Damp & Mould Remediation Works

The

Riverside Group, West Bromwich

Highlights

Axis’ Midlands Division supports The Riverside Group in damp and mould remedial works on their large estate comprising approximately 2,500 homes in West Bromwich. Since Awaab’s Law came into force in October 2025, Axis has completed over 500 damp and mould cases here for our client, 100% of cases on time and achieving 100% compliance.

The Axis Midlands team delivers specialist damp and mould inspections and surveys, identifying issues early and assessing the full extent of risk within each property. Our experts diagnose root causes using structured investigation methods and undertake detailed moisture monitoring to understand building performance and environmental conditions. Our damp and mould remedial team implements targeted fabric repairs and ventilation upgrades to address structural defects and improve airflow. We install effective ventilation and moisture management solutions that control humidity, prevent condensation and reduce the likelihood of recurrence.

Benefits for Residents

Our client values our proactive maintenance approach as we shift from a reactive maintenance model to a proactive one that identifies and prevents hazards early.

’’

The team applies specialist fungicidal treatments to eradicate mould safely and effectively, ensuring we treat not only visible growth but also underlying contamination. Every intervention focuses on permanent resolution rather than temporary cosmetic repair.

Axis captures all findings and works digitally. Our specialists produce structured compliance documentation and maintain real-time digital reporting to support audit requirements and statutory obligations. We conduct monthly performance analysis to track repeat cases, identify trends and strengthen preventative strategies. This data-led approach enables our teams to continuously improve delivery, protect assets and safeguard resident wellbeing.

• Residents receive safe, healthy homes free from damp and mould.

• Axis resolves issues at first visit wherever possible, reducing disruption and repeat access.

• Residents experience clear communication, faster response times and improved living conditions.

• Long-term building improvements enhance thermal comfort and overall wellbeing.

Benefits for Riverside

• Riverside achieves full compliance with Awaab’s Law statutory deadlines.

• Axis provides robust digital reporting and structured KPI monitoring.

• Riverside reduces regulatory exposure, disrepair risk and reputational impact.

• Data-led performance tracking strengthens asset management decisions.

Steve Rose, Divisional Manager, Axis

Working with Axis, I’d highly recommend them. And I’d also use them personally in my own home if I had damp and mould…

They have that personal touch, making sure the customer is happy, making sure they don’t come back for a second time. It’s very few and far between that we have to go back out to the same customer. It’s usually resolved the first time.

With any damp and mould rates, jobs, they log them to our system and we go through each month of repeated data. And looking at repeated data, we can see the KPIs are great in terms of any jobs that come back up.

The major thing for me is making sure all the customers are living in a happy and healthy home. They can say: “This is my house” – and be proud of it. And they can’t do that with damp and mould. They can’t do that with repairs issues.

Axis have been there to make sure alongside with Riverside, the customer’s getting the best service on both repairs and damp and mould.

Client Relationship

Axis’ Midlands Division has worked in partnership with Riverside Housing Association since 2010 under a 25-year PFI Total Asset Management contract. Axis delivers building repairs and maintenance services across approximately 1,600 properties throughout the Midlands.

Our rolling planned programme of works runs across a broad portfolio of properties which includes general needs housing, one- to four-bedroom houses and maisonettes, bungalows and flats, and an eight-storey tower block.

Birmingham Children’s Hospital

Axis also delivers works at Birmingham Children’s Hospital on behalf of Riverside. Axis has completed internal painting programmes, mechanical and electrical works, roofing repairs and refurbishment of public and staff accommodation areas.

Defence and MOD Housing

At RAF Cosford in Shropshire, Axis has delivered bathroom and kitchen replacement programmes, voids works and external upgrades across more than 125 homes for Riverside. Here our phased works minimise disruption for serving RAF personnel and their families as we work flexibly and outside standard hours where required.
