1.Thefirstsignsofanupturn?

TheCotalityHomeValueIndexfor Februaryshoweda0.2%increaseinthe nationwidemedianpropertyvalue,to $806,697.Clearly,notabigrise,butthe largestwe’veseeninfourmonthsand morethanreversingJanuary’sslightdrop.

WhatstruckmemostwasthebroadbasednatureoftheFebruaryincreases. Auckland’svalueincreaseof0.1%was thesmallestoutofthemajormetros; Wellington,TaurangaandChristchurch allenjoyedmiddlingrisesofaround0.5%; andpropertyvaluesinHamiltonand Dunedinjumpedby0.9%.Manyofthekey provincialtownsandcitieswereuptoo–infact,themedianpropertyvalueclimbed tonewpeaksinAshburton,Timaru,Gore, SouthlandDistrictandInvercargill.

Now,makenomistake,it’searlydays, andthisisnotatrendyet.Buyersand sellersremaincautious,andIwouldn’t anticipateastrongreturntogrowthin nationalmedianvaluesinthenearterm. Butupturnshavetostartsomewhere,and highersalesvolumes,low-ishmortgage ratesandarecoveringeconomyallpointto risinghousepricesatsomestagein2026.

Thelabourmarketprobablyholdsthe key,andmostforecastssuggestthat employmenthasalreadytroughed,withthe unemploymentratesettofall.

2.Employmentgrowthisslowlyemerging Speakingofwhich,StatsNZ’sfigures lastweekshowedthatthenumberof filledjobsedgedupby0.2%inJanuary, albeitaftera(downwardlyrevised) 0.3%fallinDecember.Lookingmore broadly,however,thereseemstobe agradual(albeitinconsistent)upward trendemergingforfilledjobs,whichis goodnewsandbacksuptheforecastsI mentionedabove.

3.Dwellingconsentsarestillrisingtoo Itwasalsoencouragingtoseeanother increaseinthenumberofnewdwellings consentedinJanuary–upby15%fromthe

samemonthlastyear.Thiswastheseventh riseinthepasteightmonthsandtakes theannualrunningtotaluptojustshortof 37,000.Thisbodeswellforthedeliveryof newhousesoverthenext12-18monthsand shouldsupportaffordability.

4.Continuingtofixlonger? Mymainfocusthisweekintermsof freshdatawillbetheReserveBank’s lendingfigures,whichwillshowhowmany borrowersfloatedinJanuaryversusthose whofixedlonger.Afteraflurryoffloating activityinNovember,almosthalfoflending inDecemberwasonafixedrateofatleast oneyear,withthetwoandthree-yearrates prettypopular.Thismakessenseinthe currentenvironmentwheremortgagerates mighttendtoshifthigheroverthemedium term(albeitnotimmediately).January’s

lendingfigureswillprobablyshowmoreof thesame.

5.Anothersmallliftfornetmigration? AlsoofinterestwillStatsNZ’snet migrationfiguresforJanuary.Therehave beenslowlyemergingsignslatelythat themigrationcycleisturning,withfewer peopleleavingandmorearriving.Thisgoes handinhandwithastrongereconomyand theexpectationthatjobprospectsinNZ areimproving.Tobefair,it’snothingmajor yetandthemigrationnumbersareprone todownwardrevisions.Evenso,theydo stillseemlikelytotrendhigheroverthe nextyearortwo,andapositiveresultfor Januarycouldbeanothersmallstepalong thatpath.
