DUNWOODY, Ga. — A large mixed-use development overlooking I-285 in Dunwoody could soon include hundreds of residents in the busy Central Perimeter district. The plan could further the vision Central Perimeter leaders have to transform the commercial hub from a commuter pass-through into a thriving live-work-play community. The Georgetown Company and RocaPoint Partners, developers of Campus 244, are seeking to build a 400,000-square-foot residential building, totaling 350 units, on the nearly 13-acre site near Perimeter Mall and the Dunwoody MARTA station. The site already includes an office building, a hotel and two restaurants but is surrounded by parking lots — land that could be better utilized, the developers say. They are requesting the property be rezoned from office institutional to planned unit development district to allow for multifamily residential. “The rezoning is necessary to allow the applicant to respond to market demand and develop these underutilized areas with economically viable uses, such as multifamily residential,” according to a rezoning application with the city.
