As we enter 2026, I sense an amazing level of optimism. I believe we are back to a more normal yearly increase in values, ranging from five to seven percent. Spring, for the last two years, has really started on February 1, rather than March and April of prior years. 30004 is still highly sought after, with Buckhead and Brookhaven families relocating to Milton, along with some great relocation buying opportunities. I am still seeing New York and Florida as the most incoming to 30004, and the outgoing destinations are definitely downtown Alpharetta or Florida. From 2023 onwards, there has been an influx of higher-profile buyers and CEOs looking in the area, as well as higher-profile musicians hiding out. These groups, along with relocation continuing, have helped the $3M-$10M market. From a top-down view, the Manor and hobby farm lots (typically 3-8 acres) still outperform others in the higher luxury price points.
In this issue, you will see some design trends that we are seeing and loving in our market. We are also seeing a rise in new construction. We advise our builders to wait until the cabinet and landscape phase to list to obtain optimal value. This has historically been a good plan for builders in terms of timing. We believe that unless funds are needed from buyers on the front end to cover build costs, waiting is both easier for the builder and brings a higher net. The homeās lot is always important when considering building for sale vs. custom. The ādeal lotsā tend to sit longer, as buyers are more picky about the lot in our area compared to Intown.
Land remains in high demand, but buyers are discerning and will only pay a premium for one to eight perfectly positioned acres that allow them to create a true forever home. Remember, when building, plan to go 20-30 percent over the estimated number from your builder and be glad if you have less overage when complete. Large land tracts continue to sit if priced high, with many landowners hoping a developer will come in and pay above the true market value. The city is doing all it can to preserve the green spaces and maintain the Milton feel that we all fell in love with. Everyone at Milton City cares deeply about this and rightfully so.

Mortgage rates have hovered in the six percent range for the last few years, but there seems to be optimism for a more favorable interest rate environment in 2026. Fannie Mae is predicting rates on conventional financing to drop into the fives by year's end. The current administration has become increasingly focused on the housing market and the costs of home financing. Many ideas are being floated, including, but not limited to, 50-year mortgage terms, reducing builder code requirements and lowering tariff prices on materials used to build homes.
There is also more certainty that the current Federal Reserve chairman, Jerome Powell, will not remain in his current role when his term expires in May. There is a lot on the horizon, but the sentiment is that the main objective in the housing market is to provide mortgage interest rate relief to consumers as quickly as possible.
