Looking back on 2025, London’s residential market was shaped by price weakness, uneven activity and persistent affordability pressures. Central and inner London experienced notable price falls, in some areas the steepest since the global financial crisis. Prime boroughs such as Kensington and Westminster were particularly affected, reflecting subdued overseas demand and broader economic uncertainty.

New build activity remained subdued throughout the year, with housing starts and completions at historically low levels. While this continues to constrain long term supply, sales activity in the short term was inconsistent, with buyer confidence remaining fragile. Elevated borrowing costs and cost of living pressures weighed heavily, particularly across discretionary and higher value purchases.

Fiscal uncertainty added a further drag on sentiment in late 2025. In the run up to the November Budget, widespread speculation around potential tax changes, including higher property related taxes and measures affecting high value homes, led many buyers and sellers to pause. Survey and portal data showed declines in enquiries and agreed sales as a “wait and see” approach took hold, particularly at the upper end of the market.

When the Budget was delivered, the Chancellor avoided the most disruptive measures that had been widely speculated, which provided some reassurance. However, the introduction of a new annual surcharge on properties valued above £2 million continued to weigh on sentiment among high net worth buyers, reinforcing caution across prime London markets.

From TK International’s perspective, this period underlined how policy uncertainty, alongside affordability, has been a key driver of hesitation among both domestic and international buyers. While the final Budget outcome avoided worst case scenarios, the run up to it clearly slowed momentum in an already fragile market.

Looking ahead to 2026, most analysts expect stabilisation rather than a strong rebound. Forecasts point to flat to low single digit price growth, with London likely to underperform slightly. The rental market outlook is explored in more detail by Dominic Banks later in this magazine.

John Constable LOCAL HEROES

John Constable’s connection to Hampstead Heath is one of the area’s quieter but most significant cultural threads. Although he is most closely associated with Suffolk, it was Hampstead that shaped some of his most important work. Between 1819 and 1826, Constable lived locally while his wife sought treatment for tuberculosis, and the Heath became both his subject and his studio.

At the time, Hampstead offered something rare. Elevated, open and largely undeveloped, the Heath provided wide skies and fast moving weather, conditions that suited Constable’s growing interest in atmosphere and light. He produced dozens of oil sketches

here, often working outdoors, a practice that was still unusual. These studies, many painted rapidly, marked a shift in his approach and later informed some of his best known finished works.

What makes this period particularly interesting is how modern it feels. Constable was not searching for an idealised landscape. Instead, he responded to what was in front of him: changing clouds, passing showers, shifting colour across grass and water. Today, it is easy to stand on the Heath and imagine why it held his attention. The openness remains, as does the sense of space and exposure and a site where British art quietly changed direction.

Over the past six to twelve months, London’s lettings market has continued to recalibrate following the exceptional volatility of recent years. While rental growth has cooled from the sharp postpandemic surges, demand for high quality rental homes in prime locations such as Hampstead remains resilient. This reflects ongoing structural undersupply and shifting landlord behaviour, rather than renewed investor expansion.

One of the defining features of the current market is the continued exit of long-standing landlords. Rising taxation, increased regulation and higher operating costs have prompted many traditional buy-to-let investors to reduce or unwind their portfolios. At the same time, there has been little meaningful return of new investors to replace this lost stock, leaving overall rental supply constrained despite softer headline rental inflation.

In contrast, a growing proportion of homes entering the lettings market are doing so out of necessity rather than long term investment strategy. We are seeing more so called “accidental landlords”, including owners relocating abroad, vendors unwilling to crystallise losses after purchasing at peak Covid era prices, and homeowners choosing to rent while waiting for sales market conditions to improve. This has created a more varied landlord base, often with shorter horizons and a greater focus on flexibility, risk management and professional oversight.

The long anticipated Renters’ Reform Bill is now coming into force, making 2026 an important transitional year for the sector. While many tenancies we handle already operate in line with common law principles, the reforms will further shift flexibility towards tenants. As a result, the quality of tenant selection and a tenant’s intentions at the outset will be more important than ever.

At TK International, our focus remains on matching the right tenant to each property, rather than simply securing the first available offer. In a market where tenants may have greater freedom to move on quickly, careful due diligence and open conversations will be essential to protecting long term outcomes.

Looking ahead, 2026 is shaping up to be a year of consolidation. Rental growth is expected to remain modest, but well located and sensibly priced homes should continue to perform strongly.

Flask Walk

Local Heroes is not only about people, places and buildings. It also celebrates the quirks and curiosities that give Hampstead its depth and texture. One such example is Flask Walk.

Flask Walk is one of Hampstead’s most recognisable short cuts, yet its story reaches far beyond its modest length. What appears today as a pedestrian lane lined with cafés and shops was once part of a much larger narrative that helped shape the area’s early identity.

The name comes from the flasks of iron rich spring water that were once sold here during the eighteenth century, when Hampstead was known as a spa town. Visitors arrived from across London to “take the waters”, believing in their restorative qualities. Vendors would fill metal flasks directly from the wells, and the route that became Flask Walk formed part of that daily trade.

The alleys that branch off the walk add another layer of interest. Narrow, slightly irregular and often overlooked, they reflect a time before formal town planning took hold. These passages once served tradespeople, deliveries and small scale industry, connecting homes to shops and workshops without ceremony. Their scale has remained largely unchanged, which is why walking through them still feels intimate and faintly removed from the present day.

For residents, Flask Walk is less a destination than a constant. It connects, it grounds and it reminds those who use it that Hampstead has always evolved without erasing what came before.
