This time of year, we get lots of questions from new homeowners about their insurance, like what’s covered and what isn’t covered. At a time when AI is our go-to, I strongly recommend reaching out to your insurance agent, setting up a time to meet in person or virtually and ask them all the questions.
It’s important for you to get to know them and your policy. When the worst happens, they are there to help. So let’s dive into it!

What is homeowners insurance?
Homeowners insurance is a type of insurance that provides coverage for your home and personal property in the case of a covered loss. It can also provide liability coverage if an accident or injury occurs in your home or on your property. Homeowners insurance is not only desired, but in many cases, required by your mortgage company so they will also be financially protected if your home experiences a covered loss.
What does homeowners insurance cover?
Originally, a standard homeowners policy covered only the risk of fire. Today’s homeowners policies help protect against numerous perils of modern life, in one “package” policy. While policies do vary, a typical homeowners policy can provide insurance protection for the following:
Home: The physical dwelling structure and other structures attached to it.
Other structures: For example, a detached garage, pool house, guesthouse, greenhouse or tool shed on the residence property.
Personal property: This helps cover the home›s contents, such as furniture, appliances or clothing. Certain types of property may have specific dollar limits. Some personal items, such as jewelry, silverware and collectibles may have policy limits and could be covered under a personal articles policy.
Additional living expense (ALE): If a home is damaged by a covered peril, the additional living expense allocation helps with the costs of hotel bills, apartment
or rental home, meals and other living expenses if your home is uninhabitable from a covered loss. This policy section may also reimburse a homeowner for lost income if a room in the house were rented out.
Personal liability: Protects against legal liability for bodily injury or property damage if a third party is accidentally injured or their property is damaged.
Medical payments: Also known as guest-medical payments, this section provides limited coverage if a third party is accidentally injured and needs medical treatment.
What does homeowners insurance not cover?
The standard homeowners policy specifically excludes several perils from coverage. Policy coverage for these excluded perils can generally be added through an endorsement and payment of an additional premium. Typical policy exclusions might include the following:
Ordinance or law: Many homeowners policies do not cover losses or have limitations, due to a law or ordinance of the community in which the home is located. For example, if your property is damaged or destroyed, changes in building codes could result in additional uncovered expenses when your home is repaired or rebuilt. Ordinance or law coverage is included in some package policies often as a percentage of the dwelling coverage (10%, 25%, 50%, etc.). This coverage is required in some states.
Earth movement: Excludes loss caused by events such as earthquakes, volcanic eruptions, mudslides or landslides.
Backup of sewer and drains: Refers to damage from water that backs up from sewers or drains. Many policies contain dollar limits for water damage due to such things as a broken pipe.
Flood damage: Refers to damage from rising water or surface water.
Mold exclusion: Many insurance companies exclude or limit coverage for mold damage.
Other exclusions: Other specific exclusions include war, nuclear hazard, neglect and intentional loss.
Other homeowners insurance considerations
Actual cash value (ACV): Dwelling and other structures: If a home is damaged or destroyed, a homeowners policy will generally pay (within policy limits) to rebuild or repair on an “actual-cash-value” basis for a covered loss. In simple terms, ACV means replacement cost minus depreciation for wear and tear. Reimbursement on this basis could leave a homeowner short of the total funds needed to restore the home.
Replacement cost value (RCV): Within the HO contract, or through an endorsement and payment of an additional premium, reimbursement can be on a «replacement-cost» basis. Replacement cost means, simply, restoring the home to its pre-loss condition using materials and workmanship of similar quality. In some policies, the availability of this feature requires the homeowner to maintain coverage on the home equal to at least 80% of the cost to rebuild or repair. If insurance coverage were not maintained at the 80% level, any loss would be reimbursed at a lesser amount or on an actualcash-value or depreciated basis.
Personal property (contents): May be written on an ACV or RCV basis. Coverage is normally on an ACV basis until replacement occurs. If the policy provides RCV coverage, the depreciated amount is paid after the replacement occurs.
What factors impact homeowners insurance cost?
Your home insurance premium can depend on several important factors, such as:
Location: Homes in higher crime rate locations or prone to natural disasters often have higher rates. Coverage limits and deductibles: A higher deductible can decrease your premium but could cost you more if you file a claim.

Claim history: The more claims you have, the higher your premium could be.
Things we may not have covered: trampolines, dog bites, HOA’s, etc. your agent is one phone call away from getting you the information you want.

From the Classroom to Coaching
I went into education because I love working with kids. That never went away. But along the way, I discovered something else: I love working with the adults who work with kids. Every person has strengths and gifts. It’s a privilege to help someone, whether a student or an adult, use those gifts to bring out the best in themselves and in others.
My mission never changed. After 30 years in education, many of them in leadership roles, I realized that helping people grow and become their best selves is where I find my purest joy. As I approached retirement from public education, I knew I wasn’t done. I just wanted to do that same work in a different capacity.
Knowing retirement from public education was coming, I went on what I call a “curiosity tour.” I reached out to mentors and people in the community I admired, had a lot of coffee dates and one-on-one conversations, and asked each of them the same two questions: what wisdom do you have for me as I approach retirement, and what do you see for me? I filled a notebook with their answers. The pattern that emerged was clear: “Jill, you like to grow people. You like to serve.”
I have been blessed with amazing mentors, people who saw things in me before I saw them in myself. That’s what inspires me to give back the same way.
One coffee date included Dorene MacVey, who connected me with the Institute for Professional Excellence in Coaching (iPEC), where I earned my professional coaching certification. Looking back, that tour lit the path to where I am now. Joey Beach, Trent Murphy, Pastor Scott Rains, Carlos Rojas, Aaron Johnson, Dave Nelson, and my dad are a few others whose conversations still stand out to me.
My faith has also shaped my growth. I believe we’re all given gifts, and it’s our responsibility to use them to make an impact on the people around us. People saw something in me: an ability to help an individual, a team, or even a culture in a building grow and transform. I want to keep giving in that way, by empowering people to become their most effective selves so they can make their own impact. So, after over 3 decades serving in public education, here I am embracing entrepreneurship with LJUrich Consulting. I’m rewiring, not retiring!
How was being the keynote at Mentoring for Women? What stood out to me was the energy in the room. There was a spirit of that event that was not competitive. It was women supporting women, sharing stories, realizing that nobody has it all figured out. Everyone is just trying to do their best, one day at a time. When women pour into each other, amazing things happen!
That event nudged me to develop a workshop for women, Women’s Masterminds, which occurred last May. The feedback was strong enough that attendees asked for a full workshop series, starting with that workshop as the foundation. So, I offered the foundational workshop again, this time calling it, “Women’s Masterminds: The Foundational Experience,” in recent weeks, and I’m now building followup sessions, including one this fall called “Women’s Masterminds: Living and Leading in Gratitude,” which draws on the Energy Leadership Index assessment I’m certified to administer. The next Foundational Experience is scheduled for Saturday, September 26th. For women who want to grow, engage with other women, and be a part of a joy-filled experience, this Women’s Masterminds Workshop Series is for you! I’m feeling a special calling to serve this growing community of women.
My ideal client right now is somebody who wants to grow. When we think about leading, everyone leads. It’s just a matter of how you’re leading, how you’re showing up to the people around you. Sometimes we lead from behind, supporting someone else. Sometimes we lead from the side, partnering with them. Sometimes we’re out in front, rallying the troops in a formal role. I love having the opportunity to help people unlock their potential so they can lead most effectively wherever they are, whether they’re in a formal leadership role or just wanting to show up better and live at their fullest potential.
What does coaching look like in practice for you?
Coaching is about learning who you are, learning your core beliefs, and understanding how those beliefs shape your emotions and actions.
It starts with honoring the belief that every person already has what it takes. I come into a coaching relationship having been trained in strategies and questioning skills, providing a safe and collaborative partnership. I show up without all the answers and without positioning myself as the expert in someone else’s life. The client is the expert in their own situation. They just have something blocking them, or a web of thoughts and feelings to sort through. Coaching creates the space to untangle what’s there and find clarity. And just like how good doctors go to the doctor, good coaches have coaches. I’m grateful for each time I meet with a coach to unlock my potential so I can be a better coach to the people I serve. And while everyone is not a coach, we all have opportunities to serve as mentors. My advice to mentors is to believe in the person you’re mentoring. Come at it from a place of focusing on their strengths rather than their weaknesses. Build their selfawareness so they can see clearly what they’re good at as well as their “lesser strengths,” and figure out what to do with that information.
If you’re questioning whether you’re ready to lead or be a mentor, consider this your invitation to grow. I say, “Get a coach!” Coaching unlocks the potential that’s already within you and helps you lead with greater purpose and impact. Leaders who grow the most aren’t always the ones who feel the most confident or have all the answers; they’re the ones who are willing to invest in their growth through coaching. What do you love about the Ankeny and Des Moines metro area?
People here care, not just about how the community looks today, but about what it will look like in 5, 10, 15, or 20 years, long after we’re gone.
My years spent in the Ankeny Community School District, both as an
administrator and as a parent, showed me how much teachers and staff genuinely care about kids. Working with the Orbis program later widened that view even further. I saw that people in this community don’t just go to work. They go to live out a mission and make an impact.
Since recently starting my own business, I’ve been amazed by how kind, open, and engaged people are, and how willing they are to support each other. It’s true synergy, the idea that 1+1=3. We are better together, and there is great pride in our community.
How did you stay positive working in a school system full of differing opinions?
Every school district is an ecosystem where students, families, educators, businesses, and community members are interconnected. By leading with respect, building trust, and valuing both our differences and our shared purpose, we create a stronger school district—and in doing so, we shape a stronger community for everyone. Ankeny Schools doesn’t just serve our community; they help create it.
For me, staying positive means knowing my core beliefs and values, and using them to guide my actions and decisions. If I try to be this perfect person in every situation, it’s going to stress me out, and perfection is never going to happen. Stress is always going to be there, so it’s okay, let’s acknowledge it and decide what we’re going to do about it. I try to prioritize faith, wellness, and loved ones, so then I’m a better person when I show up to work.
Additionally, part of the answer to staying positive is building a great team, people you can work hard with, laugh with, and lean on. Families are passionate about their kids because they’re coming from a place of love. When we remember we’re on the same side, wanting the same outcome for the student, it comes back to listening and building relationships. Everything good comes out of relationships.
I think back to when our district moved from one high school to two. Some people held tightly to Ankeny
High School, and many wanted to keep just one school because they were part of this great legacy. Then Centennial opened, and at the first football game, there were twice as many players on the field, twice as many band members, twice as many cheerleaders, and twice as many students in the stands. It still gives me goosebumps to think back on that amazing event for our community. We’re one district and one community, and we’ve continued to grow and create more opportunities. And now we have the Innovation Hub coming to life thanks to our workforce, families, community members, and the school district coming together.
back on your life and say, ‘Gosh, I wish I would have spent more time at work.’” His words of wisdom have continued to speak to me throughout my years, knowing that after I retired, my loved ones and my health will be there to the degree I tended to them along the way. I’m grateful for the continued support that my husband, Mike, has given me to go all in on my career. His job moved our family to a few different states, and with every move, I learned to adapt and to not fear change and to embrace all the opportunities available.
How have you balanced leadership, entrepreneurship, and family?
By being surrounded by great people, living in gratitude, working out, and continuing to learn. We’re all given the same 24 hours in a day; it’s what we do with our time that matters. One of my mentors who passed away, Scott Osborn, used to say, “Fifty years from now, you will not look

Please tell us a little about your business and your journey.
Ankeny Real Estate Group wasn’t something either of us originally planned to build. Our journeys into real estate started in different places. Michael was working alongside his father, Steve, at a smaller brokerage, while Colin had built the Colin Panzi Real Estate Team. Although we had taken different paths, we found ourselves having many of the same conversations about what great client service should look like and the kind of culture we wanted to be part of.
Those conversations led us to realize we shared a common vision. Too often, real estate teams are built around one person, with everyone else supporting that individual. We believed there was an opportunity to build something different—a collaborative team where talented agents support one another, share ideas and work together to create the best possible experience for every client.
Bringing our businesses together wasn’t about getting bigger. It was about getting better. We wanted to build a place where great agents could thrive, clients would benefit from the collective experience of the team and success would be measured by relationships, not just transactions.
While our team has grown over the years, our purpose hasn’t changed. We still approach every client with the same mindset that inspired us from the beginning: treat every transaction with care, communicate honestly and remember that “Your Deal Is A Big Deal.”
How did the business get started, and how did you get to where you are today?
Ironically, Ankeny Real Estate Group started with a conversation. Colin and Michael first connected through an Ankeny Chamber trip. What began as a longer conversation turned into a friendship, and that friendship led to countless conversations about real estate, business and how the industry could better serve both clients and agents.
As those conversations continued, we realized we shared many of the same values. We both believed relationships should come before transactions, collaboration was more powerful than competition, and there was a better way to build a real estate team.
Those ideas eventually became the foundation for Ankeny Real Estate Group.
Looking back, it wasn’t one big moment that launched the business. It was a series of conversations, shared ideas and a willingness to challenge the traditional model. Once we committed to that vision, we focused on finding great people who believed in it as much as we did.
Since then, our growth has come one relationship at a time. The greatest compliment we receive is when past clients trust us enough to refer their friends and family. To us, that’s the clearest sign that the relationships we build continue long after the closing table.

What sets our team apart starts with the responsibility we feel toward every client. Confidence doesn’t come from telling people what they want to hear—it comes from preparing them for what to expect. Sometimes that means encouraging someone to move forward. What challenges have you experienced along the way?
One of our biggest challenges has been learning how to grow while protecting the culture and personal service that helped us succeed. As our team has grown, we’ve worked hard to ensure every client still feels known, valued and supported—not like they’re being passed through a system.
The other major challenge has simply been the real estate market itself. In the five years since launching Ankeny Real Estate Group, we’ve experienced one of the most unpredictable housing markets in recent history. We’ve seen historically low interest rates, record demand, limited inventory and a rapidly changing market that continues to evolve.
People often ask us, “What do you do when the market shifts?” Our answer is simple: we shift with it. Every market requires a different strategy. What worked two years ago may not be the right approach today. Our job is to stay ahead of those changes, adapt quickly and help our clients make informed decisions based on today’s market—not yesterday’s.
That adaptability comes back to our team. Because we’re constantly collaborating and sharing what we’re seeing across different price points, neighborhoods and property types, we’re able to recognize trends early, adjust our strategies and provide advice that’s current, practical and tailored to each client’s situation.
What has influenced you to become so involved with the Chamber and community?
Our involvement with the Chamber and the community has always been about building relationships and investing in the place we call home. We believe businesses have a responsibility to contribute to the communities that support them, and the Chamber has given us an incredible opportunity to connect with other business leaders who share that mindset.
One thing we’ve learned over the years is that the more we pour into this community, the more it seems to give back. Whether it’s supporting local events, partnering with other businesses or finding ways to serve beyond real estate, we’ve found Ankeny to be an incredibly rewarding community to be part of.
We’re proud of the relationships we’ve built, not just with our clients but with fellow business owners, nonprofit organizations and community leaders. Those connections have enriched both our business and our lives.

How have you found this path to be rewarding?
For both Michael and Colin, the greatest reward has never been the transaction itself—it’s the people. Real estate gives us the opportunity to walk alongside people and families during some of the biggest moments in their lives, and we don’t take that responsibility lightly.
One philosophy we’ve always tried to live by is to leave every person, every relationship and every situation better than we found it. If we can make a positive impact on someone’s life, even in a small way, we’ve done our job.
The relationships we’ve built over the years are by far the most rewarding part of this journey. Many clients have become lifelong friends, and that’s something we never take for granted. Those relationships mean far more to us than any transaction ever could.
Looking back, we’re proud of the homes we’ve helped people buy and sell, but we’re even more grateful for the trust people have placed in us and the lasting friendships that have come from serving them. That’s what continues to make this work so rewarding.
How does your family manage work, community and family responsibilities?
Honestly, some days it’s just chaos. Like most families, we’re constantly juggling work, community and family responsibilities, and there’s no such thing as a perfect balance.
We’re incredibly fortunate to have supportive spouses, families, an amazing team and a community that’s
always willing to step in when needed. It really does take a village, and we’re grateful to be part of one.
At the end of the day, family comes first. We do our best to be intentional with our time, support one another and be fully present wherever we are. We certainly don’t have it all figured out, but we’re thankful to be surrounded by people who make it possible to serve our clients, give back to the community and still be there for the people who matter most.
Who has been part of your support system?
Our families, agents, staff, clients and community partners have all played an important role.

One piece of advice we’d share is to remember that success is a marathon, not a sprint. Building a business, earning trust and creating lasting relationships all take time. Focus on doing the right things consistently, and the results will follow.
We’ve also learned the importance of creating winwin situations, surrounding yourself with talented people and genuinely listening to their ideas. Some of the best decisions we’ve made have come from the people around us, not just the two of us.

Hi, I’m Michelle Orosco, I’m co-owner and designer at The Elements Interiors, a residential and commercial interior design studio and retail space located in the District at Prairie Trail in Ankeny. The Elements is something I’m especially proud of, the moment you step into the over 8800sf showroom of furnishings, lighting, artwork, bedding, accessories and gifts you will see there is no place like it. It’s carefully curated, every piece of furniture and every accessory has been handpicked for its craftsmanship, its materials, and the story it tells. My business partner, Ryan Inks, and I travel to all the Markets to bring new and unique finds to our store.
None of this works without the team behind it. I’m incredibly thankful to work alongside such talent. They
each bring the same philosophy I do: no cookie-cutter solutions & no rushing a client. Every one of them genuinely loves this work, and it shows in how they listen. They ask good questions, they pay attention to the small details a client might not even think to mention, and they treat every project, big or small, with the same level of care. Customer service isn’t a department for us, it’s baked into how we design.

While our store is proudly rooted in Ankeny, our work extends far beyond Central Iowa. We regularly design homes throughout the Des Moines metro, Okoboji, Clear Lake, and communities across Iowa, while also serving clients across the country in places like Arizona, Florida, Tennessee, and beyond. More often than not, those outof-state projects begin with a single local relationship. We design a client’s primary residence here in Iowa, and as trust is built, we’re honored when they invite us to help with a vacation home, a retirement home, or even the homes of their children.
When the holidays roll around, we’ve become a destination that people look forward to visiting year after year. Our showroom transforms into something straight out of one of my favorite holiday movies, Elf. Every corner is filled with beautifully themed Christmas trees, twinkling lights, garland, and festive décor designed to inspire and capture the magic of the season.
Here’s a little secret—we don’t just decorate our showroom. Our design team will come to your home and create a beautifully decorated holiday retreat tailored to your style. Imagine arriving home after a long day to find your Christmas tree glowing, the garland perfectly hung, the stockings displayed, and every festive detail in place. All that’s left for you to do is pour a glass of wine, curl up by the fire, and enjoy the season with the people you love.One of our favorite traditions is participating in Dazzling in the District, when we welcome Santa and Mrs. Claus to The Elements. Watching families bring their little ones to capture photos, create cherished memories, and experience the joy and wonder of the season reminds us that our business is about so much more than beautiful interiors. It’s about creating spaces where memories are made and traditions begin.
What does an average day look like for you and the design team?
Funny you should ask this question. No two days are ever the same and it’s the variety that keeps every day exciting. One day we may be collaborating with clients on a new construction home, selecting everything from flooring and cabinetry to lighting and plumbing fixtures months before the home is even built. It’s said that building a home requires making more than 5,000 decisions, and our clients are always grateful to have a trusted team helping simplify that process and bring their vision to life.
The next day, we may be styling a finished space, helping a client find the perfect statement piece of artwork, a custom sofa, or the finishing accessories that complete a room. We work on projects of every size (from full-home furnishings and commercial spaces to a singleroom refresh)and each one receives the same level of creativity, attention to detail, and thoughtful planning.
One of my favorite services we offer is what we call the “HGTV Experience.” We invite our clients to leave while our team completely furnishes, styles, and accessorizes their home. When everything is finished, we welcome them back for the big reveal, just like on television! There is nothing more rewarding than opening the front door and watching their reactions. The happy tears, the hugs, and hearing them say, “It feels like home,” are the moments that remind us why we love what we do.
How did you decide to become an Interior Designer?
I get asked this question a lot. Design has been imprinted on my soul for as long as I can remember. Some of my earliest memories are balancing on my tiptoes, peering over the edge of my dad’s massive drawing board, watching him work through sketches and paint. He was a professional illustrator, and growing up in his studio gave me a front-row seat to a creative life before I even knew that’s what it was called.
I went on to study Interior Design at Iowa State University (Go Cyclones!!), and after graduating I started my career in Kansas City, practicing commercial design. I’ve never been one to shy away from a challenge, and I jumped in headfirst. Over the past twenty-plus years, I’ve had the privilege of working with an incredible range of clients — Cessna Aircraft, Children’s Mercy Hospital, the University of Iowa Library, Iowa State’s Biomedical Engineering building and Curtis Hall, Nationwide Insurance, Delta Dental of Iowa, Principal Financial, and many more.
What has been one of your biggest challenges?
The biggest turning point of my career came at the age of 40 when life threw me a curve ball. I was diagnosed with breast cancer. My daughters were very young at the time, and I remember one thought rising above all the noise: I had way too much living left to do. Two years of difficult treatment and a handful of surgeries followed. It was a hard season, no doubt about it. But it also gave me something I wasn’t expecting — a genuine kind of gratitude, and a clearer sense of what actually brings me joy.
By late 2020, I was ready for a fresh start and with my daughters being older I decided to get back into design. So with my Covid mask in place I knocked on the door of The Elements Interiors. Adding residential projects felt like the obvious next chapter. Why? Well, after a season of appreciating the everyday, what could be better than helping people build homes that reflect their own everyday joy? That’s really where my journey at The Elements began. The fall of 2022 I was approached with the opportunity to buy the business with Ryan Inks. Even though this was not something I sought out to do, EVERYTHING about it felt right. The right time, the right kind of business, the right business partner... I am so incredibly happy with that decision!! I won’t lie, owning a small business is not for the faint of heart but at the end of the day I still say it is all worth it.
Who has been your support system?
I would be remiss if I didn’t recognize my business partner, Ryan Inks. Building and growing a business is filled with challenges, and having someone who shares the same vision, values, and commitment has made all the difference. Ryan has been an incredible source of support, encouragement, and perspective through every season of our journey. We each bring different strengths to the table, and together we’ve built a partnership grounded in trust, respect, and a shared passion for serving our clients and our community. I truly couldn’t ask for a better business partner, and I’m incredibly grateful for everything we’ve accomplished together—and for all that’s still ahead.
As I reflect, all of this — the business, the comeback, any of it — doesn’t happen without my incredible daughters and the rest of my family and friends standing behind me. They’ve been there through every hard season and every celebration, and their steadiness and love have carried me more than they probably realize. This is my thank you to all of them: I see everything you do for me, and I am endlessly grateful for you.
I also want to take a moment for my mom. I lost her this past February, and I think about her every single day. She was the one who taught me how to work hard and how to never take life too seriously — I can still hear her laugh. Those are two things I try to carry into every room I design and every person I work with. I wouldn’t be who I am, personally or professionally, without her. Miss you, Mama. Advice for designing the perfect room
I always tell clients to think of interior design in layers. Think of the process like building a great lasagna. (I’m a very visual person, so the analogy of a yummy Simon’s Lasagna just makes sense to me).
Every layer serves a purpose. The furnishings are the noodles— they’re the foundation of the room and hold everything together.
The meat and sauce represent your lifestyle and how the room functions. Before selecting anything, we ask how you want to live in the space. Will it be a place for entertaining, gathering with family, working from home, or simply relaxing at the end of the day? That function is what gives the design its substance.
Next comes the cheese —the layers of texture that make a room feel warm and inviting. This includes rugs, drapery, pillows, throws, and upholstery that add softness and comfort. Finally, the seasonings are the finishing touches that bring everything to life: artwork, lighting, accessories, greenery, and meaningful personal pieces that tell your story. Just as no one remembers a great lasagna because of one ingredient, no beautiful room is created by a single piece of furniture. It’s the thoughtful layering of every element that creates something memorable.
Most importantly, choose pieces you truly love rather than chasing every trend. Trends will come and go, but a thoughtfully designed home that reflects your personality will always feel timeless. And if you’re wondering where to begin, don’t worry—that’s what we’re here for. What I love about Ankeny and the greater Des Moines metro is that it still feels like a small town, even as it’s grown into one of the fastest-growing places in Iowa. People here show up for each other — for the schools, for each other, and for small businesses like mine.
The Ankeny Chamber is run by a wonderful, supportive staff, and there’s a genuine warmth and civic pride here that you don’t find everywhere. It’s a community that has continued to invest in itself, and that same spirit of growth and support is exactly what’s allowed a small business like The Elements to take root and thrive.
Any other wisdom or advice you’d like to share?
If I could leave readers with one piece of advice, it’s this:
When life gets hard, don’t be afraid to shift your path
Sometimes the plan you had isn’t the plan that’s meant for you anymore, and that’s okay — some of my best work has come out of the hardest seasons. Just stay rooted, and surround yourself with a supportive circle of friends and community. That will carry you through just about anything.

Buying your first home is one of the biggest financial decisions you’ll ever make, and it’s easy to feel overwhelmed by everything that goes into it. After 15 years helping families across Iowa finance their homes, I’ve found that the buyers who feel most confident are the ones who know what’s coming before it arrives. Here’s what to have on your radar.

Your Credit and Finances
Will Be Under a Microscope
Lenders look closely at your credit history, income, and debt before approving a loan, and that scrutiny doesn’t stop at pre-approval. Avoid opening new credit cards, financing a car, or making large, unexplained deposits into your bank account while your loan is in process.
Even well-intentioned moves, like consolidating debt or helping a family member with a big purchase, can complicate your file and delay closing. If you’re not sure whether a financial decision is safe to make right now, ask your loan officer first.
Pre-Approval Is a Starting Point, Not a Guarantee
A pre-approval tells you and your realtor what you can likely afford, but it’s based on a snapshot of your finances at that moment. Your final approval depends on updated documentation closer to closing, so keep your financial picture as steady and predictable as possible between pre-approval and the closing table.
Closing Costs Are More Than Just the Down Payment
Many first-time buyers budget for their down payment but forget about closing costs, which typically run 2-5% of the purchase price. These cover things like appraisal fees, title insurance, and lender fees. The good news: there are down payment assistance programs and loan options, including Conventional, FHA, VA, and USDA loans, that can reduce how much cash you need upfront. A good loan officer will walk you through which programs you may qualify for, such as down payment assistance programs to help with these costs.
The Home Inspection Isn’t Optional
Even in a competitive market, skipping the inspection is rarely worth the risk. It’s your chance to understand the true condition of the home before you’re locked in, and it can give you negotiating power if issues turn up. I’ve worked with buyers who backed out after a structural
inspection revealed problems that would have cost them tens of thousands of dollars down the road; that inspection paid for itself many times over.
Rates and Payments Can Shift Before Closing
Interest rates can move between the time you go under contract and the time you close, which affects your monthly payment. Ask your lender about rate lock options so you understand exactly when your rate is secured and for how long.
Build in a Cushion
Between moving costs, immediate repairs, new furniture, and simply adjusting to a new monthly payment, it’s wise to keep a financial cushion after closing rather than spending every available dollar to get into the home. This buffer gives you breathing room during the transition and protects you if anything unexpected comes up in those first few months.

A home purchase involves a lot of moving parts: your realtor, your lender, the title company, the inspector, and sometimes an attorney. Overview of Headlights
If you have ever watched an episode of CSI: Crime Scene Investigation or Criminal Minds and thought to yourself, I wish this story was EVEN darker, then this novel is for you.
Headlights is a gritty and heavy horror thriller novel following tormented FBI agent Daniel Stansfield, who must solve a barbaric series of killings that seemingly target his tragic past. The story has themes of PTSD, grief, and redemption, forcing the characters to face their own traumas and dark pasts. Headlights is very nature-oriented, taking place in Colorado, and has many stunning depictions of the mountains, plains, and forests; there is an element of environmentalism created by juxtaposing the natural beauty of Colorado with the unrelenting urban expansion of humans. CJ Leede emphasizes the violent and egocentric nature of humanity when it comes to the world we inhabit.
The second half of the novel takes a turn from the detective investigation of the first half; I thought the story became more repetitive and convoluted. There is a romance storyline that feels out of place and detracts from the overall mystery. I do like the ending and how it ties everything together. One of my favorite parts of the book is the tangible pop culture references and inspirations, such as The Shining by Stephen King, The X-Files, and 1970’s country music. Headlights feels like a Tana French mystery mixed with the atmosphere of a Stephen Graham Jones slasher, imbued with violence and surreal imagery.
