Violation Letters
Are you serious about this violation?” “Why are you singling me out?” “Aren’t there other people with worse violations than mine you could be harassing?” Do you feel this way when you receive a violation notice in the mail? Management sends out violation letters to all homeowners on behalf of the Board of Directors when a violation of the Governing Documents has been found. Unfortunately sending letters does not always result in compliance. Per the adopted Compliance Policy, if a violation exists after the first notice and hearing notices are sent, the deeded homeowners may receive fines of up to $100 per week until corrected.
“Why can’t I park my work truck at my own house?” “How come you’re not getting rid of all these commercial vehicles parked in our community?” We agree that having vehicles such as these in your community or any community is not only against the rules but can be an eye sore. The Association would love to be able to remove these vehicles but are bound by laws that prevent them from towing vehicles from public streets, even if they do not comply with the rules and regulations. The city however, through Code Enforcement, can make the decision to have a vehicle removed by means of towing at the owners expense. We understand the frustration and wish all homeowners were diligent in abiding by the CC&R’s as you many of you are.
“The Association is always sending me violations and my neighbors never get any?” Chances are, they probably have. Privacy laws dictate which information is to be kept confidential and
compliance issues fall into that category. Management is unable to disclose if a violation has been sent, if the owner is receiving fines, or any other information pertaining to their individual account. For those who keep their homes and yards well maintained, the association thanks you for your efforts and good examples. We encourage all residents to pay particular attention to the following maintenance items. • Exterior paint - Paint is a quick and easy way to keep your property looking fresh, new and clean. It will also protect against corrosion, weathering and insects. Don’t forget to paint shutters and fascia when needed. • Landscaping - Landscaping is extremely important to our community’s curb appeal. Please remove and replace dead plants and trees. Keep shrubs properly pruned including removing dead and volunteer branches. Keep yards free of leaves, weeds and other debris. • Roofs - Please insure your roofs are properly maintained and cleaned including removing debris. • Driveways and parking - Please repair cracks, pitted or flaking surfaces, stains and other concrete problems. Commercial vehicles must be parked wholly within the garage or outside of the community. All vehicles must be registered and operable when parked in view. • Gazebos and patio covers - Please replace worn or damaged fixtures and coverings and check fittings for stability. • Trash cans – Trash cans must be placed out and removed within 12 hours of collection times and must be screen from view.

City Council Corner HELLO RESIDENTS,
I hope everyone is doing well. First off, I want to start by wishing all of our wonderful mothers and grandmothers out there an amazing Mother’s Day! Thank you for all of the hard work you do to support your families and loved ones. My wife, Gloria, often reminds me that it’s no easy task being a mother. She did an amazing job with our beautiful daughter, Lisa, and it’s a thrill watching our three granddaughters and two great-granddaughters grow up. I know they wouldn’t be the amazing people they are without my wife’s continual love and support. I also want to take some time to thank your Aliante Board of Directors for presenting our North Las Vegas Fire Department with a plaque thanking them for their amazing service in vaccinating our Sun City Aliante residents over these last several weekends. Our fire department is truly second to none and our team was grateful for the lovely plaque and gratitude from our residents. The partnership is really two-fold because without Sun City Manager Damian Carrasco and his team, we wouldn’t’ be able to access the clubhouse facilities and reach as many of our residents as possible! If you haven’t yet received the COVID-19 vaccination, remember it’s not too late! The vaccine is now available to the general public ages 16 and older and you can always make an appointment by visiting vaxnlv.com or calling 1-800-401-0946. Secondly, I also want to take the time to inform you about the positive changes we recently made to our animal ordinances in order to better protect our little friends. Our previously titled “animal control officers” will now be named “animal protection officers” and their vehicles will be relabeled as “animal protective services.” We are the only municipality in Nevada that has made this change, and rest-assured, it’s not just a name change.
We’ve also made impactful changes that reduce the amount of tethering time allowed while outside and we created stricter laws on providing proper shelter in both hot and cold weather. Additionally, I want to urge pet owners to ensure their yard gates are properly closed and updated identification is always on your pet. Any animals without ID will be brought to the Animal Foundation and will have to wait for the owner to claim them. In all cases, before the animal is released or adopted out, they will get a full checkup, shots and be required to be micro-chipped. It’s a shame to see so many pets listed on social media that are lost without ID. As responsible owners, it’s our duty to protect our animal friends in every way possible. Please help to protect your pet, and also, please share this with any pet owner friends here in North Las Vegas. There are many cost-effective spay, neutering and micro-chipping procedures available at local animal clinics, including The Animal Foundation who lists micro-chipping for $25. Owners who are found responsible for not complying with our animal protection ordinances can find themselves subject to hefty fines that could involve, if serious enough, court appearances and misdemeanor charges. I am pleased to announce, that we are once again having our yearly tribute to our Veterans, Military and First Responders from 11 a.m. to 4 p.m. on Saturday, Oct. 16 at Craig Ranch Regional Park! Thank you to our Sun City Veterans Club and the Auxiliary for volunteering for this event and to Dick Lawhead for working on getting additional volunteers to make this tribute possible. Explanation of Maintenance completed in these areas: A. Tree trimming: Gothic raised tree branches that are hanging too low. The standard trimming height is at least 12’ ft. This gives plenty of clearance for Aliante residents who ride bikes to be able to ride underneath the trees without a problem. B. Selective Shrub Pruning: This process is key in keeping the plants looking their best without interfering with bloom cycles. How this works is that we only trim the plants that are starting to look shaggy and need a “haircut”. As you know, Aliante has very many different species of plants and each species grows at a different rate. And some of those species required trimming at different times of the year as well. C. Debris clean up: We continued to clean up the remaining debris from Fall, and get everything ready for Spring. Dormant lantana in the streets were trimmed back. The decorative rock in these areas were raked in order to disperse the mineral build up that surfaces to the top as the weather cools down. D. Pre-Emergent: Pre-emergent was disperse in these area to reduce the growth of weeds in the warmer months. Although there aren’t many weeds in the Aliante common areas, those weeds that were noticeable were pulled by hand, no chemicals (Round Up) have been used yet. Using Round up is not be effective when temperatures are below 85 Fahrenheit or above 105 F. • Our Schedule for the first 6 working days in March include the common areas of Elkhorn between Aviary and Clayton. • Aliante Pkwy N. between HWY 215 & Grand Teton. • The demo and renovation in the monuments started the first week of February. • There was a setback in the monument renovation due to a gas line that was missed by Call Before You Dig contractors on the east monument by Cappriotti’s.

• The renovation on the west monument by Starbucks continued. As of February 25th, it was 95 % completed. Gothic was waiting for the arrival of the 15gl Perry agaves that will be installed in underneath the ALIANTE sign, with will give the completed look to this project. • Even though Gothic had the gas line set back for 3 weeks, their projection was, by the end of March, to have all 3 Monuments completed as schedule.

In general , we want to perform our cut backs once we are beyond the possibility of frost or freeze damage. D. Mineral Build Up Removal: The decorative rock in these areas were raked in order to disperse the mineral build up that surfaces to the top of the decorative rock as the weather cools down.
