Advantages of Timber - Smaller carbon footprint in comparison to steel and concrete - Lower embodied carbon, wood sequesters carbon - Favorable building structural material, strength-to-weight ratio of wood is comparable to steel and far exceeds that of concrete - Good performance in a fire regime - CLT wood structures proven safe up to 18 stories

Required Fire Protection of Mass Timber Construction Type 4B

- Interior surfaces contain partially exposed mass timber structure. - Ceilings must be covered by 2 hour rated Type X gypsum board at a minimum of 80% of the floor area. - Walls must be covered by 2 hour rated Type X gypsum board at a minimum of 60% of the floor area. - There must be a 15’ minimum separation between unprotected areas


Living Building Challenge Site Analysis


The Site At the beginning of this project two sites within Cincinnati were explored. One site is in Mt. Auburn near the Christ Hospital; the other is in Parker Woods Nature Preserve in Northside. The potential of each site was discussed on the basis of these categories: Transportation, access to work, school, daycare, hospital, community facilities and recreation. Other site conditions that influenced the decision were: access to agriculture, access to outdoor activities, the type of land, water on site, and affordability. L4 - General Urban Zone Light to medium-density mixed-use development found in the “first ring�of a larger city. Greyfield which means Mt. Auburn is a developed site that is not as contaminated as a Brownfield. Usually Greyfields do not require remediation in order to be reused.

Potential of Mt. Auburn Location: great potential due to its proximity to the Downtown of Cincinnati. Demographics: possible student housing, young educated professionals, nurses and doctors from adjacent hospital Access to site: foot and car traffic, easy access to public transport (bus lines 9, 24, 31, 38X, 46, 78 within walking distance) Access to school / daycare / hospital / community facilities / recreation: William Howard Taft Elementary School, Mount Auburn Prep Academy, Christ College of Nusing, University of Cincinnati, Mt Auburn Community Center Amenities: amenities surrounding the site, nearby park and tennis courts Access to agriculture & outdoor activities: available land for agriculture and outdoor activities, proximity to Inwood Park Type of land: existing residential building on site Water on site: existing Affordability: $ 1,52 - 3,63 / sq.ft.

Living Building Challenge Net Positive Water Imperative All water must come from a closed loop source and all treatment must take place on site without intervention. Waste cannot be connected to existing systems. Water Petal Intent To challenge people to not waste water. Ideal Conditions and Existing Limitations Challenge outdated attitudes and technologies.

Living Building Challenge Embodied Carbon Footprint The project must account for the total embodied carbon impact from its construction. Responsible Industry Imperative The project must advocate for sustainable resource extraction and fair labor practices––applicable to the extraction of raw materials. Red List Imperative The project cannot contain any Red List materials. Toxic materials such as mercury, lead asbestos, creosote, etc.

3 x Residential Towers situated on top of the community plinth. The first floor of each tower contains public commercial space. One lobby and commercial space––Store, Restaurant & Bar––on community plinth-level. This commercial space gives the towers its own identity and value of recognition. People can differentiate and circulate through the connecting exterior park space, meeting people from the community, but also arrange dinner or drinks with friends.

Daycare and the Recreation Center shape the community plinths. Daycare forms the first community plinth on Mt. Auburn street-level. Whereas, the Recreation Center shapes the second plinth. The recreation center is at the lowest point of the site and contains amenities such as swimming pool, basketball courts etc. Parking and mechanical amenities Water storage and purification are underneath Daycare, the Recreation center - consequently, under the community plinths.
