Message From The Managing Director As the new year begins, The Marbella has once again come alive with the higher occupancy that naturally accompanies our winter season. With more residents in the building, we are enjoying a livelier atmosphere marked by increased social activity, strong participation in clubs, and a renewed sense of community engagement. This energy is one of the defining characteristics of life at The Marbella and sets a positive tone for the months ahead. I am pleased to report that our leadership team is fully engaged and operating at full strength. Darci Kopp, our Lifestyle Coordinator, and Michelle Woodman, our General Manager, have both returned to full-time schedules, strengthening daily operations and resident programming. In addition, Casey Cook, our Dining Room Manager, has quickly immersed herself in dining operations and is gaining a strong command of the department as we move deeper into the season. Important work continues across all departments. Rob Dieckmann remains steadfast in overseeing day-to-day maintenance operations while also managing major long-term projects, including the ongoing fire system replacement. At the same time, he is researching and planning for several potential future initiatives, such as flood panel solutions and

whole-building generator designs and options, to ensure the property remains well-maintained and resilient. In the kitchen, Chef Victor continues to deliver a balanced dining program, offering a wide variety of quality menu choices alongside simpler, traditional favorites. All of this is being accomplished while carefully managing food costs in a challenging market, ensuring both value and consistency for residents. From a financial standpoint, Controller Dave Coats has completed the annual budgeting process and has already turned his attention to the 2025 audit. Once finalized, the audit will be made available to all owners. Jackie Gonzalez continues to oversee The Cove operations, and residents can expect increased communication in the near future that will provide greater insight into The Cove’s offerings and amenities. Real estate activity at The Marbella is also gaining momentum. Mark Maran is heading into a busy 2026, with one unit currently under contract, progress on another, and the likelihood of additional inventory coming to market in the near term.
