  

A company founded in 1948 by Joan Amat. Run since 1952 by Concepció Amigó, Amat’s widow. Present Board of Directors formed by the members of the family in the company. Led by the secondgeneration: Immaculada Amat and Joana Amat, along with the third-generation Guifré Homedes Amat, Nadia Massagué Amat and Martina Homedes Amat.

There are no small roles, just small actors. Staff At the end of 2014, our staff was formed by 63 professionals.

Together and supporting each other we go far. We are a team of professionals with great transmission of knowledge and experience by the company, dedicated to customer needs and a history marked by the genre.

We have grown and are still a coherent team. Training All of the departments have undergone monthly internal training, in relation to the respective areas given by the heads of department and management. The following external training has also been given:  ‘New SEPA Regulations’ – a course given in TAAF.  ‘How to effectively lead Owners Associations meetings’ – a course given at the Administrators Association.  ‘Horizontal Property System’ – a course given at the Administrators Association.  Urban development seminars – given at the APCE.  Business program – given at EADA.  Official skills raising for Owners Associations Administration – a course given at the Administrators Association.  ‘The new features of the Urban Leasehold Law’ – a course given at the Administrators Association.  ‘Project and Procedure Management’ – a course given in TAAF.  ‘Creative Innovation' – a workshop given at Esade Creapolis by Innsual.  ‘We were, We are and We will be’ – a talk given by Rubèn Llop, EADA teacher.

Business Areas: Patrimonial Administration of Owners Associations We administer the owners associations as if they were companies, with 3 large areas: ECONOMIC  rigorous quotes, absolute control of expenditure and liquidity, control of non-payment, data permanently updated and available (On-Line service). LEGAL-TAX  compliance with all existing regulations and any that might be brought in, processing of corresponding taxation (as taxpayers), conception of the association as an asset that has to be cared for and maintained so that it does not lose value. COMMUNICATION  a fluid relationship with Board and residents (essential for the good running of the association), communication of all new developments in legal matters (basic for the responsibility of the Chairman), mediation between residents in unavoidable incidents (a necessary job for the health of the association and its members).

 We have had great activity although it is not at all easy to pin down operations. When you have offer you do not have demand and vice versa.  Most operations are to achieve profitability instead of generating capital gains As had happened in previous years.  The operations in which a bank or the Sareb intervened have been very long and complicated.  Private land transmission to developer operations were made. This had not happened since 2008.  There were international funds seeking to buy land. The problem we have as a country is the little transparency and data reliability. How do you explain to the North American funds that there is no official housing sale price register?  We have started a large land transformation operation.

In recent years and for very different reasons, the operations have become more complex from a legal viewpoint,... when there is no boundary problem there is a problem of surface area, access or an inheritance... in 2014 we have therefore brought in a new lawyer.

Tax advice A new service started up in 2014 given the importance of taxation in the real estate world, a service we had long needed.  A lot of models related to customer real estate activity, models... have to be managed  Having an overall view of customers’ Assets helps us to manage: communities of goods, income tax, corporate tax, etc. We offer them globality, anticipation and constant information on changes in legislation that affect taxation and which unfortunately are many.

Wealth Management Consultants A new service we want to offer in 2015:  We offer Family Offices a modulable auditing and consultancy service depending on the needs of each customer, providing them with our Know how.
