Of course, no issue would be complete without a smattering of my commentary on the market – those mysterious forces of interest rates, inflation and political tinkering which, like the tides, seem determined to ebb and flow regardless of logic. Rest assured, after 50 years in the business, I have seen more “housing Armageddons” predicted by journalists than I have had hot dinners, and yet the market, like a well-built Georgian townhouse, remains upright and reassuringly solid. Hello again, from the Glentree Sales team. We are back - although, truth be told, we never really went away. Thank goodness, 2025 has been blissfully uneventful with no great political drama or general elections to distract us.

Today, five to 10 appointments are more typical, which would generate, hopefully, a serious offer to purchase.

The trend of inflation, at the moment, seems to be moving in the right direction, although its still well above The Bank of England’s 2% comfort level.

In this highly competitive market, the real danger lies in overpricing. Competing agents deviously and deliberately feed the vendors’ expectations of value, encouraging them to ask 15-20% above underlying value, which is a ‘folie de grandeur.’– a classic bait-and-switch!

Interest rates and therefore, mortgage rates are gently falling and, for the canny borrower, medium to long term mortgages are more affordable than has been the case over the last two years.

It is an acknowledged tenet of estate agency that if there is a yawning gap between perceived value and asking price, buyers will stay away, leaving homes languishing unviewed and unsold.

Generally, analysts predict a modest rise in property values over time. At last and thank goodness, sellers seem to be better prepared to accept real underlying value for their property, rather than their hitherto unfounded lofty expectations,.

Given that price is both the brake and accelerator of a sale, the prevailing market is not buoyant enough to accommodate overzealous pricing: if this advice is not heeded, overpriced properties could remain on the market for months, if not years.

This has resulted in an orderly market, in most price ranges, especially among domestic buyers. The frenetic activity of the marketplace two years ago has quieted – gone, for now at least, are the days of 30 viewings and multiple offers on a £3m property.

My best advice, from my 52 years in the business: never allow the asking price to exceed more than 5% of true value and as such, you should secure a sale property efficiently, within a matter of weeks or months – not years.

Those merchants of doom, the editors of the press, are keen to prophetise a cataclysmic fall in property values. This is patent nonsense, not borne out by events on the ground and should be entirely ignored. It is perfectly true that some asking prices have been dramatically reduced, which may give the impression that underlying values are moving south, but this is just not the case. Buy and sell your property in the same market, you shouldn’t go wrong. Residential property is one of the last bastions of tax-free capital, which will serve you and your family well as a sanctuary for your lifetime and possibly, provide a pension in later life. The government has far from covered itself in glory (driven by politics of envy), in terms of revising the non-dom tax regime arrangements. This has caused an exodus of 16,000 millionaires to jump ship from the UK, only to be warmly embraced by more accommodating fiscal environments freely offered by the likes of Monte Carlo, Dubai, Italy, Portugal, and Israel. These ‘own goals’ were perfectly avoidable, and the ineptitude of those responsible breathtaking. It is indeed a depressing sight to watch these wealth creators – who generally are keen anglophiles – leaving the country, to the detriment of the UK. More frustratingly still, it was such an easy problem to fix.

By charging each non-dom £250,000 per annum to remain here and allowing them to keep their capital gains and inherited wealth outside the UK tax net, we would have all been far better off. Clearly, the Treasury did not understand the dynamics of cosmopolitan London: a non-dom will bolt faster than capital on a bad Budget day The VAT on schools was another avoidable blunder and will put needless pressure on the wallets of the middle classes. At Glentree we are as determined as ever to produce excellent results for our clients. Such resolve has resulted in £ 90million worth of sales in the last three months. Let me tell you a short, tall story! Fairy tales are for children, or so we’re told. But estate agents can be among the most accomplished storytellers of them all. Like Hollywood, the property market thrives on dreams. Take a look at any listing and you’ll find the script: a dingy hovel in Cricklewood – where even the mice walk with a stoop – is suddenly “characterful” and “oozing with potential.” Television makes a feast of it too: Escape to the Country and Location, Location, Location exploit our national, if peculiar, obsession with property, and the fantasy of the ever-upward ladder.

But back in the real world, it’s the job of a seasoned agent to separate fact from fiction. That means telling the vendor what they need to hear, not what flatters their ego. Only then can buyer and seller waltz off into the sunset, violins playing, knowing their deal is rooted in reality.

Meanwhile, in the bosky environs of Hampstead Garden Suburb… Take Mr M. In August 2025 he invited us to value his Hampstead Garden Suburb home – a delightful five-bedroom, four-bathroom detached house in good condition, brimming with the sort of cosy ambience that money can’t buy. Local agents swooped in and, with all the flourish of a frustrated novelist, urged him to list at £3.7m. Their strategy? Win the instruction at any cost, inflate the price, then spend months grinding him down until he accepts a lower figure.

Act II: The exposition At Glentree, we prefer fact over fiction. We told Mr M bluntly that if he kept within the bounds of credibility, he’d get a healthy result. The market, despite what the media shriek, is surprisingly robust – up 6.3% last year to £279 billion. But the press, Lady Bracknell-like, react to the smallest dip with cries of “a collapse!” and to the slightest rise with “a bubble!” Buyers, meanwhile, are far more rational. They want value, not melodrama. This more intelligent reasoning is borne out by the latest RICS economy and property update from August which states that: “Over recent months, there has been much discussion as to the impact of the ending of the stamp duty break on the housing market.

Predictably, most indicators suggest the change in the tax regime only led to a temporary dip in activity and that this has now reversed.”

Enter stage left: A refreshing dose of realism We advised Mr M to quote £3.295m, and sure enough, within 48 hours, our hottest buyer offered £3.2m, and contracts were exchanged nine days later. That’s the difference between salesmanship and storytelling. Had Mr M followed the forked-tongue advice of others, he’d probably still be sitting there today, waiting one or two years to scrape the same price. Overpricing doesn’t just waste time – it scares off buyers and leaves properties stale.

The moral of the story We must remember that the asking price is both the impetus and the inhibitor of a sale. Get it wrong and you’re in for a long, dusty wait. Get it right and, no matter what myths the media churn out, you can pique the interest of a potential buyer and, perhaps more pointedly, quality homes at fair value will always sell. An agent has to be brave enough to tell the truth to the seller. in a marketplace where the Budget hangs over us like the Sword of Damocles. Beware, too, the forked-tongue rhetoric of competing agents, who want you to believe their exaggerations. After half a century in this business, I can spot an agent’s tall tale a mile off. Trust the facts, not the fairy stories – and your move will end happily ever after.
