This is an exciting time for the North Suburban Chamber of Commerce and for the 13 municipalities and the Hanscom Air Force Base we serve. Our Chamber is strong, dynamic, and fully committed to the promotion, growth, and success of business of all sizes.

High-tech companies, higher education facilities, award-winning and highly respected medical and health care facilities are among the top innovators and achievers in our state. And Hanscom Air Force Base is a key and critical component of not only this region but of the entire Commonwealth as it is one of the largest employers in the State. We are committed to their success.

Operation Hub-North is the Chamber’s 2017 campaign to create a hub of commerce north of Boston. We will integrate the efforts of businesses, non-profits, institutions, chambers and legislators to promote the economic development of the region and to create a hub of commerce that serves the northern 128/I-95 region, the North Shore and southern New Hampshire.

We will join forces with legislators, business leaders and chamber executives in Operation Hub-North to strengthen our leadership. We will create a sense of urgency to take the region to the next level. And we will motivate each other to be successful in our individual endeavors along the Route 3 and Route 128/I-95/I-93 business corridors and at Hanscom Air Force Base.

The North Suburban Chamber’s Military Affairs Council (MAC) serves as a pivotal link between the community of Hanscom Air Force Base and our local defense contractors. The three work in unison to not only educate the region about the economic value and benefit of this partnership but they also provide a voice and representation of all our Chamber members to our local and national governmental leaders. This representation helps to ensure policies and laws are created that will aid in the success of our local businesses and towns.

It is my privilege to work with Chamber President Jim Murphy and the Board of Directors in the coming year. With your support, Operation Hub-North can create a hub of commerce north of the Boston Hub.

PRESIDENT’S MESSAGE

2016 was a year of transition for the North Suburban Chamber of Commerce with the prior Chamber president departing after a thirteen-year tenure and the appointment of new members to the Board of Directors. However, the core focus of the Chamber – serving our membership – never wavered and was in fact strengthened by a full organizational commitment and dedication. We saw steady growth in membership and a significant increase in collaborative efforts with other organizations in the region.

Over the past year, the Chamber enjoyed greater attendance at our networking events, Military Affairs Council (MAC) Breakfast sessions, the Annual 128 Business Expo, The Ritz-Carlton Leadership Center Seminar at the Crowne Plaza and at our Annual Dinner and Awards Ceremony Café Escadrille.

In 2017, we will offer a variety of programs and events to further our mission of promoting economic development in our Region. Our collaboration with the Middlesex 3 Coalition, Hanscom Air Force Base and other Chambers in the Region will provide leadership and influence on public policy and planning to ensure continuing economic growth and success. The North Suburban Chamber’s mission and goal is to help build strength in individual business members which in turn builds a stronger economic local community, and ultimately, a stronger local economy builds a larger regional community, and a primary hub of commerce.

Networking and participation in the Chamber’s programs and events reap the most substantive, measurable, and sustainable benefit, so we encourage members (non-members are certainly welcome!) to participate and to become directly involved – early and often.

THE CROSSROADS OF COMMERCE

TREMENDOUS GROWTH

The past decade has propelled the North Suburban Boston region into unprecedented economic growth. It is estimated that more than 10,000 companies reside in the area encompassing a five-mile radius from our central community of Woburn. These companies range from home-based entrepreneurs to corporate giants such as Lexington’s Raytheon Company. The area is a significant employment center for thousands of residents throughout northeastern Massachusetts.

With access to a highly educated labor force coming out of the multitude of universities and colleges in the Boston area, the North Suburban region’s proximity to skilled labor suitable for high technology industries has made it a coveted location. Access to transportation facilities, as well as a high quality of life in the region, makes our area powerful in its

ability to attract and retain high-quality business and industry.

The area boasts many of the most technologically advanced companies in the world and many major defense contractors supplying key national

defense components to Hanscom Air Force Base in Bedford.

Hotels of all sizes and types accommodating tourists, travelers and business executives, are dotted throughout the area – from full-service business-oriented facilities with convention and meeting space, to affordable hotels for overnight (or perhaps extended) stays.

The North Suburban region is home to millions of square feet of office and industrial real estate. There are more than three million square feet of office and industrial space in the city of Woburn alone. Hundreds of thousands more square feet of space can be found in Burlington, and light-to-moderate industrial use properties are found throughout the region.

HANSCOM AIR FORCE BASE

Hanscom Air Force Base, located on 846 acres at the intersection of Lexington, Concord, Bedford and Lincoln, is an unusual Air Force Base in that it has no aircraft, but does have a critical mission and a substantial economic impact on Massachusetts and the region. One of the largest business employers in Massachusetts, Hanscom AFB expends over $297.4M in total payroll. Counting MIT Lincoln Laboratory, which is located on the base, total employment at Hanscom is approximately 10,000. The number of indirect jobs is more than 10,000

and Hansom’s total economic activity is $6.08B. Hansom’s military, civilian, and contractor personnel carry out the vital mission of providing the latest in command and control and cyber systems to the Air Force, the Department of Defense, and our allies. These systems gather and analyze information on potentially hostile forces, enabling commanders to make quick decisions and rapidly communicate them. They also protect and defend the Air Force across the cyber domain. To conduct

this level of business requires close to $4.3B in annual contract expenditures by the men and women working for Hanscom AFB.

Hanscom personnel determine the operational user’s needs, define systems to best meet those needs, ask for proposals from industry and select contractors, and monitor their progress. Teams of professionals specializing in engineering, science, business, acquisition, and information technology supervise the design, development, testing, production, and deployment of command and control and cyber systems.

Hanscom currently manages hundreds of programs with an annual budget of more than $3B. Many of the systems developed and acquired at Hanscom represent America’s most valuable defense assets, such as the E-3 AWACS, the E-8 Joint STARS and Air Operations Centers, which control air power across the globe.

It is no accident that Hanscom AFB benefits from close proximity to the world’s leading technology and innovation academic, business, and public-private assets. These national resources are closely connected to –and substantially enhance – Hansom’s vital national security mission.

EXCELLENT LOCATION

Situated at the junction of Interstates 93 & 95 (one of the most frequently traveled interchanges on the East Coast) and along Route 3 leading to New Hampshire, almost all communities in the North Suburban region have direct immediate access to major highways. With continual improvements to the area’s infrastructure, the location is ideal. Being only 15 miles from Boston, 40 miles from Providence, and 220 miles from New York City, the area enjoys unprecedented access to major urban areas.

The relationship between Middlesex Community College, The Career Place, and the employers and employees of the region is an important one as it helps keep the local economy vibrant.

REAL ESTATE

A BUSINESS REGION – A SUBURBAN QUALITY OF LIFE

Business and suburbia co-exist well in our area. The high quality of life enjoyed by our residents is due in part to good local zoning practices. Generally, housing is located away from industrial and commercial areas, and many communities with large business areas also have quiet, tree-lined suburban neighborhoods nearby. Housing in our region ranges from single family units to condominiums and apartment complexes. Average housing prices range from $423,100 in Woburn to $809,200 in Carlisle. Due to the diversity of commercial and industrial businesses in the Woburn area, economic downturns have not had an appreciable negative effect on the commercial-industrial real estate market in this immediate area. The general downturn in the computer and

electronics industries created some vacancies in large office, research, and development-type buildings, but small office suites and industrial units continued renting at a moderate pace. The demand for the purchase of small industrial or office buildings, retail buildings, and apartment buildings is currently very strong, but very few of these properties are for sale. Those that come on the market are commanding premium prices. Industrial land is also at a premium. Due to high cost and lack of availability, there has been very little new development of multi-tenanted industrial buildings. With an upturn of the economy, there may be a further shortage of supply resulting in more demand, escalation in rents, and the continuing appeal of such properties as secure investments.

RECREATION

SO MUCH TO SEE AND DO!

Recreation opportunities abound in the North Suburban Region. From the quiet parks and walking trails surrounding Horn Pond in Woburn and Lake Quannapowitt in Wakefield to the excitement of the Stone Zoo animal exhibits in Stoneham, our region offers a multitude of quality, family-oriented recreational opportunities. Each community also has town or city recreation departments that coordinate events and activities for children and adults.

ARTS, CULTURE AND SHOPPING

The arts and culture are alive and well in our region as well, with the renovated Stoneham Theatre (circa 1917) offering another exciting season with Broadway shows, drama, and music to please all palates and all ages. Visitors to the area can also take in the culture and rich history of Lexington’s Museum of our National Heritage, and Lincoln’s renowned art center at the DeCordova Museum & Sculpture Park.

The historical heritage of our region abounds with rich history in all our communities. Most famous are Concord and Lexington – home to many of the first famous battles of the Revolutionary War. Visitors to this part of the region can learn more about

our Revolutionary history in the region at the Minuteman National Historical Park site.

Anchored by Macy’s, Lord & Taylor, Nordstrom and Sears, and featuring more than 185 specialty shops, The Burlington Mall offers upscale shopping in comfortable surroundings. The mall is also home to Ann Taylor, Coach, Chico’s, Sears, Burberry, Michael Kors, Anthropologie, Forever 21, Sephora, and Bose. For a unique dining experience, stop in at Legal Sea Foods, The Cheesecake Factory or Johnny Rockets, Uno’s Pizzeria & Grill, or have a bite at the mall’s 775-seat Food Court. Burlington Mall is located on Middlesex Turnpike, just off Route 128 (I-95) at exit 32B.

Home to Lahey Hospital & Medical Center and Winchester Hospital, two of the four major hospitals that make up Lahey Health, the region is well served by the availability of world-class, high-value medical care.

Lahey Hospital and Medical Center

Lahey Hospital & Medical Center is a physician-led, non-profit group practice, renowned for innovative technology, pioneering medical treatment and research. A teaching hospital of Tufts University School of Medicine, Lahey Hospital & Medical Center provides quality health care in virtually every specialty and subspecialty, including primary care, cancer diagnosis and treatment, kidney and liver transplantation, cardiology and neurosurgery. The organization includes a 335-bed academic medical center in Burlington, which serves

Winchester Hospital

Now a member of Lahey Health, Winchester Hospital is the first hospital in Massachusetts to earn Magnet recognition, the American Nurses Association’s highest honor for nursing excellence, three times.
