The Auckland housing market is experiencing strong sales activity without it affecting price stability.
“In February, sales numbers at 785 were excellent, and we sold the highest number of homes in a February for five years,” said Peter Thompson, Managing Director of Barfoot & Thompson.
“February’s high activity follows on from that in January, and in the first two months of the year we have sold 1,609 homes, 16 percent more than at the same time last year.
“The only year we have sold more homes in the first two months of a calendar year in the last decade was 2021.
“The attraction that is drawing buyers is current price levels, with the median sales price in February at $904,000, down 9.6 percent on that for January, and the average price at $1,013,976, down 13.3 percent.
“These are among the lowest monthly median and average
sales prices seen in Auckland since prices peaked in 2022.
“The combination of high sales and low prices is part of the ‘structural change’ the Reserve Bank commented on when announcing the OCR would remain at 2.25 percent in late February.
“Effectively, housing supply is starting to meet housing demand, and the prices are drawing in buyers who once felt priced out of the market.
“We listed 2,252 new properties in February, a combination of new builds and existing homes, and at month end had 6,159 properties on our books, the highest number of listings we have had at this time of the year for 15 years.
“While the combination of good choice, stable prices and high sales numbers is drawing strong buyer interest, for the first time in many years this is not putting pressure on prices.
“Of our sales in February 31 percent were in the under
$750,000 price segment, the category most attractive to first time buyers.
“Sales in the $2 million plus market represented 4 percent of total sales. This sector is normally quiet at this time of the year because of the holiday season.
“Sales of property in the rural and leisure sectors of Northland and greater Auckland for February were close to $37 million, bringing sales for the first two months of the year to $100 million, 15.5 percent higher than for the same two months last year.”

The golden rule when getting ready to present your home to the market will always be to de-clutter! Think of it as a head start on packing, so that when it’s time for open home, buyers will make an emotional connection and know where they can put all of their belongings!
Before you start the selling process, it’s a good idea to think about the space you have and how you can make the most of it. You may have all the space you need, but clutter could obscure rooms and make them look smaller.
When it comes to a de-clutter, here are some of our Top Tips:
• Consider hiring a storage unit for all objects that don’t have a place in your home.
• Clean everything - from skirting boards to walls, taps and behind fridges.
• Consider getting carpets professionally cleaned
• Buyers will open your cupboards and closets, so make sure you take time to look and give them a tidy-up where needed.
• Your personal mementos make your house a home. So it stands to reason that buyers will find it hard to imagine living there if it’s filled with family photos and heirlooms.
Defining each room is a good idea when you are preparing for presentation to the market. For example, you might have a four bedroom home but are using one of the bedrooms as a home office. Whilst working from home suits many, showcase all the possibilities by installing a single bed alongside a more compact work area. This way you maximise the benefit of the extra bedroom and tick all the boxes for a broader range of buyers.
If you don’t have enough furniture use a Home stager – they will often arrange a partial stage for you. Home stagers can bring an assortment of accessories to ‘dress’ your home, so you retain your own furniture but add the appeal of latest styles or decoration to achieve a showhome presentation. For an empty or investment home, it’s a great idea to use staging to help your agent achieve the best selling price for your property.
For many people selling their home provides the perfect opportunity to make minor repairs and touch ups they may have been putting off for a long time.
Doors that don’t shut property, holes in walls, peeling wallpaper or leaky taps are just some of the things that can turn off buyers and are relatively easy to fix.
Your front door is one of the first things buyers see, so make sure it looks inviting. Dress it up with a new coat of paint and consider adding a bold street number that matches your home’s unique style. Buyers value privacy, so if you’ve got a clear glass door, think about replacing it with something opaque or solid. Is your garden path crooked? Make sure you fix any broken or uneven concrete, and rid your path of moss or mildew - it should be clean and not slippery.
A well-tended front garden creates instant appeal and is a great way to show buyers that your home is worth a look. If you’re not sure what to plant, go with low maintenance shrubs - New Zealand natives are ideal. Think about how you can create a sense of privacy and calm. Bark or crushed shells can be used to cover any patches of bare earth, and rocks, railway sleepers or bricks make inexpensive garden borders.
Don’t have a garden? Add some colourful pots or planter boxes. Herbs, perennials or succulents are a good option - they add colour and fragrance.
