It’s hard to believe we’re already in November 2025 has flown by! But there’s still plenty of time to enjoy the rest of the year with family and friends. I’m especially thankful for all the wonderful friendships I’ve made here in Ladera Mansfield.

As many of you know, selling in Ladera has had its ups and downs over the years. We’ve moved past things like roof replacements and having too many listings at once, and the market continues to shift with each season.

My hope is that this Market Update helps you see how things are moving right now in our neighborhood.

As Thanksgiving approaches, I’m so grateful for all my Ladera friends both those still here and those who’ve moved away but remain close to my heart.

According to Redfin, for September 2025 the median sale price in Mansfield was about $461,415, down 7.2 % YearOver-Year.

According to Zillow, the typical home value in Mansfield through September 30, 2025 was $438,498, down 2.3 % over the past year.

Don’t get too caught up on price per SF! While price per square foot is helpful for staying competitive, remember that every home in Ladera is unique — focus on highlighting the features that make your home special to the right buyer who will fall in love with it just like you did.

The holidays are a special time of year — and believe it or not, they can actually help your home shine! If you’re selling during the season, don’t be afraid to pull out your festive décor. And here’s a local insight: in Ladera Mansfield, we’ve actually seen the market ease up a bit from the busy spring and summer months. Earlier this year, there were as many as 12+ listings available at once. Right now, we have just five active listings, with one already under contract. Buyers are still touring the neighborhood, and several listings are having great conversations with potential buyers.

So don’t count out the holiday season for selling your home! With less competition, more serious buyers, and the warmth of the holidays working in your favor, this can be one of the most magical times of the year to make a move.

Lately, our team has been testing out a new one-hour open house strategy — and it’s been performing incredibly well! With such a short window, we’re seeing more visitors come through at once, creating a strong sense of urgency and excitement. Buyers can literally feel the interest from others, which often sparks that “fear of missing out” energy that drives quicker decisions. It also sends a clear message that we’re confident in the home and not just sitting around waiting — we know it’s going to sell.

That said, traditional two-hour open houses are still pulling great traffic, too. Either way, open houses remain one of the best tools in today’s market to get buyers inside. Many visitors are not yet working with an agent or have one who’s unavailable to show the home — so these events open doors, both literally and figuratively. And as I always say, conversations sell houses — so let’s keep the doors (and the conversations) open about your home!
