Just as gin and tonic are kindred spirits, property agents G&T, or Alex Gray and Chris Toynbee to give them their full names, are a partnership built on deep industry insight and real-world experience.

Alex has been a familiar and influential figure in the Cambridge property market for almost three decades. Having previously run two large independent agencies, he has sold homes on virtually every street in the city. Chris brings a complementary perspective, with a background in finance and many years spent on the other side of the table, buying, renovating, developing, selling and letting property.

The pair met through work seven years ago and launched G&T in May 2022, setting up home in a contemporary, glass-fronted headquarters on Cambridge’s Victoria Road. Specialising in sales and lettings, they are not driven by quick wins, but by long-term relationships. Experience meets perspective. In this Q&A, Alex Gray and Chris Toynbee reflect on building Gray & Toynbee, the realities of today’s market and the importance of people at every stage of the property journey.

Gray & Toynbee is often described as a partnership built on complementary experience. How do your respective backgrounds shape the way the business operates day to day?

Chris: Alex and I have taken very different paths to get to where we are today, which naturally means we sometimes bring contrasting perspectives to the table. Alex has been involved in estate agency since leaving school, quickly rising to the top of one of the region’s largest independent businesses. He then went on to lead another well-established independent firm, which is where we first started working together.

My background is quite different. I worked in accounting and finance before moving into property investment,

building up a buy-to-let portfolio over time. I later joined Alex at our previous business, where we ran things together before setting up Gray & Toynbee.

That contrast in experience gives us different, but complementary, skillsets, although there is a fair amount of crossover. Alex’s technical knowledge of the market and depth of experience mean there are very few situations he has not encountered before, so he is often a sounding board for the whole team. I tend to focus more on the organisational and strategic side of the business and, unsurprisingly, given my background, the financial side too. Alex’s experience naturally leans towards sales, mine towards lettings, but we move between the two with ease because we trust one another completely.

When you set up G&T, what did you feel was missing from the Cambridge property market, and how does your approach aim to fill that gap?

Alex: The traditional approach to agency is deeply embedded in the Cambridge market, with a belief that longevity alone equals expertise. But the housing market today is unrecognisable from what it was twenty, thirty or forty years ago. We have built Gray & Toynbee for today’s market. A digital market, where people are time poor and need flexibility. A market shaped less by agents and more by portals. It is dynamic and constantly changing, and the value we add comes from recognising that and adapting how we work accordingly.

Cambridge is a city of distinct neighbourhoods. How does your local knowledge influence the advice you give to clients beyond price alone?

Chris: Price is an important part of the marketing mix, but it is only one part. We also consider who the likely buyer or tenant will be, which is influenced by property style and neighbourhood. We are born and bred in Cambridge, so we understand which types of buyers are drawn to different areas. There is little point marketing a property towards a young family if there is no local school nearby. It sounds obvious, but it is often overlooked, and it can make a significant difference.

Many agents talk about relationships. What does that mean in practice at G&T?

Alex: We may sell property, but we deal with people. It is a people business, and that is where you either succeed or fail. The first conversation sets the tone, but consistency is key. It takes a team to sell a property, each with different skills, and that level of communication and care must be maintained from the first meeting right through to handing over the keys.

You are known for working with ‘nice people and nice houses’. How does that philosophy shape your culture?

Chris: We have thought carefully about the service we provide and the value it adds. There is a perception that anyone can put a property on Rightmove or sell a house in Cambridge. That view is reductive and ignores the value added. That might be achieving a better price, keeping a chain together so a sale completes, or simply handling a difficult situation with calmness and poise. We want to work with people who recognise and value that.

Finally, what do you love most about living and working in Cambridge?

Alex: We are very lucky to work in such an eclectic and historic city. The range of clients drawn here through technology, academia, healthcare and culture is extraordinary. There is always something happening, yet you can still find yourself standing on a common with not a soul in sight.

Start early with a walk along the Backs, where the light catches the water and the lawns stretch out towards the colleges. Cross to Jesus Green for coffee from Bould Brothers on Round Church Street, a local favourite where service is calm, friendly and precise.

From there, wander towards Mill Road. It’s a different side of the city, relaxed and full of independent character. Pick up bread from Balzano’s or sit in Relevant Records with a coffee and a well-worn book while the music hums in the background.

When lunchtime arrives, make your way to the Orchard Tea Garden in Grantchester. A riverside walk or short cycle from the city, it’s been serving tea under the apple trees for more than a century. Order a scone, settle in, and let the afternoon drift by.

If you prefer a slower pace indoors, the Fitzwilliam Museum and Kettle’s Yard both offer space to breathe. The latter, once a family home, remains one of the most tranquil places in Cambridge. Everything there feels considered, from the placement of a pebble to the fall of light on a wall.
