It is with humble gratitude that I serve as your Chairperson for 2026. The Chamber’s Core Values of
Lead • Connect • Educate • Advocate are words Chamber Members live by every day. Some fun facts I would like to share:
• The term Chamber was first documented in France in the year 1959.
• The concept came to America in 1768 with the beginning of the New York State Chamber of Commerce.
• Our Southern Chester County Chamber of Commerce was founded in 1929.
• The concept of a Chamber is older than America itself.
With that said, Happy Birthday America!
You may ask What is the definition of a Chamber of Commerce? We are an interconnected group of businesses working together to increase local commerce and serve their communities more effectively than can be done individually. Wow! That says so much!
The Chamber exists to serve and support its Members with the resources and tools they need to maximize their success. This is done through our amazing Chamber team of Cheryl Kuhn and Erica Carosella. The Chamber leadership, our dedicated Board of Directors, is committed to guide and assist with your success.
Board leadership concentrates on connecting with Members – and – it is important for you to know we are on a mission and
will be reaching out to you! We are not calling to solicit funds but to add value for you, the Member. Your success is our top priority! Engagement in our Chamber of Commerce can give your organization a powerful edge in today’s competitive market.
Please keep in mind that the Chamber cannot accomplish this without your continued membership and commitment.

Take advantage of the more than 70 events and programs offered each year. In addition, don’t keep your Chamber a secret! Invite other businesses to experience our initiatives and programs. Dear Members and Friends,
I enjoy starting my “CONNECTIONS” message with a quote:
“It is no use saying, ‘We are doing our best.’ You have got to succeed in doing what is necessary”.
— Winston Churchill
This quote truly caught my eye as one I live by. Doing our best is not the answer – doing what is necessary is what it will take to complete the task at hand– every time. Winston Churchill is renowned for his powerful rhetoric, wit, and steadfastness, with many of his quotes coming from his time as British Prime Minister during World War II, so let me share some key takeaways of this quote:
Results Over Effort: The focus is strictly on outcomes. Good intentions do not excuse failure when a specific, necessary result must be achieved.
Going Beyond “Your Best”: It suggests that personal limits (“our best”) may need to be expanded to meet extraordinary, necessary requirements.
Accountability: The quote highlights that in leadership or
critical scenarios, responsibility lies in getting the job done, not just in the effort invested.
Context: It is often interpreted as a call to persevere and do whatever is necessary to succeed, even when tasks seem daunting or “impossible”.
As the Chamber launches into 2026, we know we must do what is necessary to continue our path forward and upward. I am very proud of the leadership we have in place this year –and – look forward to an incredible year.

The Sanders Team Realty is the 2026 recipient of the Southern Chester County Chamber of Commerce’s Community Impact Award, joining Tri-M, Cope Construction, Renovation and Roofing, Advisors Mortgage Services and Constellation Energy as the businesses that have been honored with this award so far. In this edition of Southern Chester County Chamber of Commerce’s Connections, we profile Jeff and Corrie Sanders, the owners of The Sanders Team Realty, and explore their inspirational story and the work in the community that made them a worthy recipient of this year’s Community Impact Award.
The Southern Chester County Chamber of Commerce established the Community Impact Award to recognize the good work that so many businesses and organizations are doing to make a positive impact on the community. If there is a through line in this edition of Connections, it’s that all the businesses and organizations spotlighted are making a positive impact on the community around them in a lot of different ways.
When a group of friends, Tim Savery, Joey Corrado, and Jake Hughes, became business partners and opened Stubborn Goat Brewing in West Grove in June of 2025, they did so because they wanted it to be a gathering place for families and friends. While the business is still new, it quickly achieved the goal of being a place where families and friends could enjoy some brews and food and spend time with each other in a nice, comfortable environment.
For Guenevere Finley of Calabrese Performing Arts Company, both arts and business is all in the

James E. Turner serves as Director of Community and Government Relations for the Chester Water Authority (CWA), where he represents the Authority as a regional leader across the 34 municipalities it proudly serves. In this role, he works strategically with municipal officials, community stakeholders, and regional partners to strengthen relationships, expand collaboration, and help meet the evolving infrastructure needs of the communities CWA supports. His leadership ensures alignment between public policy, community priorities, and long-term infrastructure planning.
Prior to his role at Chester Water Authority, Jim served as Director of Economic Development for the Chester Economic Development Authority (CEDA). During his tenure, he played a key leadership role in facilitating more than $1.7 billion in public and private investment, advancing major infrastructure projects, redevelopment initiatives, and large-scale economic revitalization efforts. His work at CEDA positioned him at the intersection of business growth, public policy, and community engagement—experience that continues to inform his strategic leadership today.
In addition to his executive leadership, Jim is deeply engaged in governance and regional advancement initiatives. He currently serves in numerous advisory and board roles that reflect his expertise in economic development, workforce development, tourism, and higher education, including:

Ronald DiSabatino, Jr. is Vice President, Outage Planning and Services at Constellation. Constellation is the largest private-sector power producer, the largest producer of clean energy and the leading operator of nuclear power plants in the U.S., generating more 24/7, emissions-free electricity than any other company in the nation. The Constellation fleet of nuclear, natural gas, geothermal, hydro, wind and solar facilities have the generating capacity to power the equivalent of 27 million homes, providing about 10% of the nation’s clean energy and delivering the around-the-clock reliability needed to power America’s growing economy.
Ron has worked at Constellation for 19 years. During
his tenure, he has held roles at the corporate headquarters located in Kennett Square, PA and at Peach Bottom Atomic Power Station in Delta, PA. He earned Bachelor of Science and Master of Science degrees in Mechanical Engineering from the University of Maryland. Ron was born and raised in Chester County and lives in Kennett Square with his wife and two daughters. In addition to his position on the board of the SCCCC, he serves on the board for Habitat of Humanity of Chester County.

Douglas S Kook, CPA, CVA, CEPA is the owner of DH Business Advisors LLC which consults with businesses on succession planning, exit planning and high-level tax planning and tax preparation.
Doug has been in public practice for 27 years helping privately held businesses and their owners achieve success. Bob became a consultant after a successful career in revenue generation followed by 20 years of achieving results in education, athletics and organizational development. He received a Master of Arts in Teaching from Johns Hopkins University and honed his skills creating and delivering curriculum that enabled students to achieve Advanced Placement scores worthy of college credit, athletes to improve individual and team skills necessary to compete and win, and business leaders to achieve revenue and key performance indicators that drove growth.
As leaders grapple with greater employee expectations around fulfillment while still achieving organizational results, Bob’s insights accelerate performance. His expertise is in connecting organizational leaders to the recruitment alignment, leadership development, & cultural shifts necessary to sustain high performance. He founded BHHC Consulting and joined
Culture Partners to help organizations build high-performing teams and operationalize culture that achieves results faster; To live in the tension of doing two things at once – winning while still improving. Bob & his wife have two children and reside in southern Chester County Pennsylvania.

Jason is a graduate of The University of Delaware, where he met his wife, Wendy – both Hotel, Restaurant and Institutional Management Majors. His family consists of two growing kids, McKenzie who has a passion for music, Reagan who has excelled in swimming, dog Roxy, and his most favorite (non-child) his aquarium.
Since middle school, Jason had a passion for service, and food service, he went on to High School and studied Culinary Arts at Carver Center for Art and Technology, Towson, MD. Being active member in the Student CMAA organization and held internship positions with Baltimore Country Club, Hyatt Hotels and Wilmington Country Club he found value in front facing service positions.
He learned his southern hospitality while working at Atlanta Athletic Club in Duluth Georgia as an Assistant Manager with rotational responsibilities including Beverage Manager and Casual Dining Manager. An atmosphere of a “Warm Welcome” was introduced to him while Columbia Country Club as the Clubhouse Manager. Overseeing the Club Activities, Housekeeping, Security, Food and Beverage and assisting with operations throughout the 18-month renovation. Jason additionally served the NCCMA chapter on the Student Development and Trade Show Committees and as the Student Development and Technology chair.
In 2010 Jason took the General Manager position at Heritage Shores Club, located in Southern Delaware. The 55+ better Residential Community is host to a championship golf course, ballroom that seats 400 and multiple dining decks. During his tenure at the Club he had the ability to take a new property and create lasting events, activities, operational standards, and participate in structuring new capital projects. As of 2015 he moved back to the Brandywine Valley and took the role of Clubhouse General Manager at Kennett Square Golf and Country Club. At a club with almost 100 years of experience Jason guided the club through many major accomplishments including membership growth of almost 40%, Clubhouse Renovations, Technological enhancements and Membership communications.

As recently as 2023, Jason took on his first Solo-Preneur Entrepreneurial challenge of opening his own business, a trash can cleaning business. Over the past two years has expanded to all exterior cleaning services. He continues to participate in volunteering for the Avon Grove Instrumental Music Boosters Association, University of Delaware Lerner Executive Mentoring Program and is accepting the 2025 Chairman’s role of the Southern Chester County Chamber of Commerce.

Chris Cessna has been a dedicated member of The Tri-M Group for more than 22 years. He began his career as a service technician and worked his way into project and operations management. Through technical expertise and a commitment to customer success, advanced into his current role as Vice President of Service, where he leads Tri-M’s service operations and strategic service initiatives.
The Tri-M Group specializes in network installation, physical security, commercial and industrial automation, energy management and electrical specialties, serving a diverse customer base across commercial, industrial, data center, and storm recovery markets. With a 60-year track record of industry excellence, Tri-M has grown to more than 500 plus employees and delivers solutions to customers nationwide. In his leadership role, Chris focuses on operational excellence, team development, market expansion and delivering service experiences that reinforce Tri-M’s position as an industry leader.

Pauline Garcia-Allen
Oxford, Pennsylvania, Borough Manager
Pauline Garcia-Allen is the Borough Manager in Oxford, Pennsylvania. As the Chief Administrative Officer for Oxford, she oversees the daily operations and administration of the municipality, working to ensure efficient and effective delivery of public services, with a focus on fiscal responsibility, sustainability and transparency. She advises Borough Council on matters regarding public policy, economic development, land
planning and zoning, code enforcement, public works and infrastructure, and serves as a liaison between the Borough and the larger community.
Pauline has spent her career working to build stronger communities, successfully holding leadership roles in the areas of community and economic development, fundraising and program management, public relations, and stakeholder outreach and facilitation. With over twenty years of experience in public speaking and facilitation, Pauline’s greatest strengths and passion lie in facilitating dialogue between diverse groups of people to build consensus and solve problems. She resides in Lincoln University with her husband, two sons and silver labrador. In addition to her position on the board of the SCCCC, she represents the Borough on the boards of the Oxford Area Sewer Authority, Oxford Mainstreet, Inc. and the Oxford Theater.

Nicole Gordon
NIKIGO Sauce, LLC, Founder and CEO
Nicole Gordon is Founder and CEO of NIKIGO Sauce LLC. NIKIGO is an innovative Asian-style sauce company, using Chester County mushrooms as the basis for its flagship product, NIKIGO Original Soy Free Sauce, a soy sauce replacement that is free of soy, gluten or other major food allergens. With approximately 33 million Americans affected by at least one food allergy, NIKIGO is providing allergy-friendly flavor solutions to the growing Asian food scene.
A native of Seattle, Nicole lived in the United Kingdom for seven years, where she completed her secondary education. Post-university, she lived in India for three years. She founded NIKIGO in 2021 after navigating her own food allergy issues for a number of years. She was awarded an AB of Geography from Colgate University. She lives in Kennett Square with her husband. In addition to her position on the board of the SCCCC, she serves on the FARE PACT Alliance for FARE (Food Allergy Research and Education), the leading food allergy advocacy organization.

Scott Dolor
M. Davis & Sons, Inc. Vice President, Operations
Scott Dolor serves as Vice President of Operations at M. Davis & Sons, Inc., a fifth-generation, award-winning manufacturing, fabrication, and construction company. He leads a team of over 400
skilled tradespeople who build, install, and service corporate and government facilities, combining hands-on craftsmanship with engineering expertise and advanced technology.
Scott has over 30 years of experience in manufacturing, fabrication, and construction industries, much of the time with M. Davis & Sons. His innovative thinking, attention to detail and commitment to success have played a pivotal role in the growth of our fabrication business. Through Scott’s vision, M. Davis operations teams have gone through many process improvements to achieve great efficiency.
Scott is a lifelong resident of Chester County. Currently living in West Chester with his wife and two daughters. He has active involvement in the Southern Chester County Chamber of Commerce, and the Manufacturing Alliance.
Scott graduated from West Chester University of Pennsylvania with a BS in Chemistry, University of Maryland with a BS in Chemical Engineering, GoldeyBeacom College with his MBA in International Business & Marketing Management, and The Wharton School for Executive Negotiation.

Ronan W. Gannon LCH, Chief Executive Officer
Ronan W. Gannon is LCH’s Chief Executive Officer.
Ronan’s role as CEO began at the beginning of May 2021 and his career has included both strategic and operational roles in primary care, pediatrics, women’s health, and vaccine development in both large and small organizations.
Most recently Ronan served as Chief Commercial Officer at EryDel Biotech.
Ronan currently serves on the National Association of Community Health Centers (NACHC) Committee on Agricultural Worker Health, NACHC Rural Health Committee, NACHC Health Policy Committee, and the NACHC Committee on Health Center Excellence/Training, and the Board of Directors of the Pennsylvania Association of Community Health Centers (PACHC), as well as serving on PACHC Legislative Regulatory and Policy Committees. In addition, Ronan served on LCH’s Board of Directors from 2015-2020.
He holds a B.A. from the University of Richmond, an MBA from Northeastern University, and is an alumnus of Harvard Business School’s General Management Program. He and his wife have lived in southern Chester County for the last 30 years.

Patrick Taylor is a proud owner of Taylor Oil & Propane, a family owned and operated business celebrating its 75th anniversary.
Pat is a graduate of Radford University. Upon graduation, Pat once again returned to Taylor Oil & Propane, the business that his grandfather founded in the heart of Southern Chester County.
Taylor Oil & Propane is one of the oldest members of the Southern Chester County Chamber of Commerce and Pat is honored to serve on its Board of Directors.
Pat and his family as well as Taylor Oil & Propane are very involved in the community and Pat’s Eagle Scout project is still prominently displayed in Kennett Square. Pat has been featured on Executive Leaders Radio and when you don’t find him in the community whether at First Friday in Oxford or the Balloon Festival in Kennett Square, you may just see him behind one of the iconic Taylor Oil & Propane trucks visiting clients in the community.
Pat and his wife Stacie live in Southern Chester County with their three children.

Joshua Parambath is a dedicated attorney practicing law in Pennsylvania, known for his thoughtful advocacy, deep commitment to justice, and wide-ranging courtroom experience.
Admitted to the Pennsylvania bar, Josh brings a unique blend of prosecutorial expertise and personal passion to his legal practice.
Josh’s professional journey began in public service, where he served as an Assistant District Attorney in the Philadelphia District Attorney’s Office (2016–2021) and later in the Chester County District Attorney’s Office (2022–2024). In these roles, he handled hundreds of cases, bringing empathy and resilience to individuals facing some of life’s toughest challenges. His prosecutorial work included overseeing complex investigations and serving as
an election law point of contact.
Josh’s motivation to pursue law was deeply influenced by his upbringing in an immigrant household—his mother an attorney and his father a Syrian Orthodox priest—where he witnessed firsthand the barriers communities face in accessing justice. This personal insight shaped his mission to serve as a representative and trusted advocate for underrepresented individuals.
Now in private practice, Josh applies the skills he honed as a prosecutor—empathy, tenacity, and a steadfast dedication to fairness—to provide personalized legal representation. Whether in criminal defense or broader legal matters involving personal injury, family law, estate planning, or real estate, he approaches every case with integrity and a focus on achieving meaningful outcomes for his clients.
Outside the courtroom, Josh enjoys spending quality time with his wife and daughters, staying active, and pursuing his creative side as a disc jockey.

Ken Pitts is a Sr Loan Officer with Advisors Mortgage Services. Ken has been a mortgage lender for over 35years. His career has included being a licensed mortgage broker, as well as working in the banking industry as a regional mortgage banking manager with Fulton Bank. Ken has served as an instructor for the Philadelphia Mortgage Bankers Association School of Mortgage Banking. In 2024 Ken published a book, Kinetic Wealth, which is a layman’s guide to understanding the reverse mortgage and how to evaluate it as a potential retirement tool.
Ken earned his bachelor’s degree in liberal arts at Swarthmore College where he studied both psychology and earned a teaching certificate. Ken is a transplant from Delaware County and has been living in New London, Chester County for the past 26years. Ken is now an empty nestor with his wife having raised two sons. In addition to his position on the board of the SCCC, he serves on the board of SILO (Serving, Inspiring and Loving Others) a nonprofit dedicated to offering friendship, support, a listening ear to people in need in the community and to help as appropriate.

Katie Mobley
Longwood Gardens , Communications Manager
With more than two decades of experience in communications, Katie Mobley helps shape and steward Longwood’s brand voice and external communications, advancing awareness of the Gardens and its mission. Through thoughtful storytelling and strategic communication, she supports the organization’s efforts to share its vision, values, and impact.
Before joining Longwood, Katie built a robust foundation in member engagement, strategic communication, and project leadership. She led member development and retention initiatives for an education nonprofit, managed crossdepartmental communications efforts, and honed her expertise while supporting federal and nonprofit clients. This breadth of experience and mission-driven background informs her strategic approach and her commitment to communications that strengthen impact, broaden reach, and drive meaningful engagement.

Anthony J. Poluch, Jr – (Tony) UNIVEST
Tony currently serves as Senior Business Development Officer for Univest Bank, a full-service bank, which is celebrating its 150 Anniversary this year. Tony has over 40 years’ banking experience including building a bank wide sales culture, Commercial lending, Consumer lending, as a CRA officer, Retail banking, and created a Call Center that enhanced overall customer experience.
In addition, Tony teaches a networking 101 course to Univest staff as well as to local non-profit organizations. He has served on several boards and is past Chair of the Chester County Art Association and the Southern Chester County Chamber of Commerce.
A lifelong resident of Chester County, Tony resides in Downingtown with his wife Carol. He has two daughters and four grandchildren. His hobbies include gardening, boating, golfing, and cooking and he considers himself novice sommelier.

When businesses check their bottom lines, one of the first things they usually check is the cost of utilities. Utilities costs usually don’t decrease, and, depending on where you live, there may be cost increases that are frightening. If you are the type of person that constantly turns off lights when they are not in use, or you put a sweater on and lower the thermostat, you might need to see an energy consultant.
That is where Frank Lacey, an electric advisor, steps in. He can take the mystery out of utility bills and, in the process, help save you some money.
Lacey advises clients on how to secure electricity and natural gas for their businesses. The charges for those items can vary greatly depending on what part of the country you live in. Another factor that affects your bottom line could be analyzing the times you use the most energy. The more you spend on electricity and gas every month, the more important these factors become.
“Electricity is complicated,” Lacey said. “There are a lot of moving parts that can cause prices to increase.”
Natural gas and electric utilities are heavily regulated through a mix of federal oversight (interstate transmission, wholesale electricity markets, and environmental standards) and state-level control (retail rates, distribution, and energy mix mandates). Key legislation includes the Inflation Reduction Act of 2022 (renewables/credits), the Infrastructure Investment and Jobs Act (grid modernization), and state-specific laws regulating utility monopolies, renewable portfolio standards, and building decarbonization.
If that all sounds very confusing, it is. That’s where Lacey comes in.
“I have been working in this field for over 30 years,” Lacey explained. “It is complicated, but my 30 years of experience allows me to help customers navigate the complexities. I got into the industry when I was studying finance and environmental management at graduate school. It has always been a very dynamic field. I like the fact that I can save businesses money every day.”
Lacey explained that a number of studies have been performed researching the costs of electricity. Electric marketing restructuring happened in 1996. In 2025, there was

an inflation adjustment electricity cost study completed.
“The 2025 study was the only real academic, apples-toapples, study that I have seen that assesses the results of electricity restructuring correctly,” he said. “Average electricity bills are now about 20% lower than they were in 1996. You can now shop for lower-priced electricity, but there are many things to consider when doing that, such as wires, transportation, generation of electrons and more.”
From the procurement side, he can help customers get into electric and gas contracts that are aligned with their businesses’ tolerances for risk and other needs. Some people might prefer things such as varying prices. Others might want a price that is locked in for a long period of time.
“You have to work with the customer to understand what their expectations are for the future,” Lacey explained. “I work to align business practices with their energypurchasing strategies. I help clients navigate competitive energy markets so they can compete better in markets they operate in. My goal is to help my customers make more informed decisions.”
The Pennsylvania Public Utility Commission’s mission is to regulate the many essential utility services that Commonwealth residents and businesses rely on every day. The PUC works to ensure safe and reliable electric, natural gas, pipeline, motor carrier, rail, telecommunications, water and wastewater service at reasonable rates.
However, Lacey does feel that the PUC makes it difficult to engage in e-commerce transactions in energy markets in 2026.
“Let’s just say there are a lot of regulatory hoops to jump through when working with customers,” Lacey said.
Laws and regulations may obstruct or make the process more difficult. People that sell to residential customers have a complicated road to traverse. Wholesale electric
markets are regulated at the federal level, Lacey pointed out. The interaction at a resident’s home is regulated by the state.
Lacey would say that he works in the northeast, Virginia, Ohio, Pennsylvania, Maryland and Illinois, but some of his clients are global.
“I may deal with a business that operates in Pennsylvania, but they may be headquartered in France or Spain,” he explained. “I find the best product and price for businesses. Customers use electricity differently. They use different quantities at different times. You pay a premium when you use electric during the peak hours of the day or year. If you use a lot in the afternoon in the summer, you will pay that premium over the course of the entire year, not just those peak hours. My work has contributed to customers saving billions of dollars since 1996. I don’t help just one customer. Part of what I have done in my career is that I helped change the rules to save all customers money.”

For Guenevere Finley of Calabrese Performing Arts Company, both arts and business is all in the family.
Founded by Finley and her sister Becca Calabrese, the Kennett Square arts center is a culmination of a lifelong investment in the arts.
“My parents are folk singers and some of my earliest memories are of them singing together,” said Finley. “Music has been a huge part of my existence forever.”
Finley, who graduated from Kennett High School in 2000, shared that during her childhood in Kennett, arts programs were primarily only available through the school and that her parents’ devotion to music, arts and education, as well as their Quaker faith allowed a similar passion to grow in her.

Both the summer camps and the opening of the Calabrese Arts Company on Cypress Street in 2023 allowed Finley to create a safe space for others to practice their arts vulnerably just as she was able to do growing up.
“If you don’t have a space to grow that confidence, then you don’t really get the full effect of those tools that you have,” she said. “Our goal is here is to have this safe space - this positive placewhere people feel welcome and feel like they can get out of their comfort zone without it being scary.”

Having a space of belonging is what Finley described as her “why” in running the arts company. She emphasized that the feeling of belonging is especially important for neurodivergent community members and youth.
“I was raised Quaker, so the whole idea of, that of God existing in every person, and I think that it doesn’t even necessarily have to be God, it’s just that light, it’s that spark. Maybe it’s creativity, maybe it’s love for some people or passion. It looks different in different people, but it exists,” she said. “Tapping into that as a human is scary. There’s a level of vulnerability to that and having a safe space to express creatively was an absolute life saver for me, and I was able to have that in my home.”
In addition to exposure in the home, Finley shared how she and her sister used to attend musical summer camps away from home growing up and decided to offer similar programs to the Kennett community through the Adventures in Music Summer Camps which were run out of Kennett Friends Meeting House from 2010 until COVID-19 arrived in
“So many creatives are neurodivergent, and we’re just starting to understand how that affects everyone,” she said. “Growing up with ADHD, music and art were my absolute safe places and those are the things that are cut out of schools, so I want to provide that here for people.”

Finley shared that she and the team at Calabrese Arts are working on getting their non-profit status in order to continue offering and growing programs aimed at supporting neurodivergent communities.
Finley’s emphasis on building a safe space and imbuing her business with a sense of belonging has seemingly worked. Though the business started just in her family, she shared how strong the community of Calabrese has grown over the years – forming not just a community, but a larger family network.
“I remember when we were building the space out and just walking in and seeing how much space there was and how much we were going to be able to do and how many people we were going to be able to provide a home for, and it has become that,” she said. “We have families who are here multiple days a week, because it is their community.”
Finley shared that the support and family provided at Calabrese has never just been for kids enrolled in the programs but rather for the entire family. As a mother of two children ages 11 and 14, Finley shared how the family built at Calabrese is close to her heart.
‘The real thing’
“I have a heart for moms, especially neurodivergent moms and moms of neurodivergent kids, because it’s a very challenging life,” she said. “Having each other to kind of prop ourselves up on and also create wonderful things together, it’s healing in so many ways.”
Being able to support moms is important to Finley, her sister, and the rest of the all-women team at Calabrese Arts which also includes their longtime friend Alicia MarraMaguire, who helps on the business side of operations, and Creative Arts Director, Alyssa Hupchick. Balancing running a business with being a mom is not easy, but Finley doesn’t stop there. She also works as a music teacher at both Willowdale Children’s Academy and at Hockessin


Montessori School, making the support at Calabrese all that much more helpful.
“The balance is hard, but I’m not doing it by myself,” she said. “There is a very solid family here and I have made some of the closest friends I’ve ever had in the last couple years through this place. And now our families are just families together, like you would see in a movie, but you’re like, ‘Wait, is that the real thing?’ It is.”
The sense of support and belonging coming from all sides at Calabrese seems to form a cycle. Students are able to grow their passions and feel accepted, parents see the impact and pitch in to help, Calabrese Arts grows stronger and is able to continue supporting students and keep the cycle moving. Finley shared how one dad volunteered to build a new stage for the center using his contracting company with a mom from a different family designing the stage.

Before what’s on tap matters, the owners of the Stubborn Goat want the entrance to the West Grove gathering place to matter.
“The first 10 seconds you walk in the door, you’re going to be greeted by somebody,” co-owner Tim Savery explained. He described that as the through line for the business—the bigger goal is for the Stubborn Goat to be a place people return to rather than a place to just try once.

If the Stubborn Goat has a creation story, Savery told it in the plainest way: the business began as an idea that had to survive a family conversation. When he and his partners started taking the plans seriously, he said they went to their wives first.
“It was a resounding, ‘This is probably a terrible idea,’” Savery recalled. He described his wife’s response as a kind of affectionate verdict: “You guys are gonna do it anyway, aren’t you? You’re really stubborn.”
That, Savery explained, is where the name “Stubborn Goat” came from.
Owned by friends and business partners Tim Savery, Joey Corrado, and Jake Hughes, Stubborn Goat opened on June 19, 2025.
Savery said the “family friendly” idea was baked into the plans for the business very early on.
“Between me and my two partners, we’ve got eight children,” he said. “We want you to be able to come in here with your friends, your family, your kids…and have activities for everyone.”
Programming is a major part of how the tavern keeps people coming back. Stubborn Goat typically hosts live music every Friday and Saturday, plus a monthly open mic night run by local host Dan Orlando. The business also leans into being a community stop in ways that don’t revolve around the stage. Stubborn Goat partners with Lucky Dog Rescue, hosting adoption events and periodic dine-and-donate nights that send part of the proceeds back to the rescue.
Asked what best represents the brewery side, Savery pointed to Counting Sheep, the Stubborn Goat’s flagship hazy IPA that features refreshing citrus tones. The beverage is both popular and something the owners are proud of after a lot of experimentation went into perfecting it.
Savery credited brewer Kenny Monroe’s creativity and said he’s been learning from him. On the food side, three items have emerged as consistent top sellers: smash burgers, cheesesteak egg rolls, and salads. Savery emphasized that the smash burgers are “made by hand, fresh, never frozen,” and said Chef Parker has been developing options with a spring menu update planned. Customer feedback, Savery said, plays a direct role in what stays and what changes. When the tavern updated its menu previously, customers were clear about the items they didn’t want touched.

“There’s a few items…they’re like, ‘you better not get rid of this one,’” Savery explained.
Savery also described a trial-and-error approach to food that mirrors what he said about beer.
Items that don’t resonate get replaced. Portion sizes and ingredients get adjusted. Some staples stay.
“We’re not looking for a cookie-cutter menu either,” he said, adding that fresh ingredients and on-site preparation are priorities. On sourcing, Savery said the kitchen uses distributors for some products, but that Chef Parker makes frequent produce runs locally.
“Chef Parker makes three trips to the produce stores around here in town,” Savery said. “So all of our produce is really coming from right here, around the West Grove area.”
Co-owner Joey Corrado pointed to a family scene that repeats itself at the tavern: groups staying put and treating the space like it’s their own to have family fun.
“It is seeing how family and friends have made The Goat an extension of their family room,” he said. “Doesn’t matter if it’s playing one of the board games, listening to the band or just coming for a meal, people are really enjoying themselves here.”
Corrado said that he hopes by a third visit, customers

aren’t naming a single standout feature. He explained, “Great beer, check. Great food, check. Great service, check, and another wonderful experience. See you next week.”

Entertainment is another part of the tavern’s conversation with customers. Bands often come in through word of mouth, customers, family connections, musicians reaching out, and the tavern’s own research—but the owners also listen to what people want to see again.
They are quick to ask, “How was the band tonight? What did you think? Would you have them back? Would you like to see them again?”
It’s another example of the connection the tavern tries to keep with its customers. They want to give people a place to hear artists they’ll run into again, and a schedule that feels tied to the neighborhood rather than dropped in at random. Sometimes, the interest shows up before the weekend even starts.
“We’ll get a number of people calling up and say, ‘Hey I heard they’re playing this weekend,’ asking about getting reservations for a table,” Savery explained.
Open mic nights work the same for similar reasons. They’re described by Savery as being built around participation.

“Everyone walks in with their instrument,” he explained. “They sign up, and they are encouraged by the crowd, no matter what.” The monthly night breeds a non-judgemental environment that feels welcoming to try something in front of an audience.



Savery said the tavern keeps games available and sees customers use them in ways he didn’t expect. Some families go straight for the bigger games. Other groups bring their own board games and settle in for an entire evening. He described seeing customers play Ticket to Ride for hours and said it’s part of what the owners wanted: a place where “people [have] something to do here, other than just come in and… drink beer and eat food.”
Outside, Savery pointed to a similar idea—space that can accommodate more than one kind of visit. Stubborn Goat’s beer garden comes alive in spring and summer, he said, and West Grove Memorial Park sits behind the property. He described it as an advantage for families and dog owners: pets can’t be inside the building, but the outdoor area allows people to bring them along when the weather is right.

The same flexibility shows up in how Savery described pairing food and beer. He said the Stubborn Goat doesn’t try to dictate a single “correct” match. With 16 taps, the lineup is built for range, he said, and the staff encourages customers to experiment. Savery offered examples of what he thinks works—lighter beers like a lager or pilsner with a smash burger, and a stronger Belgian-style beer alongside a salad—while emphasizing that the goal is variety, not rules.
The running theme in Savery’s answers, whether he’s talking about the name, the menu, or live music, is that Stubborn Goat isn’t trying to operate like a “drop-in” bar that exists only on weekends. He talks about it like a place that has to keep earning trust in a small community, one decision at a time.
When asked what advice has mattered most since opening, Savery said it’s been important to

avoid arriving with a fixed idea of what the West Grove community should want.
He explained, “I’ve found it incredibly helpful to get to meet the people that are here in the community already and not come into this thinking, ‘Hey, I’ve got this great idea that’s going to blow everybody over.’”



The approach, he added, is to keep feedback moving in both directions: “Involvement…helps to craft a great experience… bring people together, listen, make them feel heard.”
That mindset is also how Savery answered a final question about what he wants customers to take away. He started by expressing their gratitude. “Thank you for trying us out and giving us a shot,” Savery said. Then he returned to the goal he’s repeated throughout: make the place feel like it belongs to the people who come through the door.
“Provide an atmosphere where people feel welcome, they feel safe, they feel like this is their place,” he said. “This is a place they like going to. And they want to bring their friends, too, they want to bring their families, too.”
Corrado’s version of that same idea is shorter and more direct: If people are treating the tavern like an extension of home, the room is doing its job. If the experience holds up well enough that “See you next week” becomes normal, the business is doing what it set out to do. The beauty of Stubborn Goat isn’t that it offers one perfect night. The appeal is that it can offer several kinds of nights—and still look familiar the next time someone walks in, gets greeted, and can count sheep.


For nearly 40 years, Habitat for Humanity of Chester County has worked alongside volunteers, donors, and community partners to help local families achieve the stability and opportunity that comes with a safe, affordable home. What began with a small group of volunteers building the first Habitat home in Chester County has grown into a countywide effort that has provided housing opportunities for more than 671 adults and children.
Today, the need for affordable housing is increasingly visible throughout Southern Chester County. Communities like West Grove, Oxford, Kennett Square, and Coatesville are vibrant places to live and work—but rising housing costs are making it harder for many essential members of our workforce to remain in the communities they serve.
The families who partner with Habitat are not strangers to hard work. They are teachers who help educate our
children, medical technicians and healthcare workers who care for our families, and first responders who protect our neighborhoods. Many work full-time yet still struggle to find housing they can reasonably afford.
Habitat for Humanity helps address this challenge by creating opportunities for affordable homeownership. Families who partner with Habitat invest hundreds of hours of “sweat equity” helping build their homes and the homes of their neighbors. They also complete financial education and purchase their homes with an affordable mortgage. It’s a hand-up, not a handout approach that creates long-term stability for families while strengthening the communities around them.
Affordable housing benefits more than the families who move into these homes. It helps ensure that the people who power our local economy can continue to live where they work. When teachers, healthcare workers, and service


professionals can remain in the communities they serve, schools, businesses, and local governments all benefit. Stable housing also contributes to stronger neighborhoods, better educational outcomes for children, and greater economic mobility for families.
For Richard and Angela, affordable homeownership is about more than simply having a house; it’s about building a future for their two daughters. As they worked alongside volunteers to help build their home, they saw firsthand the power of community and perseverance. For their family, the experience has become a powerful lesson for their children. As Richard explains, it’s about showing them that “no matter what obstacles we face, we can achieve our dreams with patience, hard work, and a clear purpose.”
Stories like Richard and Angela’s are unfolding throughout Chester County, and Habitat’s work in southern Chester County continues to grow. In the coming months, new homes are planned in West Grove, Coatesville, and Phoenixville, helping expand opportunities for hardworking families who want to put down roots here. Habitat is also expanding its home repair program, which allows low- and fixed-income homeowners—many of them seniors—to

remain safely in their homes through accessibility improvements, weatherization, and critical repairs.
But building homes requires more than construction materials—it takes a community.
There are many ways residents and businesses across southern Chester County can support Habitat’s work. Volunteers are always needed on construction sites and in the Habitat ReStore, where donated building materials and home goods are sold to support the mission. Companies can donate surplus materials, provide skilled labor, or sponsor build days for their employees.
Community members can also play an important role by advocating for policies that increase housing opportunities. Thoughtful zoning reform and local policies that support expanding the housing supply are essential to ensuring that our communities remain accessible to working families.
Affordable housing is not just about building homes—it’s about building a stronger, more inclusive community. By working together, southern Chester County can ensure that teachers, healthcare workers, first responders, and hardworking families have the opportunity to live, work, and thrive right here in the communities they serve.

The Southern Chester County Chamber of Commerce honored The Sanders Team Realty with the 2026 Community Impact Award.
Jeff and Corrie Sanders, the owners of The Sanders Team Realty, will be formally recognized at the annual Chamber Chairman’s banquet, a festive gala that brings together the founders and operators of local businesses in late spring.
Jeff and Corrie Sanders live in Lincoln University. In addition to their business, Jeff coaches football at Unionville High School and mentors youngsters at the Lighthouse Youth Center. Corrie is the board chairman of Oxford Neighborhood Services Center and coaches youth swimming. Both have earned praises for contributing their time and energies to benefit groups and individuals in need in the local community.
The Community Impact Award recognizes local businesses that have positively impacted the community through active support of nonprofit organizations and philanthropic causes.
Erik Gudmundson, a former Southern Chester County Chamber board chairperson, founded the Community Impact Award. At the annual Chamber luncheon at Hartefeld National to announce the selection of this year’s recipient, Gudmundson described the origin of the award and why he started it. He explained that, while the chamber has been giving the Outstanding Citizen recognition to worthy honorees since 1968, he felt something was missing.

He explained, “Five years ago, I looked out at all those businesses that have had a positive effect on the community. What can we do to recognize the businesses that are doing all that wonderful work for the non-profits?”
The answer he came up with was the Community Impact Award. He advanced the proposal among the members and was rewarded with approval.
In the first four years, the following companies were recognized for their positive impact on the community: Tri-M, Cope Construction, Renovation and Roofing, Advisors Mortgage Services and Constellation Energy.
Now, The Sanders Team Realty is being honored.
Corrie and Jeff Sanders operate their real estate business out of their home in concert with the additional challenge that faces Jeff. He lives with the military combat injury he suffered In battle 21 years ago that robbed him of his legs.
As Jeff described the incident: “I was blown up on September 6, 2004 by a roadside bomb in Iraq. The subsequent blast and concussion launched me from my Humvee at the mercy of gravity. Once conscious, I tied my own tourniquet and waited 15 minutes until the


ambush was over. I was then airlifted to a surgery center in Baghdad. The blast ultimately resulted in the amputation of my left leg, the day before my 22nd birthday.”
When asked about their current work in real estate and the activities in the community that earned them the honor from the chamber, they expressed fondness and a lot of gratitude.
Jeff first got licensed in real estate in the spring of 2018, and Corrie followed suit in the spring of 2022. That’s when The Sanders Teram began, and they are now licensed in Pennsylvania, Maryland and Delaware.

Corrie explained, “We’re Oxford strong, but real estate has allowed us to cover a broad service area, while highly enjoying helping our local clientele.”
They agreed that southern Chester County, northern Delaware and Cecil County have a bucolic blend of agriculture and small-town charm, and that’s why they have devoted so much time and energy to the Oxford community.
They are driven in their vocations by their own reasons. Jeff said his commitment to prioritize helping others was instilled in him at an early age.
“Faith has been an important factor,” he said. “If you are reading this, then you are blessed. Why wouldn’t you want to pay that blessing forward, especially if all it takes is just a smile, a thank you or an atta boy? God is good.”
Corrie grew up swimming a lot at the Main Line YMCA and may have been swimming before she was walking.

The Southern Chester County Chamber of Commerce is a group that promotes the region’s trade, commerce and business activities. It includes an array of business owners, entrepreneurs, companies of various sizes, nonprofits, health care and service organizations. It has been in existence for more than 90 years.
