decorative—they were the backbone of the entire plan.

Pella was the obvious partner. Quinlivan has been using Pella for two decades. In fact, “Pella was our first house,” he says—and what keeps him coming back is how they solve problems, not just sell windows. For example, in the scullery, the owners wanted a serving window out to the screen porch, but Minnesota winters aren’t exactly fit for such an amenity. The solution was an automated Pella awning window paired with a heated countertop below. “When the awning window comes down, that gasket is nice and heated and dry on top to save against the Minnesota winters,” Quinlivan explains. “When it’s 10-below outside, [the air] hits that heat and doesn’t transfer on the inside.” It’s a small detail, but it makes a big impact on how the homeowners live.

Ellis echoes that appreciation for Pella’s design-forward contributions. “The clients wanted to incorporate a couple unique Pella products,” he says. “The pass-through awning window from the back kitchen into the screen porch was one of them. Having that wide, 5-foot opening is great for communication, whether it’s a nice day or a cold winter day with the vinyl curtains down.”

Downstairs, the indoor-outdoor connection is even stronger. A 24-foot-wide automated Pella door—with 12 feet of glass sliding into the wall on each side—opens the lower level completely to the pool and lake. “You push a button and it disappears into the wall,” Quinlivan says. And when the bugs come out on a summer night, a hidden Phantom screen drops down so “it still felt like one party … you could hear everything and smell the outside, but at the same time, we kept the bugs out.” For both Quinlivan and Ellis, every

HOUSING FIRST MINNESOTA FOUNDATION IS A 501(C)(3) NONPROFIT ORGANIZATION — THE CHARITABLE ARM OF HOUSING FIRST MINNESOTA.

Each year, a portion of Artisan Home Tour ticket sales goes directly to the Housing First Minnesota Foundation, the nonprofit arm of Housing First Minnesota. This Foundation transforms industry generosity into community impact, leveraging the time, talents, and resources of association members to build dignified housing for those in need.

A Look Toward 2026

This year, the Housing First Minnesota Foundation continued to expand its reach and impact. In 2025, the Foundation completed four Community Build Projects, delivered $7.8 million in construction value to nonprofit partners, produced 29,000 square feet of dignified housing, and created 56 new beds—a testament to its growing commitment to building safe, stable housing statewide.

As the Foundation looks toward 2026, it is charting a bold path forward—creating more places of safety, healing, and opportunity. Through new partnerships and projects, the organization is expanding its reach and deepening its impact across Minnesota communities.

HOPE HOUSE (pictured above) The Housing First Minnesota Foundation, in partnership with John Kraemer & Sons, Inc. and Hope House/Open Hands Foundation, has officially broken ground on a new two-story youth crisis shelter southwest of the Twin Cities metro. This trauma-informed home will provide teens experiencing homelessness with a safe, supportive place to heal and grow. Featuring welcoming indoor and outdoor spaces, it’s designed to inspire reflection, recovery, and community. AVIVO VILLAGE – ST. CLOUD The Foundation is expanding into St. Cloud with Avivo Village – St. Cloud, a 48-bed uniquely designed homeless

shelter containing individual living “pods,” plus shared bathrooms and communal spaces. Serving about 120 people annually, Avivo Village will expand safe, stable housing options for those experiencing homelessness in St. Cloud and surrounding areas. With BCI Construction and other Foundation partners, this project marks a major step toward support and stability in the St. Cloud community. FUTURE PROJECT FOCUS AREAS As a responsive organization, the Foundation has its pulse on the needs of the communities it serves. 3427 Irving Ave. S. Minneapolis, MN A thoughtful kitchen renovation returned this 1937 Carl Gagedesigned home to its architectural roots, blending historic character with modern function. Originally built for Frank and Alice Warren and uniquely constructed of steel, concrete block, and clay tile, the home carried rich heritage but had an outdated kitchen that felt disconnected. By reintroducing poured terrazzo flooring and vintage sconces, the design team restored continuity while enhancing usability. Italian marble countertops and a curated mix of tile lend luxury and durability, paired with period-appropriate appliances and globally sourced antique lighting. A hidden doorway adds playful intrigue, and a beautifully organized walk-in pantry maximizes storage without sacrificing light or authenticity.
