Axis delivered the refurbishment of five void lodges within Epping Forest on behalf of City of London Corporation, transforming ageing lodges into modern, energy-efficient homes through a full programme of internal and external upgrades.

Working within a forest environment presented challenges including ongoing moisture issues, damp conditions, and restricted access across the site. To address this, we implemented a structured drying process following strip-out works, including natural ventilation and the use of dehumidifiers to stabilise internal conditions. Roof repairs were completed across all lodges to improve weather resistance and long-term durability, while upgraded insulation, Air Source Heat Pumps (ASHPs), and mechanical ventilation significantly improved energy efficiency and internal comfort. Window and door replacements further enhanced thermal performance and building appearance.
