Q: Ozgur Geter, you began your career in audit. What unique advantages has that experience given you in your current role, and what important lessons did you learn during the transition into real estate and hospitality?
I began my career in audit and consulting that period shaped my way of thinking and my entire approach to leadership. I spent around 15 years working in international companies across audit, investment banking, and advisory, and those years taught me how to analyze deeply, assess risks carefully, think strategically, and understand the long-term impact of decisions.
It also gave me the ability to adapt to different cultures and business models, and to lead teams with structure, systems, and discipline. Working across many countries, I learned that leadership has universal principles — transparency, accountability, and a strong sense of teamwork. When I first came to Azerbaijan in 2014, I thought it would just be a short business trip, but I immediately felt a strong positive energy here, both from the country and the people. At that time, I was with McKinsey, and we were working with PASHA Group on one of the country’s first consulting projects.
Gradually, I found myself coming here more often, and I truly believed in the potential of the country and the values of the group. Then came COVID, and that was a real turning point.
He currently leads PASHA Real Estate Group as CEO, driving the company’s overall vision and strategic growth.
Everything stopped — hotels, restaurants, offices, malls, and I realized this might be the moment to move from giving advice to taking action — from words to rebuilding something real, lasting, and meaningful. That’s when I joined the real estate and hospitality business in 2021.
This transition gave me something entirely new — the feeling of creation. Not just advising or analyzing, but seeing something you’ve envisioned actually take shape in the real world. Watching a building rise, seeing a space transform, it’s an incredible professional satisfaction. I would like to personally thank Jalal Gasimov for his trust and for giving me this incredible opportunity.
Of course, leading a group of over 5,000 people comes with great responsibility. But it also brings the most genuine form of leadership — finding the right balance between business and people. Because success only happens when both sides grow together: the business gives people the chance to develop, and people make the business thrive.
Looking back, I can say that everything I learned in audit and consulting — precision, structure, and strategic foresight, now forms the foundation of my leadership in real estate and hospitality, where decisions don’t just stay on paper, they turn into something tangible, visible, and lasting.
Q: PASHA Real Estate is recognized for its residential, commercial, and landmark projects. Looking ahead, which direction do you see taking the “locomotive role” in Azerbaijan, and which of the upcoming projects are you most excited about, especially as they relate to the growing tourism market and potential synergies with AHG?
At the moment, the most important and exciting project for me is the Crescent Development. This project is unique in the country with its scale and concept — bringing together a hotel, residences, offices, and retail spaces all in one.
At the center of the development stands the Crescent Building, which will house the St. Regis Hotel and Residences. It will be one of the most luxurious and tastefully designed properties in Azerbaijan, and I believe it will completely redefine Baku’s skyline. It will attract not only the local market but also foreign tourists and investors — much like the iconic buildings in Dubai.
Adjacent to it, the Crescent Mall has already introduced many international brands to the country. Seeing people spending time there and enjoying the fountain show gives me great satisfaction, as it shows we have created a fresh, vibrant atmosphere for the city.
We are also working on the Liman Project, located near the Crescent area. It includes new villas and residential complexes that will soon become some of the most prestigious addresses in Baku.
Looking ahead, our broader goal over the next 10 years is to realize another large-scale project of similar significance. Because such developments are not just about construction, they shape the country’s lifestyle and identity, creating a new culture of modern living.
Q: In the real estate market, choosing the right audience is crucial. For the apartments you currently have on sale, is your main focus on local buyers, or are you aiming more to attract foreign investors and tourists?
Our main audience has always been local buyers — Azerbaijanis are the soul of our real estate market. But in recent years, we’ve seen something truly inspiring: many of our fellow citizens are returning home. They are selling their properties in London, Istanbul, or Dubai and choosing to invest here, in Baku. To me, that’s more than just a market trend, it’s a sign of trust. It shows that people believe in their country, in the market, and in the quality of what we’re building.
At the same time, international interest has never been stronger. Around 30% of sales in projects like Skylane Residences and Crescent Residences now come from foreign buyers. But these aren’t just investors chasing numbers — they are people who have experienced Baku, felt its rhythm, and formed an emotional connection with the city.
We witnessed this vividly during major international events like Formula 1 and COP29. During those days, Baku truly became the center of attention — the streets, restaurants, and seafront were filled with people and energy. Guests explored Crescent Bay, walked through the city, and were fascinated by how modern architecture and ancient culture coexist in harmony.
Many of them stayed in our properties and later told us, “We came for the race, but we stayed for the city.” Others — investors, architects, and environmental leaders attending COP29 — discovered Baku’s hospitality and forward-looking spirit and began to see the city in a completely new light. Some even decided to buy apartments before leaving. Experiences like these prove that Baku is no longer just a destination; it has become a way of life. The city’s charm, safety, warmth, and culinary culture blend seamlessly with the modern developments we’re creating. And that’s what makes our projects truly special: they don’t just offer homes; they create emotion. We don’t just attract buyers — we attract believers, people who see Baku not merely as a place to live, but as a place to belong.
Q: Throughout your career, has there been a person who left a lasting mark on you — someone who still motivates you, guides you in challenging moments, and shapes your decisions today?
On a global scale, I’d say Elon Musk is a great source of motivation for me. Although he’s sometimes seen as a controversial figure, what inspires me is his ambition and his ability to set very high goals — dreams that most people wouldn’t even dare to think about. It’s a reminder that progress always starts with bold ideas and long-term vision.
I also admire his work ethic — the way he pushes himself, works tirelessly, and stays fully dedicated to what he believes in. My father used to tell me the same thing: no one will work on your behalf, you have to do it yourself. That advice has stayed with me throughout my life.
And finally, integrity and honesty are values I deeply respect. Being open, saying what you truly think, and standing by your principles, these traits make leadership more genuine and effective. I don’t necessarily agree with everything Elon Musk does, but I find his mindset and determination very inspiring.
Q: Knowing about your special interest in exploring, which region in Azerbaijan has fascinated you the most or is at the top of your list to visit?
I’ve traveled across almost all regions of Azerbaijan, and what I enjoy most is driving myself and watching how the scenery gradually changes. Once you leave Baku, everything becomes greener, calmer, and almost untouched. Some areas even remind me of Africa — wide open spaces without power lines or buildings, just pure nature.
Among the regions, Sheki holds a special place for me. Especially the route through Shamakhi and Gabala is one of my favorites — full of mountains, colors, and beautiful views. The city itself feels unique with its greenery, river, and well-preserved architecture.
Of course, Karabakh and Shusha are deeply meaningful to me, both emotionally and symbolically.
When I first visited Aghdam right after the war, seeing the ruins was heartbreaking. But today, witnessing the region’s reconstruction and revival gives me great pride and hope. I still remember the pomegranate trees, a symbol of abundance and renewal — that made that visit unforgettable.
Q: As a final question, what valuable lessons has the experience of fatherhood taught you? How has this experience influenced not only your personal life but also your leadership style, approach to work, and outlook on the future?
Becoming a father brings mixed emotions — happiness, pride, and also a certain sense of fear. You start worrying not for yourself anymore, but for your child’s future and the kind of world they will grow up in. It makes you think longer term — about life, about decisions, and about the future in general.
Fatherhood has definitely changed my perspective at work too. It taught me to focus on the bigger picture, not small day-to-day problems. You start prioritizing what truly matters and thinking beyond immediate goals.
It has also made me more empathetic, especially towards parents, I now better understand the balance and effort it takes to manage both family and work. I deeply admire working mothers and all parents who handle both responsibilities with strength.
It’s quite symbolic that the year I became a father was also the year PASHA Real Estate Group was established. Both journeys began with a sense of purpose, responsibility, and hope for the future.
Becoming a father has made me strive to be a better person — not only for myself, but for my child and for the world they will grow up in. And in many ways, that same feeling applies to the company. It pushes me to build with integrity, to create something meaningful and lasting, something that will stand the test of time and make a positive mark on generations to come.

There is no progress without risk; but it is the strategies that manage risks that set us apart.

Q: To get to know you better, let us start with this: which city do you think best reflects your lifestyle?
Honestly, those who know me well are aware that I’m not much of a traveler. Whenever I go somewhere, by the third day I already start missing Baku and want to come back. Maybe that’s why the place where I was born is also where I want to live. Baku is irreplaceable for me — with its energy, rhythm, and people. It’s where I feel truly happy. There are even times when I cancel planned trips because I know I’ll “miss Baku.” In short, for me, the only answer to this question is Baku.
Q: Three things that are always in your travel bag?
The first thing that’s always in my travel bag is my camera — I love capturing moments from my own perspective and keeping memories from every trip. The second essential item is 2–3 different perfumes. Just as I can sense what kind of trip it will be, I also know which scent I’ll want — sometimes it’s dictated by the city’s energy, sometimes by the air itself. And the third must-have is extra outfits. Even if it’s a five-day trip, I pack seven or eight combinations. As a Gemini, I know that by the third day my mood will change — I might feel like wearing all white but end up in black instead. This freedom of choice makes my bag a bit heavier, but it helps me feel comfortable and true to myself.
Q: Do you have a secret for starting your day on a positive note?
Actually, I don’t have a special secret. I simply try to draw inspiration from what I see and hear around me and bring it to life. I’m both a realist and a bit of a dreamer. I see each new day as a blank page and tell myself, “Today will be a good day — I’ll hear good news.” Interestingly, when I truly believe it, that’s usually how it turns out.
But if I were to share a small secret to waking up positively, it would be this: I have to wake up on my own — not to a call or a message. When that happens, I start the day in a completely different way — sometimes a bit later, but definitely much happier.
Q: Which song or artist has been on repeat in your playlist lately?
I find it difficult to pick just one song, as it often depends on my mood. I used to listen mostly to Turkish and Russian songs, and retro music didn’t appeal to me much. But now, retro songs have an incredibly calming effect — I even love their remixes.
Some of my favorites are Shovkat Alakbarova’s “Söz olmasaydı,” Elmira Rahimova’s “Intizar,” and Sara Gadimova’s performances. At the same time, Dua Lipa’s “Training Season” is currently at the top of my playlist.
Q: What do you think are this year’s “musthave” accessories?
For me, this year’s must-have accessories are ties — I’ve even emphasized this in my own brand. Choosing ties in the same tone as the shirt makes the look both simple and elegant. The timeless classics, of course, are sunglasses and gold details. I’m not afraid to mix gold and silver either — sometimes that contrast makes the look more interesting. Hats can also complete an entire outfit with just one touch. And of course, bags — they never go out of style.
Each day’s a blank page, I fill it with good energy.
Q: Which of the 2025 fashion colors do you love most and use in your daily style?
For the past year and a half, I’ve been most drawn to coffee tones — warm, refined, and effortlessly comforting. I love wearing total beige or brown outfits. The combination of brown and blue feels like perfect harmony to me. Since black and white can sometimes feel too standard, I often prefer shades of grey instead.
One of this year’s trend colors, plum, is an absolute favorite — I use this tone frequently in my own brand as well. When I’m in a good mood, I love wearing white — it looks neat and suits me well. And, of course, milk white tones remain my timeless classic.
Q: What simple yet effective beauty tip would you recommend to everyone?
My simplest but most effective beauty advice is to act according to your age. Every stage of life has its own advantages and needs. I don’t think interventions at 20–22 are very appropriate, but after 30, small procedures to maintain skin freshness are both normal and effective. Another important rule for women: never sleep with makeup on. It might sound simple, but it dulls the skin tone, takes away its glow, and can even cause breakouts. Every evening, I make sure to cleanse my face, remove makeup, and moisturize. When it comes to cosmetic procedures, everyone has their own approach. I believe the most important thing is to maintain balance — keeping everything as natural as possible is the real key to beauty.
Q: What book, film, or music has recently inspired you?
Recently, the book that inspired me most was Ikigai. There’s a Japanese saying that everyone should have their own ikigai — a purpose that gives meaning to life. When a person discovers it, they become more peaceful and balanced. Some people spend years searching for it but never find it. I find it fascinating that the Japanese associate their longevity with this philosophy.
As for films, I really enjoy the detective genre. In both life and cinema, justice is the most important concept for me. No matter what happens, I believe in the justice of the universe.
Maybe that’s why, as a child, I wanted to become a lawyer. Sometimes I think my curiosity and desire to analyze everything come from that same belief — that nothing in life truly stays hidden. When it comes to music, it depends entirely on my mood. Sometimes I prefer calm and thoughtful tunes, and other times something rhythmic and energetic. For me, music is simply the sound of the moment.
Q: What do you pay the most attention to for keeping your skin healthy — products, nutrition, or sleep?
I don’t really pay much attention to nutrition or sleep — I have to admit that. But I do want to change that. I’m quite neutral in the mornings, but at night… it’s the complete opposite — that’s when my creative energy bursts! I grab my notebook, write down my thoughts, and note every new outfit idea that comes to mind so I don’t forget it by morning. Sometimes I think, “If my skin looks like this now, how great would it be if I actually ate properly?” Plus, I must confess — I don’t like drinking water. That’s probably my biggest “beauty sin.” But I pay a lot of attention to skincare products. My skin is sensitive, and since I receive PR boxes for work, I try and share only what truly suits my skin. I genuinely value my skin and take care of it. And I have just one request — if anyone has figured out how to stay motivated about water and sleep, please teach me too!
Q: Which restaurant or café within our group would you recommend everyone to experience at least once?
It’s truly hard to choose among the restaurants within your group — each has its own aura and personality. At Lalo Bar Lounge, I absolutely adore the desserts and set menus; the atmosphere there is so calming that you just want to sit back and enjoy the moment. At Black City Lounge, my favorite thing is definitely the snacks — they’re delicious and pair perfectly with the drinks. And as for Abakuz Restaurant — that view is simply unforgettable. Sitting by the sea, surrounded by the scent of dishes being prepared in the open kitchen and the freshness of their salads — it’s the kind of experience that brings both pleasure and peace.

For the first time in 2025, the world-renowned Candlelight concert series came to Shusha. Hosted at Shusha Hotel and dedicated to the great composer Uzeyir Hajibeyli, the event brought classical music to the cultural heart of Karabakh. IFTAR TENTS ESTABLISHED IN SHUSHA FOR THE FIRST TIME
During the holy month of Ramadan, iftar tents were set up in Shusha for the first time. Organized with the support of the “Nargis” Foundation and hosted at Shusha Hotel, this initiative brought local residents together. Sharing the breaking of the fast turned these gatherings into a symbol of unity, compassion, and spiritual renewal.
Also in 2025, the “Kharibulbul” Music Festival once again celebrated Shusha’s symbolic flower and its rich cultural heritage. Organized by the Heydar Aliyev Foundation, the festival filled the city—from Jidir Plain to the historic streets—with music, national pride, and joy.

Shusha is one of the most important cities of Karabakh.
Founded in the 18th century by Panahali Khan, it served as the capital of the Karabakh Khanate for many years. Surrounded by fortress walls, Shusha was known both as a military- strategic and cultural center. Music gatherings and poetry evenings were held here, and some of the brightest figures of Azerbaijani culture emerged from this city.
Today, the first landmark visitors encounter in Shusha is its ancient fortress walls. From the fortress, breathtaking views of the city and surrounding mountains unfold. Along the streets, visitors will find house-museums dedicated to notable figures of Azerbaijani literature and music.

The year 2025 has been a vibrant and dynamic one for Azerbaijani tourism. From the very first months, our country once again proved to the world that it is not only a land of nature and history, but also a true crossroads of cultures.
The flow of travelers kept growing.
According to official statistics, the number of visitors to Azerbaijan continued to rise compared to 2024. This shows that our country is steadily leaving behind the post-pandemic recovery phase and emerging as a regional tourism hub.
Azerbaijan steps onto the world stage.
This year, our nation showcased its culture and tourism potential at leading global fairs such as the Arabian Travel Market 2025, TITF 2025, and other international events. The “Terra Madre” gastronomy festival, held in UNESCO heritage city Sheki, highlighted Azerbaijan’s rich cuisine and traditions to a global audience.
Towards new markets.
Within the strategy presented by the Azerbaijan Tourism Board, Saudi Arabia, the UAE, China, and European countries have become priority markets. This means not only new visitors, but also long-term economic benefits.

Data from the national tourism database shows that travelers’ interests are diversifying: beyond business or cultural visits, nature, wellness, and gastronomy tourism are rapidly on the rise.
