An Interview with Babak Tafreshi, Managing Director of Pacific Ray Construction
Babak, can you tell us a bit about yourselves and Pacific Ray Construction? I moved to Vancouver when I was ten years old, grew up here, graduated from UBC as a Civil Engineer, and have worked in commercial and residential development and construction projects for over 20 years here and abroad. Shayan was born here, grew up here as well, and studied Building Construction Technology and Construction Management at BCIT after having studied Environment and Sustainability at UBC. He has extensive experience in design and build construction, primarily in residential multi and single-family projects. Currently at Pacific Ray Construction, we strive to deliver high quality projects of extraordinary and timeless designs for our clients, whether it is a single-family residence, a multi-family condominium, or a commercial project.

What are some of the unique features of your Esquimalt Residence project in West Vancouver?
Being heavily involved in the design process with Frits de Vries Architects, and working together with Engineers from different disciplines, we were able to accomplish more than most can imagine on this relatively smaller sized, sloped lot. On 6,100 sqft of land, we achieved: unobstructed ocean views from 3 of 4 levels, a perfectly flat backyard with a garage and an accessory building underneath, massive triple glaze electronic sliding doors that open up an entire facade, a 32 feet long swimming pool, a hot tub, a large rooftop deck structurally ready for a rooftop hot tub, a glass elevator, a floor plan wrapping around a sunken courtyard that opens up to the basement level, the highest level of energy efficiency step code 5, and the list goes on… All of this can only be accomplished in construction through retaining top craftsmanship, attention to detail, and the love and passion for bringing life to extraordinary designs. What in your opinion is the future of urban living and design? We take on high-performance homes meeting British Columbia’s highest level of energy performance standard, Energy Step Code 5, labeled “Net-Zero Ready.” This is the future of construction, and it is already happening as BC aims to have all new homes meet this standard by 2032. As mentioned, we are complying with Energy Step Code 5 in our Esquimalt Residence project meaning that we take the home through an extensive energy modeling process during the design phase with testing throughout construction to ensure that the home is perfectly insulated, airtight, and at the highest level of energy efficiency. We can accomplish this at a relatively low added cost, considering the incentives that the City is offering with bylaw relaxations and more
square footage for the home during the design process. This is where we can add great value to the project as we know the ways in which to comply with the Energy Step Codes while avoiding unnecessary added costs as a result. An energy efficient home means reducing your energy utility bills to the bare minimum. Such homes are built ready for the future and are going to be very desirable considering the rise in energy costs, which are only going to increase in the foreseeable future. What are some of the latest technologies that can be utilized in new home construction today?
We are at the forefront in utilizing the latest technologies, such as 3D modelling, Virtual Reality walkthroughs, 3D laser scanning, Home Automations, and the latest systems for Airtightness, Thermal Performance, HVAC, and Solar. With 3D modeling, we can visualize complex designs, detect problems within construction before construction has begun, and empower clients in their decision-making process. With Virtual Reality the whole team including the client will have access to walk through the 3D model at their correct eye height in an immersive Virtual Reality experience. THIS ISSUE IS A PASSION PROJECT Passion is one of those words that’s thrown around a lot these days in business. The life coaches and career consultants say, do what you’re passionate about and you’ll never work another day in your life. And the truth is, this is exactly true in my case. I grew up in Tehran, and I was soccer crazy. As a kid, I played 4 hours a day, every day. It was my passion. More than anything, I wanted to be on the Iranian national team. And I probably could have made it if it weren’t for a career-ending achilles tendon injury. As much as I was a soccer fanatic, I also grew up with parents who always made sure we had a full appreciation of the fine arts. We made trips to museums, we attended concerts and we were encouraged to participate as well. In my mind, it was important to be more than just a soccer player. It was also important to have a strong sense and knowledge of our Persian culture and history. Today, my parents still have a strong influence on me, but as much as I still love soccer, I am just as passionate about the arts. I love photography, design, film and the wide range of cultural events and experiences that Vancouver has to offer. But more importantly, I have selected a career that puts a premium on creativity and visual expression. Every day I am surprised, delighted and energized by the people I work with. Designers, art directors, photographers, videographers — all of the people that help make Aleph magazine an expression of the beautiful life. I’m one of the lucky ones. I’m so passionate about my work. So, I invite you to discover this summer edition of Aleph magazine and its theme — PASSION. Porsche Canada most graciously offered me a one-month trial of the Porsche Drive subscription plan. Having already test driven the Taycan, the Panamera and the 911 recently, it was a pleasure to ‘try-on’ this service and experience all the plan has to offer. 12

My single-vehicle plan was for one month in duration, which included insurance, vehicle maintenance, seasonal tire change and ‘white-glove concierge’ service. I was allowed to drive my Porsche 911 for up to 2,500 km for the month, the activation (or joining) fee was $750, and the monthly Porsche Drive subscription rate for that particular model started at $3,950 +tax. Had I chosen the Taycan the monthly fee would start at $4,700 +tax, the Panamera starts in at $3,550 +tax per month, and each model’s rate varies slightly from the next. In a nutshell, the all-inclusive subscription works somewhat like a traditional lease, but with additional, significant benefits that we’ve all come to expect with the luxurious Porsche brand. First, you choose which Porsche model you want (and trust me,

I’m a fan of apps but only when they deliver what they promise seamlessly and effortlessly, and the Porsche Drive mobile app works like a charm to schedule deliveries and pick-ups from wherever I was within the service area, during the time period that worked best for me. An easy download onto my cell phone (available for both IOS and Android), then a digital application including my driving history added and I was good to go once approved. Every driver applying must be at least twenty-five years old and provide their driving record for review. Things were in the works, and I couldn’t wait to get behind the wheel in a few days. I wanted the vehicle to be delivered to my home when I first started the plan, but needed it picked up at the office when it was time for me to hand back the keys at the end of thirty days. Two different locations were not an issue at all for Porsche, which I much appreciated. I was advised in advance to put aside about half an hour when I first received the car to allow time for the Porsche expert to walk me around the car inside and out and explain all the features. That gave me much more confidence and I learned about a number of things the vehicle offers in a short, concise period of time. When the Porsche Drive subscription term is up, you may want to purchase the model you have, but not the actual vehicle you were driving as that goes back into the Porsche Drive fleet which is rotated through other customers after detailing and complete maintenance. You may try out an alternate model with different features by starting up a new plan as well. Or, the multi-vehicle plan is a great option that gives a person the opportunity to have unlimited car swaps (the brand calls them flips) in a month, where you can cycle between multiple Porsche models. Another bonus with the multi-vehicle plan is that only a short notice is required by Porsche to get you the vehicle you want to flip to. Sure, the multi-vehicle plan is more expensive than the singlevehicle plan, but for some the flexibility benefits outweigh any additional costs. Unlike a traditional car lease, which tend to be years in length, the Porsche Drive program means you only commit to the vehicle lease for one or three months. When either plan is close to concluding you can decide to cancel or renew. 14

As Farzin Yadegari sits down to discuss his long, distinguished career as the principal of Farzin Yadegari Architect Inc., he says something that at first might baffle some readers. He likens architecture to music; a parallel art of harmonic and rhythmic sequences. “The mathematical orders in classical music are the same as in architecture,” says Farzin. “Architecture and music are both based on creativity and design principles such as rhythm, proportion, harmony, unity, repetition and others.” When described this way, it makes perfect sense that these many qualities unite these two art forms. It could also be said that the architect “paints” with building materials; while the composer “constructs” using vibrations. To understand how Farzin came to be an established, well-respected local architect, you have to go to the beginning. Growing up in Iran, Farzin never set out to become an architect. “I wasn’t sure about my career path, but I always enjoyed arts and math, both of which are very important elements in architecture,” explains Farzin. “It was a teen challenge that had me apply to the School of Architecture at the University of Tehran, which was the most difficult one to get accepted into.”

Farzin received a nod from The City of North Vancouver, which acknowledged him for his outstanding contribution to design excellence for Avesta. Among his extensive body of work over the years, Farzin confesses that he is especially proud of Avesta. 26

Factors that Dictate Our Style The colours and patterns we choose, the labels or brands we like, how our garments fit, how we accessorize, and the people we emulate all work together. When building our ideal personal style, it’s best to start by asking ourselves how this look makes us feel. We can describe it in three words most often, perhaps it’s powerful / confident / sexy. Or maybe creative / edgy / bohemian. You get the idea. It’s all part of branding, and in this case the brand is our selves. Once we identify the image we want our clothes to send out to the world, the easier it is to choose the right pieces. We become our own fashion editors. Style is not fundamentally about trends or being fashionable, it’s about how capable we are of expressing our true selves. It’s good to understand the psychology behind our fashion choices and why certain types of clothing tend to dictate first impressions. Iowa University Professor and author of The Meanings of Dress, Mary Lynn Damhorst says “dress is a systematic means of transmission of information about the wearer. Coastal Reflections is a stunning exhibition of photography featuring North Shore artists Sanam Khani and Trevor Schmidt. The West Vancouver Community Arts Council is thrilled to present this collection of artwork at the Kay Meek Arts Centre from May 24 to July 3. The images created by these artists capture the natural world around us, but are more than typical ‘nature photography’. Through experimental techniques and strong points of view, Khani and Schmidt challenge our perceptions the natural world, asking us to reflect upon our own relationship with our surroundings and selves. Sanam Khani’s series of photographs capture the reflections of local landscapes in the surfaces bodies of water. At times this creates a crisp and clear mirror image of a picturesque shoreline while in other instances there is a surreal dream-like merging of what can be seen above and below the water’s surface. Khani’s skilled and elegant representations of reflections are an inviting call to action for the viewer to take a moment and reflect upon their own views of the world – philosophically, culturally, politically, emotionally. An experienced multidisciplinary artist, Khani presents a strong metaphor for our need for self-reflection using serene images of actual reflections of nature we regularly find ourselves in. Trevor Schmidt’s body of work transforms local landscapes into semi-abstract interpretations. Treating photography more like painting, Schmidt manipulates his camera settings and movements to play with light, clarity, colour and motion like an impressionist painter. Scenes of the sun setting on the Burrard Inlet or a wooded park shift, blur and stretch to become less of a precise depiction and more of a suggestion. Breaking down subjects into their basic elements – colour, shape, value, texture – these works offer the viewer a primal and emotional interpretation of the world. A new artist, Schmidt possess a willingness to experiment that produces dynamic and colourful insinuations of the natural world that are up to the public to translate for themselves. The Arts Council is pleased to share these talented artists’ work with the world. Our mission to provide opportunities for local artists was aided by partnering with the Kay Meek to program art exhibitions in both lobbies of the popular Photography Exhibition
performing arts centre. Exhibitions are determined through a call for submissions that are reviewed by a panel of professional artists. The panel had to look through dozens of submissions from an array of talented artists and narrow their selection down to just 9 that would be exhibited in 2022. Khani and Schmidt’s bodies of work immediately stood out for their distinctive points of view and unique approaches to the artform. They were paired together for their ability to elevate landscape photography into a means of expression and interpretation. These artists have been able to connect as professionals and members of the North Shore art community, something the Arts Council hopes will occur when pairing artists for an exhibition. More than images of local scenery, Khani and Schmidt intend to transform landscape photography from purely representational into artistic interpretations and mediations upon the lands and waters around us, and ultimately ourselves. Visitors to the Kay Meek are in for a transformative experience through this exhibition of beautiful and impactful photography.

All my photographs are created in-camera at the time of exposure. As a long-time resident of Vancouver’s North Shore, I have a deep appreciation for Persian arts and culture. Some of my favorite artists – such as Monir Shahroudy Farmanfarmaian, Ali Banisadr, and Nasrollah Kasraian – are true masters of their craft.
