Who are you going to call for your gate code?
IF YOU LIVE IN A GATED COMMUNITY within Aliante
Master Association, do you know who to call for entrance gate issues? How about your pedestrian gate code? Did you know that your association may no longer use gate codes? The Aliante Master Association receives several calls and emails asking questions about the gates located within the Sub-Associations. Many homeowners are unaware that the Master Association does not maintain the entrance or pedestrian gates for those communities that have them. The vehicle and pedestrian gates are maintained by the individual Sub-Associations, including the call boxes and gate remotes. If you are unsure of your community’s gate procedures, please contact them directly as noted below: Aliante Cove Nicklin Community Management Manager: Lisa Carrion (702) 851-7660 AlianteCove@Nicklincm.com Autumn Ridge/Springdale FirstService Residential Manager: Elizabeth Polanco (702) 737-8580 AutumnRidgeatAliante@FSRNevada.com

Pool Season is Here! HOWEVER, that doesn’t give homeowners permission to drain their pools into the Association’s common areas! It is illegal to drain your pool water anywhere other than your own plumbing spill out, which is located in front of your home. The City of North Las Vegas may levy a hefty fine if you are caught draining elsewhere. The Aliante Master Association will also address any homeowner guilty of this activity via their adopted enforcement policy and will hold any responsible party liable for common area landscape damage if this practice is found to have taken place. Let’s keep the community looking its best and not cause undue landscape repair expenses to be paid by the community at large.
Don’t Do It, Yet! According to the conditions, covenants, and restrictions signed by every homeowner, all improvements on a homeowner’s property require prior, written consent of the master architectural review committee and, if in a sub-association, the sub-association’s architectural review committee as well.

Maintenance Report: February/March 2022 Maintenance Our maintenance for March 2022 included, but was not limited to the following: • Between Friday Feb 25th. to Friday March 4th. maintenance on street common areas of Elkhorn, and also Aliante pkwy N. between HWY 215 to Grand Teton was done. • Between Monday March 7th and Monday March 14th. Maintenance on street common areas of Decatur Blvd.- Deer Springs N.- Rome st. as well as Dorrell St. was also completed. • Between Tuesday March 15th and Tuesday March 22nd Maintenance on street common areas of Brian Cram – Clayton, and Deer Springs South was completed. • On Wednesday March 23rd. we started maintenance on Centennial Pkwy and also on Aliante Pkwy South between HWY 215 and Centennial. We will be on this schedule until Wednesday March 30th. Our maintenance on the streets that were just mentioned included the following: – Tree trimming: we are raising the tree branches that are hanging too low. Our standard trimming height is at least 12’ ft. This does not only help the health of the tree, but it also gives plenty of height clearance for bicycle riders to be able to ride underneath the trees with out a problem. – keeping the plants looking their best without interfering with bloom cycles. As time passes, the needs of our plants throughout the community begin to change and we need to customize our approach in regards to the pruning and general care of all of our plants. As you know, Aliante has very many different species of plants and each species grows at a different rate, and some of those species required trimming at different times of the year as well.
– Plant Rejuvenation: We continued to clean up & rejuvenate the Lantana around the property and get them ready for spring blooming. Rejuvenation cutbacks can be performed between December all the way through April depending on plant type. In General, we want to perform our cut backs once we are beyond the possibility of frost or freeze damage. – Mineral Build Up Removal: The decorative rock in these areas was raked in order to disperse the mineral build up that surfaces to the top of the decorative rock as the weather cools down. This powdery white stuff that accumulates on the surface of the decorative rock do not compromise the health of the trees and plants, these mineral deposits are just an aesthetic problem that can easily be solved by raking the rock. At the beginning of March we raised the mow height on the turf from 3” to 3.5”. The results are longer roots reaching soil nutrients, and also reduces the chance for weed germination in the turf.
– In the First week of April we will change the flowers on all
the pots through-out Aliante, the annual flowers that we will be using for this application is the Snap Dragon.
– Also during the first 2 week in April we will be applying Q4
Turf Herbicide to reduce the growth of Nutsedge weed in the turf.
– Nutsedge is an aggressive weed pest that grows in lawns
towards the end of April and early May, once established their roots can reach up to 4” deep.
– We are also continuing to treat common areas with Preen
Pre emergent to reduce the growth of weeds in the community.

Spring Landscaping To-Do List IT’S SPRING,
and winter is gone, which means the time is ripe to
get our plans in order for this year’s garden, whether you’re dreaming of a bounty of vegetables, a balcony of colorful flowers, or some other sort of outdoor oasis. Here are our top 5 get-ready-to-garden tips.
1. Calibrate and Automate Your Irrigation System: Make it a little easier on yourself with some gardening hacks. For example, calibrate sprinklers so they always water your lawn just right (which means, as little as possible, conserving water). Follow the watering guide lines for your zone. Build a drip irrigation system so you never forget to water your garden.
8
Aliante Aerial
2. Sharpen and Sanitize Your Tools: the sharper the better. Get your pruning shears, shovels, and other tools in shape before you have to use them and you’ll save time and effort in the long run. Sanitize your tools by spraying a light coat of watered down bleach after each use, this will prevent any disease or fungus to spread from plant to plant. 3. Prune shrubs and trees, and divide Perennials: Winter is the best time to prune your trees and shrubs, before new growth and warm weather can increase the risk of disease. Just make sure you do it properly. 4. Fertilize: Once you have tested your soil to know what condition it is, get out the fertilizer or compost. Most plants like to be fertilized early in the spring when they are having their initial growth spurt. 5. And Don’t Forget To Maintain: Upkeep during the whole season is key. Once your flowers start blooming you will have to deadhead to promote more flowers (depending on the species). Deadheading is when you cut off the drooping or fading flowers from the rest of the green, healthy stem. The late spring is also a good time to put down a nice layer of mulch on the garden, this will help hold down weeds while keeping in water for those long hot summer days ahead. It also will break down over the fall and winter and help add nutrients to the soil.

community association manager.
Volunteer for the Association WE WANTED TO TAKE the opportuniy to thank all our dedicated volunteers. From board members to all the committee members, none of which are paid to do what they
do. They give of their time willingly because they care about Aliante and want to see it continue to thrive. Each member is dedicated to help Aliante remain the upscale, secure community that it was designed to be, and to preserve the higher standard of living we all hoped to enjoy when we bought homes here. We can achieve these goals through the hard work and diligence of the great men and women on the Architectural Review Committee, Compliance Committee, Finance Committee, Safety Committee, Property and Grounds Committee, Publications Committee and Social Committee. To all who serve the homeowners of Aliante, thank you. To those of you who are not involved, I implore you to be. We all have an ownership stake. If you have suggestions to improve our community, we urge you to join a committee. We look forward to seeing you at our meetings!
Feels good to be active: 1. Protect your self-interests. Protect your property values and maintain the quality of life in your community. 2. Correct a problem. Do you think maybe maintenance has been neglected? Do you see room for improvements? 3. Be sociable. Meet your neighbors, make friends, and exchange opinions.
7. Get educated. Learn how it’s done — we’ll train you. 8. Express yourself. Help with creative projects like community beautification. 9. Earn recognition. If you would like a little attention or validation, your contri butions will be recognized and celebrated. 10. Try some altruism. Improve society by helping others.
4. Give back. Repay a little of what’s been done for you. 5. Advance your career. Build your personal resume by including your community volunteer service. 6. Have some fun. Association work isn’t drudgery. Its fun accomplishing good things with your neighbors. May-June

Over time the park continued to grow. A large amphitheater that could seat thousands was created for entertainment purposes. A farmers market opened in the northern section of the park and a large colorful digital billboard called a parquee was added adjacent to the main entrance along Craig Road. The city then began offering many public events such as Pirate Fest, Pure Aloha, Taco Fest, etc. which would draw thousands of attendees. Annual events have been held to honor military personnel and first responders. Films

Repainting using the same color scheme: • No approval is required to repaint the exterior of your home in accordance with the original color scheme as provided by the builder. Painting with an alternate color scheme: • All submitted plans must include detailed specifications identifying the colors for body, trim, doors, pop-outs etc.; along with corresponding color swatches. • Painting your house using a color scheme originally designed by the builder for your plan-group. This alternate scheme will likely be approved provided there are no other homes in close proximity to yours with this similar color scheme. – Note: Builders used multiple color schemes for specific plans. For example, a Plan 1 home may have sub-groups A, B, C, and D; each with its own color scheme. These alternate color schemes are permissible. Management does not have original scheme information for each home, but many times that information can be obtained directly from your Community’s developer* • Painting your house a color scheme used by the builder for another plan in your development. This request will be considered on a case by case basis. continues on page 14

State Your Claim Could Nevada be holding money for you?
What money you may ask, Items specified in Nevada Revised Statutes 120A says Nevada could hold financial assets owed to an individual or a bus iness, including securities, bank accounts, uncashed payroll checks, utility deposits, insurance proceeds, gift certificates, and other items. The primary mission of the Nevada Unclaimed Property Division is to reunite original owners with their property. The Treasurer’s Office is charged with safeguarding the value of these assets in perpetuity. The original owner or heir never loses the ability to claim the property value. Note: Unclaimed Property Does Not Include Real Estate Or Vehicles.
Here is how you can check to see if you have unclaimed money. Go to the Nevada State Treasurer website and click the yellow smiley face option that says “search for unclaimed money”. It really is that easy. Not from Nevada? You can state your claim in other states as well. Go to missingmoney.com. There is no fee to file a claim or to search for property.
