The L&Q Planned Major Works South programme at Newquay House comprised the refurbishment of a 100-year- old, Grade II listed residential block containing 72 occupied social housing flats. The scheme focused on restoring the building’s original character while improving building performance and compliance.

The works included full scaffolding, asbestos surveys, replacement of rear windows and doors, overhaul of front entrance doors and refurbishment of communal areas, alongside FRA-related internal remedial actions. New windows were designed to replicate the original appearance, addressing the poor condition of the existing units while maintaining the historic façade. The project had been in long-term planning and was transferred to Axis following delays under a previous contractor. Axis progressed the scheme through detailed coordination with consultants and the local planning authority, including support for listed building consent via technical drawings from the specialist subcontractor.
