questions to ask when choosing a real estate agent

164 OXFORD ROAD, KENILWORTH | $2,749,000 | Team Mangel, 847.881.6134 | 164OxfordRoad.info

Maybe you need guidance on school districts, or are wondering about upcoming developments or businesses planned for a town. Maybe your home needs some updating to get it ready for the market. Or maybe you need help with appealing property taxes and aren’t sure where to start. Ask what they bring to the mix and determine if they seem like someone who will value your relationship in the long term. How will you keep me informed throughout the process? There are a lot of moving pieces in a real estate transaction. This is why it’s important for agents and clients to keep a good rapport.

Looking to make a move?

While there’s no shortage of online resources these days, there are plenty of reasons why most buyers and sellers enlist the services of a real estate agent to guide them through the process. At the same time, there are thousands of agents out there, so where do you start? Tell me about your experience It goes without saying that it’s always a good idea to set up a meeting with your candidates to talk in depth about their experience. Do they have a lot of expertise in your community? Do they specialize in a particular housing type? How long have they been selling real estate? Make sure the person you’re working with understands your goals and is willing to commit the time and resources to making your dreams a reality.

What differentiates you from your competition? Again, there are thousands of licensed agents, but just like any business, the smartest and most adaptable rise to the top. What makes your prospective agent stand out? Is it a special niche or focus? A savvy digital marketing strategy? A solid network of attorneys, lenders, contractors, and service providers? Innovative tech tools that make the whole process more seamless? Real estate is an incredibly dynamic and evolving industry, so be sure to find out how your candidate can give you the edge you need to succeed. Do you offer any services beyond facilitating the transaction? An agent will guide you through every step of the transaction. But the best agents are valuable resources to their clients before, during, and after the transaction.

How will your agent keep you informed throughout the process? Communication is key — especially when it comes to something as personal as buying or selling a home – so be sure you have a clear understanding before moving forward. What is your pricing and marketing strategy? Proper pricing is the backbone of any successful real estate marketing strategy. Ask your candidates what their pricing strategy is, and request a CMA (Comparative Market Analysis). @properties’ digital CMA allows sellers to see market activity in real time and helps determine the appropriate list price. In terms of marketing, how will they generate maximum exposure for your home? Do they leverage other digital marketing tactics like social media and video marketing? Be sure to ask! Visit atproperties.com/agents to connect with an agent and learn about the cutting-edge resources @properties offers buyers and sellers.

insights pricing myths sellers need to know

When it comes to selling homes,

the price is often the “hot topic” whether you’re the seller or buyer. The process involved in determining the appropriate listing price isn’t always what one might think, though. Let’s delve into a few common misconceptions about pricing. Myth #1: Overpricing isn’t a big deal since you can always lower the list price No homeowner wants to leave money on the table. But starting with an unrealistic or overly-ambitious asking price isn’t the way to achieve the highest possible sales price. In fact, overpriced homes tend to linger on the market, making them harder to sell. To generate maximum exposure and interest, it’s essential to price your home accurately during that critical “New Listing” period.

Myth #2: Your home is worth the amount you paid (or more) Every market is different and trends vary block by block. Even if a high-level report shows an increase in pricing, it doesn’t necessarily mean that trickles down to every property. To understand your home’s current value, it’s important to know how prices are trending in your hyper-local market right here, right now. Myth #3: Your neighbor just sold their home for $X, so you can sell yours for $X too Every home is unique, and beyond location, you’ll need to consider other property attributes such as features, condition, and other criteria that affect the price. Maybe one home has a finished basement and the other doesn’t, or one has 4 bedrooms and the other has 3 – these are all factors that go into pricing a home. For more pricing myths, and to learn how to accurately price your home, visit atproperties.com/blog.

luxury home marketing 101 Selling a luxury home is no small undertaking. It requires a unique level of service

and a sophisticated marketing strategy that will generate the broadest exposure to find the right buyer. Here are a few things to know when it comes to successfully marketing a luxury property.

Be local Real estate is a local business, and trends vary neighborhood to neighborhood and block to block. It’s essential to be plugged in to what’s happening in your submarket as this will impact your pricing strategy. No matter the price point, setting an accurate list price is key to ensure you generate maximum interest from potential buyers when your home hits the market. Think global While local expertise and market knowledge are important, keep in mind that a luxury homebuyer may be located in a different part of the country, or even the world. That’s why it’s crucial to have a national and international marketing strategy. Through @properties’ affiliation with Luxury Portfolio International, we market luxury listings to affluent homebuyers in more than 800 cities around the globe. Luxury Portfolio is an exclusive network that

represents more $1 million+ listings than any real estate organization, offering an extraordinary amount of global exposure for high-end homes. More exposure ultimately means more page views, showing requests, and, more often than not, a faster and more lucrative sale. Tell the home’s story Sophisticated marketing materials are a must when selling a luxury property. After all, you’re not just selling a home – you’re selling a lifestyle. From hardcover brochures with beautiful photography to listing videos that showcase the home and surrounding community in a dynamic way, @properties agents leverage the highest quality materials to stand out and ultimately help buyers envision themselves living there – before they even step inside. Tap into your broker’s network Exposure through a network of brokers is another great way to get more eyes on a home. @properties brokers use an internal communications app that generates powerful pre-market exposure to more than 2,800 brokers – each with a broad sphere of influence. Meanwhile, as the #1 brokerage for luxury home sales in Chicagoland*, it’s safe to say we know a thing or two about this market and what it takes to succeed. To learn more, reach out to an agent at atproperties.com/agents.

renovate now, pay later, sell faster Many buyers are looking for

“Pinterest-perfect,” move-in ready homes, but a lot of properties – even those that are just 8 or 10 years old – need at least some updating to bring them up to today’s standards. That’s why @properties has partnered with Curbio, a company that specializes in pre-sale home renovations and leverages technology to streamline the process.

Renovate Now, Pay When You Sell

Renovating a home requires the complicated logistics of design and construction, and Curbio takes the hassle out of the entire process. Working exclusively with real estate agents, they focus on renovations that deliver maximum value when a home is on the market, and they manage design and construction from start to finish. Best of all, Curbio collects payment at closing so that sellers don’t have to come out of pocket before their home is sold. If you’re considering selling your home, but think it might need repairs or updating first, contact an @properties agent to take advantage of Curbio’s innovative service. In the meantime, here’s a brief overview of the process.

Estimate Curbio works exclusively with real estate agents. Your @properties agent will reach out to Curbio’s Home Improvement Consultants and they will provide an estimate within 24 hours. Virtual Walkthrough After you have reviewed the general estimate, Curbio will send their video technician to your home to capture 3D video of the property. They work with you and your agent to determine which renovations will deliver the most value and then send a proposal. Contract Once you agree to the scope of work and execute the contract, Curbio will begin the renovation process within 5-7 business days. Renovation Each job is run by a local, on-site project manager. The project manager will handle everything including ordering materials, managing subcontractors, and scheduling deliveries. Curbio will keep you updated throughout the process and aims to complete projects within 3-8 weeks. On the Market Your home will go on the market within 5 days of project completion. Closing At closing, your title company will pay Curbio for the renovation costs through the proceeds of the sale.
