An adjustable-rate mortgage (ARM) is often discussed as an option to help lower initial costs and increase flexibility, particularly in a high-cost housing market.
However, it’s important to understand how these loans work, their potential risks, and strategies for managing adjustments over time.
ARMs 101
An ARM is a loan with an interest rate that will change throughout the life of the mortgage. In contrast, a fixed-rate mortgage has a fixed interest rate that is set when you take out the loan and does not change.
In contrast to the stability of fixedrate mortgages, with an ARM, your monthly payments may go up or down over time.
ARMs have two distinct periods:
The initial period: This period lasts between three to 10 years after you receive your loan, during which time the interest rate on your loan doesn’t change.
It’s also known as the fixed-rate period. The most common ARM terms have initial periods of three, five or 10 years.
The adjustment period: Once the
initial period ends, your loan will adjust.
All ARMs have adjustment periods that determine when and how often the interest rate on your loan can change.
Your adjusted rate will be based on your individual loan terms and the current market.
The name of your ARM will indicate the duration of the initial period and how often in a year your rate can adjust.
For example, the most common adjustable-rate mortgage is a 5/6
ARM. This means you will have a fixed-rate period of five years. After that, you can expect your ARM to adjust once every six months.
ARMs also typically offer a rate cap structure, consisting of these three different caps, which limit how much your rate can increase or decrease:
Initial cap: Limits how much your rate can increase when your rate first adjusts.
Periodic cap: Limits how much your rate can increase from one adjustment period to the next.
Lifetime cap: Limits how much your rate can increase or decrease over the life of your loan.
Let’s say you have a 5/6 ARM with a 2/1/5 cap structure. This means that after your initial period expires, your rate can increase by a maximum of 2 percentage points above the initial interest rate.
Every adjustment period thereafter, your rate can adjust a maximum of 1 percentage points.

Cuts To Health And Nutrition Services May Be Putting Babies At Risk
Among the many implications of the “One Big Beautiful Bill Act,” signed into law this past July 4, are cuts to health and nutrition benefits for millions of Americans, which could have significant negative implications for babies and children, according to the National Collaborative for Infants & Toddlers (NCIT).
“This far-reaching legislation will have effects on every aspect of American society -- from schools to businesses to hospitals to food pantries,” says Sadaf Knight, CEO, Florida Policy Institute.
“Most babies born this year will lose thousands of dollars over their lifetimes due to these combined factors, and the impact will grow for future generations.”
According to experts at the NCIT, along with other advocates and analysts, here are some of the act’s expected impacts on the nation’s youngest and most vulnerable:
Families with babies will lose ground: The act’s tax credits are designed to benefit those who are more affluent, say experts, and many families will see a net loss as a result.
Overall, the resource gap will widen between the 36% of babies and toddlers living in families with low income and those in more affluent families, according to the
bipartisan First Focus on Children advocacy organization.
Household budgets will be reduced: According to the Congressional Budget Office, cuts to Medicaid will cause as many as 10 million people to lose their health insurance by 2034.
Cuts to the Supplemental Nutrition Assistance Program (SNAP) will put more than 7 million at risk of losing their benefits.
Because eligibility for services is often linked, families are also at risk of losing their Special Supplemental Nutrition Program for Women, Infants, and Children (WIC) benefits and their Temporary Assistance for Needy Families (TANF) benefits.
These programs can provide a foundation for households to thrive. Their losses will adversely impact overall household finances, caregiver and baby health, and parents’ ability to provide the best possible care.
Economic fall-out could mean cuts to services: Provisions requiring increased state costsharing for SNAP, combined with restricted financing measures for Medicaid, will leave a state budget gap of over $440 billion over 10 years. Further economic fall-out might amount to hundreds of billions of dollars in losses for states.
The pressure to balance state budgets could mean dropping optional Medicaid services, reducing or eliminating state participation in SNAP, or cutting other early childhood services, such as early care and learning.

MUMBAI — India’s Federal Bank announced on October 24 that its Board of Directors has approved the sale of a significant 9.99 per cent stake to an affiliate of US-based private equity giant Blackstone. The deal, valued at $705 million, will establish the Blackstone affiliate, Asia II Topco XIII Pte. Ltd., as the bank’s largest shareholder once the transaction is finalized.
The bank’s Board has approved granting the Blackstone affiliate the right to nominate one retiring non-executive director once all warrants are exercised. The bank will seek shareholder approval for the proposed deal at an Extraordinary General Meeting scheduled for November 19.

• The iPhone 17 Pro bent at 200 pounds of pressure and was fully functional after Allstate’s bend test. The iPhone Air bent at 190 pounds of pressure and was also fully functional after the test. Though both models bent at fewer pounds of pressure than the iPhone 17 Pro Max (240 pounds), they were still well above industry standards for
bend durability and the stresses most users encounter in everyday use.
• Though the iPhone Air is 35% thinner (0.22-inch depth) than the iPhone 17 Pro, it was nearly as durable in the bend test. This may be due to added reinforcement from its rectangular camera housing and titanium frame.

You answer the phone and hear a familiar voice, but are you sure you know who it is on the other end of the line? The correct answer should be “no.”
Rapid advancement of artificial intelligence (AI) has armed bad actors with sophisticated tools to enable impersonation fraud using deepfakes. A deepfake can consist of audio, video or imagery that has either been created or altered using AI.
The danger is that with a simple sample of audio or video or even a few images, a criminal can create a deepfake that is almost impossible to detect.
A National Institutes of Health study in 2023 found that even when individuals were given a
warning that one out of five videos for them to review was a deepfake, only 21.6% were able to correctly identify the fraudulent option.
In today’s technological climate, the risks are too high to trust the naked eye to determine truth. Luckily, there are certain things you can do to help reduce your likelihood of getting duped, and they don’t require specialized skills or technical aptitude.
One important one is never assum-
ing that someone contacting you is legitimate, even if they share a seemingly legitimate image or video, have a familiar voice, or come under the guise of someone known and trusted.
Creating safe words with close family members and friends is also a good idea. That means you have a secret code word only they know. If the caller doesn’t know it, that is an easy and effective way to identify a fraud.
Just as important if not more than picking out deepfakes, is protecting your identity against being exploited to create a deepfake. Here are some measures that could help mitigate the risk:
Social Media Management: Don’t over-post your face or voice and limit who can view your content by tightening up privacy settings on your accounts.
Watermarks on Images: Consider putting watermarks on imagery you post online to discourage repurposing of it.
Stronger Identity Protection: Subscribe to identity monitoring services that will send alerts if your personal information appears on the dark web where criminals buy and sell stolen credentials.
Limited Voice Exposure: Screen phone calls and only answer when they come from a known number. It’s also recommended to use the factory setting voicemail message rather than recording an outgoing
Prompt Reporting: If you are contacted by someone you believe is leveraging a deepfake to impersonate a person or brand, report it immediately to that person or brand. They will want to work with the authorities and time is of the essence.

But according to auto experts at Wells Fargo, the best time to buy a car isn’t about chasing seasonal sales or waiting for tax credits. It’s about being prepared before the need becomes urgent.
“It’s just a reality that buying when you absolutely have to can limit your ability to get a good deal,” said Robert Lyles, retail auto relationship management director, East Market for Wells Fargo Auto.
“Doing your research, knowing what you’re looking for, and understanding how much you can afford will give you a leg up when it’s time to negotiate.”
So how do you know when you’re ready? It starts with understanding your finances. Michael Meganck, retail auto relationship management director, West Market, advises buyers to begin with a clear budget.
“Buying a vehicle is exciting, but it can be overwhelming. Start with the basics: what you can afford, how you plan to use the vehicle,
what size you need, and gas mileage.”
If you’re financing a car, know your interest rate, total amount financed, monthly payments, and whether there are prepayment penalties.

that may be purchased with your vehicle and ask questions at the time of closing if you are unclear.

Mosquitoes harbor and transmit a variety of life-threatening diseases to people and their pets, thus earning the “world’s deadliest” designation. Being a Self-Advocate
Getting proper care during pregnancy may require some self-advocacy. At 33 weeks pregnant, Molly McGuire experienced swelling, severe headache, vomiting and pain on the right side of her body. Her
doctors dismissed her symptoms as a normal part of pregnancy and possibly the flu. While attending a class on gestational diabetes, the instructor hooked McGuire up to a fetal heart rate monitor. She soon learned that her baby had died and she was suffering from severe preeclampsia that had morphed into HELLP syndrome, a life-threat-
ening pregnancy complication involving destruction of red blood cells, elevated liver enzymes and low platelet count. Doctors told her family she may not survive, and if she did, could be at risk of stroke or seizure that could lead to life-long disabilities.
Today, McGuire is part of the American Heart Association’s Go Red for Women Class of Survivors, a group of national volunteers who share their stories to raise awareness of heart disease and stroke in women. She advises any woman who is pregnant, or planning a pregnancy, to practice selfadvocacy throughout her term and beyond: “I knew something was wrong, but my concerns were not heard. You know your body best. Advocate for yourself and don’t be afraid to get a second or even third opinion.”
American Bison: The Heartbeat Of The Prairie
The plains bison (or buffalo) is America’s National Mammal. When you think of this majestic species, several associations may come to mind: their long history with Native people and the animal’s near extinction, their impressive size, and their place within our national parks.
“Bison are the great shapers of the North American grasslands.” says Dennis Jorgensen, bison program manager at World Wildlife Fund. “As both an ecological and cultural keystone, bison are the living heartbeat of the prairie.”
Ground Breakers and Home Makers
Grasslands are often subjected to frigid winters, wet springs and hot, dry summers. When precipitation arrives, bison help prairies absorb water through “hoof action.” Adult males can weigh more than a ton. As they walk across dry prairies, their hooves punch holes in the soil, allowing water to seep into the earth, rather than washing away.
If you’ve ever visited Yellowstone National Park, you might have seen bison demonstrating another interesting behavior called wallowing. Bison wallow (roll around) to remove parasites or scratch an itch. Many reuse the same wallowing spots, creating crater-like impressions across the landscape. When it rains, wallows fill with water, which slowly seeps into the soil. In areas where hundreds of bison roam, this network of basins creates a mineral-rich wetland habitat where amphibians, like tiger salamanders, lay eggs and unique plant communities thrive.
All this rolling around and scratching also help bison shed their warm, insulative fur, which many species of bird, from red-winged black birds to eastern kingbirds,
line their nests with to keep their young warm.
“Bison epitomize the interconnectedness that can exist between a landscape and species. These large grazers are intertwined with so many grassland plants, animals and people,” says Noelle Guernsey, senior specialist, Bison Restoration, World Wildlife Fund.
Road Crew
As bison graze, they turn grass into manure. This nutrient recycling process is critical for producing soil, fertilizing plants, and providing food, shelter and protection for other species. Dung beetles roll, tunnel and bury their way through it. Predatory beetles and garter snakes take shelter beneath droppings, awaiting flies and other prey. And even one species of mason bee is thought to nest in bison dung. Burrowing owls have also learned that lining their nest tunnels with bison dung is a great way to attract dung-beetles: one of their favorite snacks.
Supporting Healthy Policies
Beyond individual heart-healthy choices women can make during pregnancy to reduce their risk of cardiovascular-related complications, advocates say that changes need to be made at all levels of government.
April Wallace, the National Strategy and Partnerships Senior Manager for the National Collaborative for Infants & Toddlers (NCIT), knows firsthand how governmental policy decisions can support healthy moms and babies. After both her pregnancies, her blood pressure spiked to dangerously high levels.
During winter, bison play another vital role. Using their massive heads, horns and shoulder muscles, they clear away snow to reach tender plants hidden beneath. Smaller plant eaters, like pronghorn and deer, use these bison-cleared trails like highways to pass through deep snow that would otherwise be unpassable. These paths can be critical to their survival, since without access to new pastures and forage they might otherwise starve.
“In many ways, the plains bison is symbolic of the values the United States was founded upon. These animals are resilient, communityminded, determined, and tied to the fate of grasslands, which have provided for humans for millennia,” says Clay Bolt, Great Plains communications, World Wildlife Fund.

Living Well With Pulmonary Arterial Hypertension
November is Pulmonary Hypertension Awareness Month, and the American Lung Association, with support from Merck, is raising awareness about one form of the condition: pulmonary arterial hypertension (PAH).
PAH is a serious condition that can affect people of all ages. It occurs when the tiny arteries in the lungs become thickened and narrowed, which causes reduced blood flow through the lungs. This raises pressure in the pulmonary arteries and forces the heart to work harder to push blood through the narrowed vessels.
While there is no cure for PAH, there is medication to help manage the symptoms and slow disease progression. Getting a correct diagnosis is essential because without the proper treatment, PAH can be fatal.
While often seen in adults, pulmonary hypertension, including PAH, can also affect children. When Jackson was diagnosed with pediatric PAH at 14 months old, his family started advocating for his care early. “From the very beginning, we’ve done everything we can to ensure he is getting the best
treatment options,” Jayna, his mom says.
Once accurately diagnosed, Jackson’s family embarked on a journey of managing PAH in their young child, “We had to figure out how to manage a toddler with a subcutaneous pump. It was terri-
fying, but we knew it was what he needed,” says Jayna.

The United States Needs More Afterschool Programs, New Study Finds

The parents of 29.6 million children, more than half the school-age students in the United States, want afterschool programs for their children – but just 7 million children are currently enrolled. Another 22.6 million children would attend afterschool programs if they were available.
That means three in four of the children (77%) whose parents want to enroll them in an afterschool program are being left behind. Cost, availability, and accessibility are the barriers families cannot overcome.
Those are among the findings of “America After 3PM 2025,” a report released in October by the Afterschool Alliance.
The survey of 30,515 U.S. parents of school-age children finds a wide, and widening, opportunity gap, with children in low- and middleincome families more likely to be without the afterschool programs their parents want for them than children in high-income families.
Families in the highest income bracket now spend approximately nine times as much on out-ofschool time activities as families in the lowest income bracket, up sharply from five years ago.
“Afterschool programs give students a safe place to go after the school day ends, boost their academic achievement, help address the youth mental health and chronic absenteeism crises, provide alternatives to screen time, give working parents peace of mind that their children are safe and super-
vised, and more,” said Afterschool Alliance executive director Jodi Grant. “But there aren’t nearly enough afterschool programs to meet the need.”
More than 8 in 10 parents agree that afterschool programs provide opportunities for children to learn life skills like interacting with peers and responsible decision making, and help them develop teamwork, critical thinking, and leadership skills.
Eighty-four percent say afterschool programs allow working parents

Leverage Tax Credits For Energy-Efficient Home Upgrades
Homeowners still have time to take advantage of a federal tax credit of up to 30% of the cost of eligible energy-efficient home improvements.
The Energy Efficient Home Improvement Credit (also known as the 25C tax credit) can help offset the expense of updating or upgrading major home systems while also lowering energy consumption.
Understanding the 25C Tax Credit Homeowners in the United States may be eligible when they install qualifying energy-efficient equipment in their primary residence such as all-climate electric heat pumps, insulation, windows and other improvements.
The credit is subject to some limitations; for example, a homeowner can only claim up to $2,000 per year for a heat pump. The installation must be an addition or improvement to an existing home, not a new home, and can be used in combination with other tax credits or incentives such as local, utility and federal incentives and IRA programs.
The current version of this tax credit was implemented Jan. 1,
and expires Dec. 31, 2025.
In addition, rising energy costs and potential regulatory changes in 2026, such as updated guidelines on refrigerant, make late 2025 a strategic time to upgrade systems.
Smart Ways to Use the Tax Credit
Generally, energy-saving upgrades are some of the most common home improvement projects because they enhance the home’s overall function while increasing the potential for cost savings on energy bills.
Some qualifying upgrades do dou-
ble-duty by enhancing the home’s curb appeal while reducing energy requirements. Common examples include windows, skylights and exterior doors.
Insulation and air sealing materials such as caulk and weatherstripping are also common choices, especially in older homes where insulation may be below current standards and settling has created gaps for air leaks.
Another common selection for homeowners looking to take advantage of the 25C tax credit is climate control systems, and an
increasing number are turning to all-climate, all-electric heat pumps.
One major reason is their high performance when it comes to energy efficiency.
According to the U.S. Department of Energy, today’s heat pumps can reduce electricity use for heating by 65% compared to electric resistance heating. In fact, Mitsubishi Electric all-climate, allelectric heat pumps have an efficiency rating at 260490% compared to traditional systems at or below 100%.

Slice eggs in half lengthwise. Remove yolks and place in food processor bowl. Add mayonnaise, mustard, sour cream, whipping cream, salt, pepper and green onions. Mix until smooth, scraping down sides between pulses. Remove from food processor and place mixture in piping bag fitted with star tip.
Pipe filling into each egg white half. Display filled eggs on platter before applying toppings.
To prepare celery, place in water to curl cut celery. Set aside leaves for garnish.
Place celery curls, radish sticks and crispy bacon on top of each egg. Sprinkle with Aleppo pepper and sea salt. Garnish with celery leaves, if desired.

US Registers Highest Mea- sles Case Count Since 1992
WASHINGTON, DC -The United States has registered 1,618 measles cases with three deaths so far this year, the highest number since 1992, according to official data released.
Among them, 1,595 cases were reported by 42 domestic jurisdictions and 23 cases were among international visitors to the United States, said the US Centers for Disease Control and Prevention (CDC). The total represents the most US infections since 1992, when the CDC recorded 2,126 measles cases.
Of the confirmed cases this year, 198 cases, or 12 per cent of the total, have required hospitalization, including 95 children under the age of five. Three people have died from measles, Xinhua news agency reported.
According to the CDC, 92 per cent of measles cases in the United States occurred among people who were unvaccinated or whose vaccination status was unknown.
Public health experts said the figures reflect a sharp resurgence of measles in the United States and underscore the importance of vaccination coverage.
Measles is a highly contagious viral disease transmitted by respiratory droplets and direct contact. Common complications include fever, dry cough, runny nose, sore throat, and inflamed eyes. The disease can be prevented by immunization.
Measles infects the respiratory tract and then spreads throughout the body. Symptoms include a high fever, cough, runny nose, and a rash all over the body.
Being vaccinated is the best way to prevent getting sick with measles or spreading it to other people. The vaccine is safe and helps your body fight off the virus. Before the introduction of the measles vaccine in 1963 and widespread vaccination,
major epidemics occurred approximately every two to three years and caused an estimated 2.6 million deaths each year.
An estimated 107,500 people died from measles in 2023 — mostly children under the age of five years — despite the availability of a safe and cost-effective vaccine. Symptoms of measles usually begin 10–14 days after exposure to the virus. A prominent rash is the most visible symptom.
The rash begins about 7–18 days after exposure, usually on the face and upper neck. It spreads over about 3 days, eventually to the hands and feet. It usually lasts 5–6 days before fading. (IANS)

India Looks For Russian Oil Alternatives, Reliance Turns To Middle East
MUMBAI – Reliance Industries, India’s largest private refiner, has sharply increased its crude oil purchases from the Middle East as global sanctions tighten around Russian energy exports and Western political pressure mounts.
The company has reportedly bought at least 2.5 million barrels of crude in recent weeks from Iraq’s Basrah Medium and Qatar’s AlShaheen and Qatar Land grades—significantly more than usual—as it seeks alterna-
tives to Russian oil.
The shift follows remarks by President Donald Trump earlier this month claiming that India had agreed to reduce its imports of Russian crude.
Trump said Prime Minister Narendra Modi assured him that India would “stop buying Russian crude within a short period of time.”
At that time, while denying any phone call between the two leaders that spoke to this quote, India later responded that the country’s import strategy “is guided entirely by the need to safeguard Indian consumers in a volatile energy scenario.”
With growing U.S. and European Union pressure, India appears to be adjusting its sourcing strategy.
In a statement Reliance has said it would comply with new EU guidelines restricting refined product imports linked to Russian crude.
“We have noted the recent restrictions an-
nounced by the EU, UK, and the U.S. on crude oil imports from Russia and export of refined products to Europe,” a company statement said.
“Reliance will comply with the EU’s guidelines and, as always, with any guidance from the Indian government.”
Reliance, which operates the world’s largest refining complex at Jamnagar on India’s west coast, has been one of the biggest importers of discounted Russian crude since Western sanctions began.
The company said it would diversify crude sources and adjust refinery operations to ensure compliance with sanctions while maintaining stability in domestic and export supply chains.

MUMBAI- Renowned comic actor and Bollywood veteran Govardhan Asrani, known by his stage name, Asrani, has passed away at the age of 84. His last rites were performed at Santacruz Crematorium on October 20.
The official Instagram account handler of the actor shared a post with regards to the actor’s demise. They wrote, “The news of the passing of the king of comedy, the great actor Asrani ji, who ruled over millions of hearts, has plunged us all into deep sorrow. He gave Indian cinema a new identity with his unique acting, simplicity, and humor. The life he breathed into every character will forever live on in our
memories. His passing is not just a loss for the film industry, but for everyone who ever smiled at his acting. May his soul rest in peace. Om Shanti”.
