THE MARKET
T
he perceived strength and activity of the Prime Central London property market remains one of the most talked-about subjects across dinner tables and meeting rooms in our capital, as well as among high-networth individuals in the UK and around the world.
For decades, Prime Central London has been trusted as a near-guaranteed preserver of wealth – offering comfort, security and convenience within a cultural, historic and aspirational setting. Recent economic and political events have, however, unsettled this long-held stability. While challenges around investing in London property are widely reported, at
Tedworth Property we continue to shine a light on the foundations of the market that hold strong. Despite reports of stagnation and negative sentiment, we continue to see pockets of genuine strength: resilience among sellers, and a depth and diversity of buyers that boosts confidence. The attraction to live in London remains compelling for many, though motivations have shifted, with activity now driven as much by practicality as by pursuit of lifestyle. From a lettings perspective, good-quality rental homes remain in short supply – and a well-presented, correctly priced home will achieve asking prices higher than we
have seen for several years. Some landlords are exiting the sector, while others – including clients moving overseas, and ‘accidental landlords’ waiting out the sales market until values recover – are adding new stock. We expect strong rental demand to continue, even with the recent additional regulation of the new Renters’ Reform Act and the licensing scheme already in place in parts of Westminster (yet to be implemented in RBKC). From our Sloane Street base, and with a team of highly experienced agents, we remain closely connected to the full breadth of the market in Prime Central London. Our advice is guiding sellers and landlords with confidence, particularly at a time when many corporate competitors are experiencing a loss of senior expertise and a contraction of their networks. Domiciled UK buyers now dominate the market, seeking homes they can live in and use for the middle to long term – with versatility and purpose
increasingly prioritised. With the exception of the super prime market, international buyers are proving more hesitant, with a notable number transferring their interest to the lettings market. Investment and individual buy-to-let purchasing has stalled, and the margins that allow our developer market to flourish have become prohibitively narrow. It’s crucial to remember these groups have not disappeared; they remain engaged but require renewed confidence. As greater political certainty and consistent policy return, we expect the market to adapt quickly and regain the assuredness required to see all contributors and stakeholders participating and succeeding in the market. The pent-up demand is significant, and it would be no surprise to see 2026 deliver higher transaction volumes – and potentially an uplift in prices.

Sophie Ashby is a designer driven by a philosophy of authenticity, storytelling, and emotional connection in interiors. With a deep appreciation for art, history, and craftsmanship, her work blends the richness of global influences with a refined, eclectic sensibility. In 2014 at the age of 25, Sophie founded her interior design and creative direction practice, Studio Ashby. The Studio creates spaces with a unique identity, unswayed by the passing dictates of fashion. Beyond Studio Ashby, Sophie co-founded United Design in 2020, a charitable initiative addressing the lack of diversity in interior design. In 2021, she launched Sister by Studio Ashby, a retail extension of her practice that embodies her playful side in a curated collection of furniture, art and objects. Here she sits down with us to discuss her creative practice and journey into design…
HOW D I D Y O U G E T I NT O D E S I GN? As a teen I became fascinated by houses and the meaning of ‘home’ as we moved from one place to the next. My father is English and my mother is South African; we spent the first eight years of my life living in London before heading to South Africa for a three-year stint to live on a wine farm in Stellenbosch, thereafter returning to the UK to live in glorious, green Devon. I studied History of Art at Leeds University and Interior Design at Parsons in New York. I’d say each experience fed my understanding of design, its power and its possibility: from the vast, awe-inspiring nature of the South African landscape to the grand rooms of a Georgian house in London, the urban intensity of New York to the red, rolling hills of Devon. As a result, I am (and always have been) fascinated by our sense of place and the idea of home. Y OU R W O R K O FT EN B E GI NS W I T H ART. We find beauty in existing elements, art, natural light, materials, antique furniture. We discover ways to complement and enhance the beauty of individual items by working directly with craftspeople and ateliers to develop specific materials or pieces that create a layered environment. We find energy in this process of collaboration, using the expertise and skill of different sources to create things that feel unique. We look to create cohesive, honest spaces - that deliver a certain richness and eclecticism to each interior. Behind it all is a love of antiques, colour, contemporary world art, modernist furniture, photography, and a real good knack for foraging!
T ELL U S A B O U T S IS T E R … Having an interiors brand has always been a dream of mine. We launched Sister by Studio Ashby five years ago and It’s been an amazing journey so far. We’ve launched our own fabric collection with the Yarn Collective, a new collaboration with Le Tings and our pieces are now in homes globally. Our collection includes future heirlooms, bespoke furniture, vintage treasures, art and accessories, all curated and designed in-house. Each and every piece has a story to tell, drawing on a myriad of references and my continual foraging. WH AT AR E Y O U CU R R E N T LY W O R K I NG O N ? Recent and ongoing projects include a high-end spa for a 5-star luxury hotel in London, the UK headquarters for a global luxury fashion house, and a private farm and estate in the picturesque Cotswolds. Purchasing Your Dream Property In our experience, buyers often leave insurance to the last minute when purchasing a new home, as they assume arranging it will be easy. And often, they aren’t aware that risk typically passes at the exchange of contracts, and this is when insurance should be in place. There are also all sorts of things that can trip you up and leave you without the right level of cover that you need, when you need it.
COVER AT POINT OF EXCHANGE There are lots of potential insurance complications that can derail what seems like a straightforward sale, from a non-standard property to a property with an adverse prior history of subsidence or flooding, to an indemnity issue causing problems. And if you can’t find cover, it may adversely affect the property purchase. By speaking to a specialist insurance broker like Howden as early as possible in the buying process, you can make sure that insurance is not a barrier to purchase and that you’re all set to go on the date of exchange. CONTENTS INSURANCE One thing that is easy to overlook is your contents insurance during the move. Most policies will provide some level of cover but there could be limits, such as restricting the total value of items covered or what is covered – for example jewellery might be excluded. There may also be a time limit or complete exclusion for contents being kept in storage. Alternatively, if you’re using a removals company you may be tempted to rely on their cover. However, check the small print as it may be limited, and should you wish to top up, it could prove expensive. PLANNED BUILDING WORKS If you’re planning to renovate, convert or extend your new property, remember to let your insurance company know. Insurance policies have a building works condition written into the wording, and if you break this condition, you could find yourself without any cover. Larger scale works, especially if you’re not living at the property, may require an additional specialist policy. Building works insurance can be a minefield and it’s easy to find yourself lost in a myriad of terms and conditions.
That’s why you should speak to a specialist broker like Howden. We’ll translate policy wordings, explain any detail you might be unsure of and, most importantly, make sure that you have the right level of cover in place. Remember that once you’ve finished the works, you’ll need to review your sums insured. Failure to increase them upon completion of the building work could result in your home being significantly underinsured.
