It has been a busy, but very productive, winter here at The Marbella. I would like to thank all residents for their patience and cooperation as several major projects have progressed over the past few months.
The fire alarm replacement project is now nearing completion. I want to sincerely apologize for the extremely loud, but absolutely necessary, alarm testing that many of you endured. While disruptive, this work is critical to life safety and compliance. The good news is that a project of this magnitude typically only occurs about once every 25 years.
Regarding your individual condominium insurance, if you have not already done so, please be sure to forward the building’s wind mitigation report, water shut-off system verification, and fire sprinkler verification letters to your insurance agent. These documents may qualify you for credits toward your condominium insurance premium. If you need assistance obtaining or submitting this information, please contact Veronica Lamas directly at veronica. lamas@guestservices.com or 239.593.2313
The elevator modernization project has now transitioned to the South Tower. As a result, it is imperative that all deliveries to the South Tower be scheduled well in advance. Please coordinate directly with Michelle Woodman to avoid delays
or access issues. She can be reached at michelle. woodman@guestservices.com or 239.593.2311
I would also like to offer a gentle reminder to assist management and staff with the following items:
1. Please return your yellow proxy form for the March 25th Annual Meeting as soon as possible.
2. Kindly leave the upper parking spaces closest to the front entrance available for guests whenever possible.
3. Please collect and return any glassware/china/ silverware that belongs in the restaurant (inventory is getting low!).
4. Please RSVP for dinner at least one day in advance by calling the Dining Room at 239.593.2331 (you are welcome to leave a voicemail).
I hope you have enjoyed residing here at The Marbella this past winter as much as I have enjoyed serving you. Thank you for your continued cooperation, support, and attention. It is a pleasure working on behalf of such a wonderful community.
Warm regards,
Ethan Loschiavo Managing Director The Marbella Condominium Association

Planning Your Summer Away? Don’t Miss These Important Reminders
Season is almost over, and summer is just around the corner. It has been busy with 165 residents at The Marbella. If you are leaving us for a while, please remember to fill out the Resident Absentee form before your departure. The information you list is the only way we will know how to reach you in case of an emergency in your unit.
As you prepare to leave, here is a quick recap of some items that are often overlooked:
• Remove all dry goods, especially open bags of dry cereal, flour, sugar, etc., from cabinets.
• Turn off the icemaker and empty the ice bin.
• Deep cleaning is available while you are away: baseboards, blinds, ceiling fans, lanais, screens, windows, and organizing drawers. Please call and schedule before you depart.
• Coordinate with the front desk carpet cleaning or other vendor work in your home during your absence. It’s a good time to consider a walk-in shower or new flooring.
• The resident garden is located outside on the southwest side of the building. You may
Planning ahead provides peace of mind—knowing that your wishes will be honored and your loved ones will be spared unnecessary stress during a difficult time. Advance planning allows you to put important details in place, including preferences for cremation or burial, as well as transportation arrangements to a northern funeral home for cemetery placement, if desired. If you would like guidance, Hodges Funeral Home, Southwest Florida’s trusted Dignity Memorial provider, is here to help. Contact Jenny Reichard at jenny.reichard@ dignitymemorial.com or 239.662.5233, or stop by the Open House on Tuesday, March 3, in the Grand Salon from 10:00 AM to 12:00 PM. place your plants there while you are gone. Our landscape team will treat them for insects as needed, and housekeeping will water. Though we cannot control external factors, nor can we guarantee that your plants will flourish in your absence, we will do our best to care for them while you are away.
• All east shutters will be closed upon your departure this summer. A flat $25 fee will be charged for the process. This can help reduce the heat load on your A/C system and assist in preventing fading of your carpet, drapes, and furniture. Closing the shutters also helps secure your home in the event of a storm.
• We are unsure how many residents are going north this year. For those of you who stay with us year-round, all activities and services will continue. For those of you going north for the summer, your home will be ready for you should you decide to take a summer vacation back to The Marbella.
Have a wonderful summer!
