Dear Milton Neighbors,

I am asked almost daily: “How’s the market?” While it is true that we are no longer seeing nine offers stacked across a dining table, make no mistake, the real estate market remains strong, especially here in Milton.

Statewide, Georgia home prices have seen a modest year-over-year increase of 0.5% since June 2025. More notably, the number of homes sold has risen by 7.2% compared to the same time last year. Market conditions remain favorable, making it an excellent time to sell and a strategic time to buy.

We are now experiencing a more balanced market, which is a welcome shift. Buyers once again have the opportunity to thoughtfully inspect homes, request repairs, and move forward with clarity around appraisals, all within a more breathable timeline.

In Milton, homebuyers continue to seek out many of the same features: land and privacy, or homes in well-loved swim/tennis

communities. Gated properties, whether private estates or neighborhoods, are always a draw. Flat, on-grade yards and pools remain on top of the wish list, and charm never goes out of style here.

There has been some recent rumbling about how the new fiveyear senior tax exemption delay in Canton could influence local values, along with rising home tax assessments hitting mailboxes across Milton. These will be important trends to watch.

That said, steady job growth and strong business confidence continue to support our local market. Families are still moving to Milton in search of a slower, more intentional pace of life, attracted by our outstanding schools, strong sense of safety and overall happiness. Grandparents are following, too!

We’re seeing high demand for smaller, newer homes with a primary suite on the main level, often with a second bedroom on the main floor, along with luxury finishes and usable yards.

When people do leave Milton, they often downsize into walkable areas of Alpharetta, embrace a more leisurely lifestyle in Canton, or even head toward retirement at the lake or beach.

We especially love welcoming the many new families relocating from out of state. Without fail, after a few weeks here, they call to say, “Everyone is just so kind.” We could not agree more.

We are so proud to live and work in this incredible community, and feel beyond blessed to call Milton home.

MORTGAGE UPDATE

Mortgage rates declined considerably through Q1 of this year. The average mortgage rate was ½ a percent lower than at the beginning of January. They started to tick back up throughout April until the first week of June.

The most recent trend and forecast is that they have been declining since June 10 and are forecasted to continue declining throughout the year. Economic forecasters speculate that we will continue to see rates ease the remainder of the year and that this trend will continue during 2026.

All eyes are on the Federal Reserve Chairman, Jerome Powell and his stance on maintaining or lowering the target range for the federal funds rate. Any movement in recent policies could significantly impact the trajectory of mortgage rates and could lead to rates going even lower than some have projected.

Milton resident Alex Sessa is the founder of Peach on a Leash Dog Training, one of the largest dog training companies in the southeast. Her dynamic team of certified trainers works with dogs of all ages, breeds and behavioral needs and offers a variety of local training services, including group classes, in-home training and board and train. Since we’re in a season where many families bring home a new dog or puppy, we did a Q&A with Alex to learn some of her best tips for bringing home a new four-legged addition.

When is the best time to add a dog to the family?

This is such a personal decision, but in general we recommend that all adult family members are aware of and on board with getting a new dog (giving a dog as a gift or surprise doesn’t always go over well!) and that any kids in the home are ideally old enough to take part in the care of the dog and follow instructions about being gentle and safe with them. Some families prefer to wait longer after losing a dog to get a new one, while others prefer to find a new addition more quickly. Both

of these options are good—just remember that even if you get the same breed of dog again, your new dog’s personality will likely be different from your last dog, and that’s okay!

What’s the first thing you should teach a new dog or puppy?

Surprisingly, many early training recommendations are less about formal training and more about functional ways to build your puppy’s confidence and ensure they’re well-adjusted to life in our crazy human world. The first 16 weeks of age are your pup’s most critical window for socialization, so our goal is to carefully expose them to a variety of new people, animals and environments during that time. We also focus on important functional concepts, such as learning to chew only on appropriate items, getting comfortable in a crate or other confinement area for absences and overnight, and relieving themselves outside. Once we master those more time-sensitive skills, we can focus more on teaching sit, down, place, etc.

How do you determine what dog breed is right for a family?

Again, such a personal decision, but my biggest recommendation is to fully understand the breed traits of the breed or breed mix you’re considering. All dogs are individuals, and they may not exhibit those tendencies, but understanding what skills your dog was bred for (for example, herding, guarding, etc.) will help you determine if this dog’s exercise and enrichment needs are right for your family. We’re always happy to provide referrals for trusted breeders and rescue groups to ensure you select a puppy from a reputable source.

When should you utilize a professional dog trainer?

Often, people think of a trainer as a last resort option for a dog exhibiting challenging behavioral issues (which we certainly help with!), but a qualified trainer can also be an excellent source of preventative care to help prevent behavioral problems from developing. Think of us as a trusted advisor who can help you along the way.
