Home Alteration Requests

Our guidelines are designed to maintain the integrity of the original design and uphold the standards of your community. This ensures that any modifications align with the overall aesthetic and functional harmony of the property, which positively impacts property values.

All requests are carefully reviewed and considered before any approval or rejection.

Dont’s

Structural Changes: Such as altering the building's footprint or the structural integrity of the property. These change impact the structural warranty.

Precast Panels: adding or removing load-bearing walls is prohibited due to its potential for substantial structural alterations to the property and these change impact the structural warranty.

Exterior Modifications: Alterations to the exterior of the property, including changes to the facade, roofing, windows, doors is not allowed to maintain the uniformity and aesthetic appeal of the community.

Encroachments: This includes additions, extensions, or modifications that exceed property boundaries or infringe upon shared spaces.

Alterations to Common Areas: Alterations to common areas within the development, such as parking areas, recreational facilities, or shared amenities, is not allowed to maintain the functionality and accessibility of these spaces for all residents.

Building codes: Adhering to building codes is must when undertaking any alterations to ensure compliance with safety and structural standards.

Alterations Affecting Property Values: We aimed at preserving property values within the development, and alterations that are deemed to have a negative impact on others property values are not allowed.

Safety Concerns: Alterations that pose safety hazards or risks to occupants, neighboring properties, or the community is prohibited. This includes alterations that compromise fire safety, structural stability, or access for emergency services.

Steps to apply for Arada’s NOC?

It is Essential for homeowners to secure Arada No Objection Certificate (NOC) before proceeding with any alterations to their home. This ensures the compliance with community guidelines and adherence to regulations set by relevant authorities.

Loss of Defect Liability Warranty

Inability to issue resell NOC.

Violation notices from Arada or relevant authority

5,000 AED +VAT security deposit prior to the work.

The NOC is valid for 90 days if in case of any NOC renewal you will be charged 500 AED + VAT.

Review timeframe

5 Business days

Decision/Clarification

You shall receive a notification email with approval or rejection with our comments.

Pay Security Deposit

If approved, provide a security deposit for obtaining the work permit.

Permit Issued

ARADA Care will email Permit. In some cases, relevant authority approval maybe required

Start Work

After the work is completed, we shall do the final inspection.
