“We wanted the home to feel timeless and welcoming,” Laura explains. “The palette is soft and neutral, with gentle blues, greens and natural wood tones inspired by the nearby River Exe and Quayside.”
Classic striped fabrics, printed wallpapers and textured materials add depth while keeping the space light and uncluttered.
Generous windows and large sliding doors allow natural light to fill the
rooms, strengthening the connection between the inside and garden. High ceilings create a sense of openness, while statement lighting and carefully placed artwork invite the eye to explore the full height of the space.
Furniture placement has been used to guide movement through the openplan layout, creating defined areas that still feel connected. “Letting natural light lead the design and using texture to zone spaces makes openplan living feel cohesive,” says Laura.

Famed for its abundant cider orchards and legendary landmarks including Glastonbury Tor, Somerset is a rural idyll with so many fascinating corners to discover. From the peace and tranquility of Exmoor National Park in the west to the delightful small city of Wells to the east, both natural beauty and historic treasures are plentiful in this verdant English county.
One of Somerset’s main draws is its excellent road and rail links, with the cities of Bristol and Bath on the doorstep and fast routes to London and the rest of the West Country too. But once here, you might not feel the need to leave.

Bruton itself has a river running through it, with streets lined with historic houses, pubs and restaurants, including one with a Michelin star no less. The Newt hotel and spa has also put it firmly on the map, offering a slice of luxury in the heart of the Somerset countryside. In addition, there are several highly regarded independent schools in the area, including Millfield, King’s Bruton, Hazlegrove Prep and Sexey’s.
Travelling further west, past Glastonbury, the large village of Wedmore is surrounded by lush green fields and enjoys dramatic views of the Mendip Hills National Landscape. It’s also known as the Isle
of Wedmore due to its elevated position and is only eight miles from Cheddar, which is renowned for its breathtaking gorge, subterranean caves and another of Somerset’s celebrated exportsCheddar cheese. This is a delightful spot to linger in gift shops and enjoy a cream tea before tackling the many steps to the top of Jacob’s Ladder to take in the magnificent panorama.
As you head south, towards Yeovil, make sure to spend time at Montacute House, a magnificent Elizabethan mansion which is now owned by the National Trust. This stately home was built at the end of the 16th century and is surrounded by lovely gardens and parkland, which are the perfect backdrop for open-air performances in summer. Tranquil neighbouring villages include Stokesub-Hamdon which sits at the edge of Ham Hill Country Park, a wildlife haven offering wonderful scenic walks.
Close to the border with Devon, Cricket St Thomas is another charming, small village with a Regency mansion in its midst which has been lovingly restored as a hotel, offering afternoon tea and tours of its terraced gardens. There is also a golf club with outstanding views and you’ll be well placed for visiting Perry’s Cider and farm shop too, which produces award-winning varieties of Somerset’s famous tipple.

Nailsea enjoys a strong sense of community with great schools, a busy high street and monthly farmers’ markets selling local delicacies and handmade crafts. A few miles deeper into the countryside lies the popular village of Congresbury on the River Yeo, at the foot of an Iron Age hillfort and Wrington, known as one of North Somerset’s prettiest villages, which enjoys a beautiful rural setting on the edge of the Mendip Hills. Both have fantastic historic pubs and are conveniently located for scenic spots such as Blagdon Lake, a wildlife haven and site of special scientific interest, loved by anglers and walkers alike. For those seeking a more relaxed pace of life, these villages offer all the benefits of modern living, free from the hustle and bustle of the city.

EPC stands for Energy Performance Certificate.
The EPC rating is a review of a property’s energyefficiency, and apart from listed buildings, every home needs to have a valid EPC before it can be sold or rented out. This is then used by prospective buyers or tenants to see how energy efficient the home will be and ultimately how much their energy bill would cost in their new home.
With rising energy costs, they are a useful tool to see where the property is lacking in energy efficiency and how you can make improvements.
Energy Performance Certificates are rated from ‘A’ to ‘G’, with ‘A’ being the most energy-efficient, and ‘G’ being the least. The certificate will show what the current rating is and which letter category it falls into as well as showing the potential rating if you make some recommended changes.
The more energy-efficient a property is, the lower your energy bills are likely to be. For example, a property with a high energy-efficiency rating is likely to be well insulated, have high performance windows and may include renewable energy features like a ground source heat pump or solar panels.
• Your home’s EPC rating will depend on the amount of energy used per metre square.
• The level of carbon dioxide emissions.
The energy assessor will look at these areas:
• The age, construction type and size of your property.
• Insulation – whether there is cavity wall insulation or loft insulation installed.
• Lighting – whether any energysaving or low-energy light bulbs are in use.
• Primary heating systems – including the boiler and heating controls.
• Any secondary energy sources including renewable energy sources.
• Windows – if you have double or triple glazing.
Once all these areas have been assessed, then a calculation is made, and you are provided with an EPC rating for your property.
Alongside this certificate, the energy assessor will also provide advice on improvements that would help you improve your property’s energy rating in future – for example if you invested in adding cavity wall insulation or double glazing, this can move your EPC rating from a C to a B which could reduce your bills!
Some mortgage companies are encouraging a good EPC rating by offering green rates to customers.
Do all new-build homes have a high EPC rating?
An analysis of Government data on the energy efficiency of new-build and existing homes, highlights:
• New-build properties significantly reduce household energy usage, with the average new home using approximately 100 kWh per m2 per year compared with older properties which require an average of 259kWh per m2.*
• Making heating, hot water and lighting costs 50% cheaper. On average, new-build homeowners could save more than £64 a month on their heating, hot water and
lighting bills, amounting to £780 a year, compared with purchasers of older properties. This saving rises to £82 per month when comparing the energy performance of houses specifically, totalling over £979 a year.*
• 86% of new-build homes were rated with an EPC of B or above, while less than 5% of existing dwellings reached the same standard.*
In simple terms, buying a new-build home could save you money in the long run!

We caught up with Tim Spann from the UK sales team at Keller Kitchens, a Dutch company which has been making beautiful kitchens for 90 years, now available at Acorn properties in Wedmore and Wrington. Here we talk sustainability, innovative designs and the latest kitchen trends.
Can you tell us about the Keller Kitchens and Acorn relationship and how long you’ve worked with us?
Our partnership with Acorn has been two years in the making and we’ve started to supply kitchens to them in the last few months via two contract partners we have in the UK, Arcos Interiors and Project Kitchens. We want to align ourselves with sustainably conscious developers wherever possible and Acorn are very much leaders in sustainability themselves. We’re extremely proud to be working with them.
Sustainability is a key concern for Acorn. How is Keller addressing environmental performance in its products and manufacturing?
Sustainability is absolutely key in everything we do. It is the starting point for every major decision we make, every investment and every product we launch. We are industry leaders in terms of sustainability because we’ve been carbon neutral since 2017. We generate all of our own electricity which has involved installing over 8,000 solar panels on the roof of our factory. We use nearshore sourcing
for all of our materials and always from renewable sources. We use robotic warehousing, where robots store all of the offcuts of the materials we use so we can maximise the use of every square centimetre of board and material we possibly can. Everything, wherever possible, is water based when it comes to lacquering and staining the woods in our kitchens, which is environmentally friendly. We employ green biomass for heat and energy generation, which is filtered to make sure the absolute minimum carbon dioxide is fed out into the atmosphere. Sustainability is not just about what we do inside our business, we also fund initiatives outside our business such as carbon farming.
Are there particular materials or production methods you use that set you apart from other kitchen manufacturers?
Last year we launched a world-first product called Enduura, the first biobased kitchen produced from recycled materials that are bound by a biobased cellulose. All of these materials are free from any harmful elements and chemicals. Not only are they made from recycled materials, they are fully recyclable after their use as a kitchen and are also fully biodegradable. Even the Enduura handles are made from recycled sea plastics. We’re proud to say not a single tree is chopped down to make the Enduura product.
What trends are currently shaping kitchen design in new-build homes?
The kitchen has become the family hub of the house with open-plan and omni-plan layouts where the various living spaces in the home blend together and that kind of growth continues at pace.
At the moment, texture is a really big thing and tactile surfaces with grain textures are very popular, as are more neutral and earthy tones, like our colours sesame and fossil.
Another shift has been towards ultra matt and soft matt surfaces, which give you a sleek look in the kitchen, but these materials also offer fingerprintproofing. They are low maintenance and great when you’ve got young children in the family. Beyond what we do, there is a trend towards smart technology in appliances, allowing people to turn the oven on with their phone, so their meals are ready when they get home.
What innovations or changes are you most excited about in the kitchen design space over the next three to five years?
I think sustainability will become an even bigger driver in the kitchen space for the industry as a whole. For us, our future is driving towards biobased products and we will have more rollouts of biobased products in the Enduura range. Each year the kitchen industry launches its new products at an event called M.O.W. in Germany and we will be announcing some very exciting news in September, in line with our biobased ambitions.
How do you see Keller Kitchens evolving its offering to stay aligned with homeowner expectations in a changing housing market?
Our product team is extremely active and always looking at forthcoming trends. They visit all the major interior design shows and material launches, so we stay at the forefront of design. While sustainability is always a key
driver, we do stay closely in touch with all upcoming trends. Our goal is always to meet the trends we see and in some cases we help drive, by meeting those trends with the most sustainable options possible.
How does Keller help achieve a balance between aesthetics, functionality and cost efficiency?
There is a shift towards a more natural look in the kitchen and sustainable products help deliver those natural aesthetics. In terms of functionality, the materials we’re currently developing are much more durable and therefore longer-lasting. As far as cost efficiency is concerned, we are a top five producer in terms of volume. We produce around 3,500 kitchens a week, so are in a strong position with our suppliers to buy materials at the best prices. Investments we’ve made have not only made us more sustainable as a manufacturer, but that machinery and technology is much more efficient. We have huge economies of scale which we’re able to pass on to our partners in the form of everyday competitive pricing.
We chat to Paul Terry, Managing Director at UPOWA, a specialist in innovative sustainable technology solutions, including solar PV, battery storage and EV charging. Here we discuss the growing demand for solar, integrated clean energy and homes with the feel-good factor
Can you tell us about the UPOWA and Acorn relationship and how long you’ve worked with us?
We have built a long-standing relationship with Acorn through the Brickability Group. Acorn is one of our key clients and we’ve been supporting their developments as their renewable solutions provider for over five years, installing solar panels, batteries, and EV chargers.
A lot of housebuilders just use solar PV to meet minimum compliance for immediate gains, rather than storing and harvesting energy. Acorn is always looking at dynamic ways of how they can maximise the value of renewables and future-proof their homes for the homeowner. They are a great client; they challenge us in all the right ways and are always looking to see how they can be even better. Their homes are built to a high standard, and I believe we complement that with the services and technologies we provide.
Sustainability is a key concern for Acorn. How is UPOWA addressing environmental performance in its products and manufacturing?
We actively prioritise partners using low-carbon manufacturing processes and who share our sustainability values. As part of the Brickability Group, we also adhere to a groupwide ESG (Environmental, Social, and Governance) framework covering everything from supply chain audits to employee welfare. All our suppliers must meet the same standards.
We’re looking to be ahead of the rest, and we really take our responsibility seriously. That means constantly reviewing our partners and product offering, strengthening our supply chain, and ensuring we deliver both quality and performance for our clients, backed by transparency and traceability.
For homeowners, how do these solar panels translate into real value – like energy savings, reduced carbon footprint, ease of use?
Our solar installations begin generating clean electricity from day one. Once installed and commissioned, homeowners benefit from lower energy bills and a reduced carbon footprint almost immediately. The systems we design are low
maintenance and are sleek and aesthetically pleasing on the eye.
You recently grew with three new operational depots (Exeter, Sutton Coldfield, Bury St Edmunds) – tell us more about this expansion?
Last year we delivered 142% growth operationally, working on over 400 live housing sites across the UK. Opening the new regional depots allows us to serve developments more efficiently while reducing transport emissions. It also enables us to invest in local labour, create jobs, and build a skilled workforce who can deliver in those areas. More than ever, customers want to understand the full environmental impact of a product — from how it’s made to how it’s installed and used. This model is more regionally serviceable, rather than delivering from one central hub, and has been well received by our clients. They see the benefit in terms of responsiveness, carbon reduction, and community engagement.
What innovations are on the horizon for UPOWA – are there new opportunities in the pipeline?
As well as our new build division, which has been our focus, we also deliver large-scale commercial solar projects, including for clients like Amazon, Bombardier, and Anglian Water. Diversifying into adjacent sectors will
allow us to expand sustainably. We’re always focusing on what products are best for the market and the delivery and installation of those products. Last year we launched our own home EV charger, the ePro 7. We manufacture the ePro 7 at our Newbury facility, so it’s a ‘made in Great Britain’ product, and we’ve done that to make sure we’re in line with what the industry is going to require. It’s been designed with the future in mind, fully compliant and ideal for integration within new homes. We work closely with regional housebuilders, like Acorn to understand emerging needs and identify gaps in the market, so we can invest early and develop the right solutions and support those markets in the future.
How do you envision sustainable tech shaping the homebuyers’ experience in the future?
I think today’s homeowners are becoming more switched on and intuitive to what housing’s going to mean for the future. They’re looking for that central integration of multiple
technologies and smart solutions that they can have at their fingertips. We continue to look forward and innovate, but ultimately, we know it’s not just UPOWA and solar, it’s everything else that goes with it. The fabric of the building and other services, like air source heat pumps. So, these must all work together to deliver the homeowner a feel-good factor home that is efficient and reduces energy bills and emissions.
As the industry moves away from gas and towards electrification, our role is to help housebuilders deliver homes that align with net zero goals and exceed expectations — for regulators, buyers, and the planet.

Our construction teams can often face complex and niche challenges that require collaboration and expertise, and the transformation of Cotswold development in the beautiful market town of Fairford is no exception! We caught up with Regional Construction Manager David Rhys-Jones, who has over 35 years of experience in the success and challenges of the construction process, about the uniqueness of Fairford Green.
Over five phases, Fairford Green will deliver elegant new-build homes as well as thoughtful conversions of existing, and listed, buildings. This combined work requires exceptional coordination between local planning teams, construction, and heritage consultants.
Construction of the first phase began in Autumn 2024, a collection of seventeen new-build homes. Thanks to meticulous organisation and strong collaboration between internal teams as well as external contractors, this phase has progressed smoothly despite some early logistical constraints. A precise schedule using a weekly matrix staggers the trade teams to avoid overlap and regular progress meetings help to support communication and keep everyone on track.
Converting existing buildings comes with its own set of challenges, and Fairford Green’s second phase is no different. As work begins, unforeseen issues can arise - from uncovering surprises within the building’s fabric to the need for specialised materials and techniques to preserve heritage features.
The most delicate task at Fairford Green remains the conversion of the original school building Grade II listed Coln House which is being transformed into four homes, with a fifth new-build home attached to the end of the row. Challenges arose when starting work to adjoin the new-build and existing Coln House. The team discovered that the existing building was lacking in foundations and there was a crack in the gable-end which required structural reinforcement to ensure stability before commencing work on the new-build.
Ensuring that the façade of house 5 was in keeping with the original stonework of the neighbouring homes was also imperative. Through consultation with planning authorities, local Cotswold Natural Stone in Golden Cream was selected to match the original building. The original stonework has also been
restored to its former glory through careful cleaning and replacement of the lime mortar to retain the traditional Georgian look.
Preservation of as many unique original features as possible is always the intention when converting existing buildings. Consulting closely with the Georgian Society, the restoration of original features such as the box sash windows is intended to be as faithful as possible. Where windows were too damaged to be restored, identical copies were made to match the appearance of the existing frames. While as many as possible were retained, a secondary challenge arose when matching the energy-efficiency of both the new and restored windows. A solution was achieved by adding additional glass panes to the preserved windows to create the effect of secondary glazing. These additional panes are subtle, so each window appears and performs as identically as possible.
Understanding the impact of a site and the community’s needs is imperative to the success of any development. A partial road closure necessary to restore the façade of Coln House could have affected the town’s most iconic event, the RAF Air Tattoo. Accommodating this key community event was an important decision and, after communicating with the council and RAF Fairford, it was all hands-on-deck to successfully complete the required work within the agreed deadline.
The key to construction success at Fairford Green? Seamless collaboration between Acorn’s experienced team, local authorities, and specialist restoration consultants. From uncovering structural surprises to meeting heritage standards, each obstacle was met with a problem-solving mindset. With a united approach, proper planning, and the correct expertise, even the most intricate construction challenges can and will be overcome.

In partnership with Cedar Invest, a private equity firm, Acorn jointly acquired a vacant office building on the edge of Clifton village in Bristol.
Acorn led the planning process, securing Class MA permitted development approval for conversion into 30
apartments and achieving additional planning permission for a new storey, creating five further new-build apartments.
The JV structure saw both parties share the land acquisition costs. Cedar Invest will receive their investment and interest following repayment of senior debt, with a profit share upon the sale of the apartments, demonstrating a wellaligned and strategic partnership model.
This subject-to-planning agreement with the Landowner represents Acorn’s collaborative and landscape-led approach to development. Situated in the picturesque East Devon town of Colyton, adjacent to the National Landscape, a designated Area of Outstanding Natural Beauty, the site offers far-reaching views across the surrounding countryside.
Informed by the draft allocation in the emerging local plan for 49 new homes, Acorn is progressing a sensitively designed scheme that responds to the site’s unique setting and environmental context. SO HAPPY, THEY BOUGHT TWICE: WHY
Five years ago, Sami and Max were the very first residents to move into The Old Printworks in Frome, drawn by its unique design and close-knit community. Since then, their family has grown and so has their need for space. But instead of leaving the neighbourhood they’ve come to love, they bought their second home, within the very same development.
Located at the former Butler, Tanner & Dennis site, once one of Britain’s finest colour printers, the stylish development caught their eye when they were looking to move back to Somerset from London to be closer to family. Max grew up in Frome, his dad, sister and brother still live there and Sami had also lived nearby, in Bath and Corsham, with her family. The couple met in Frome and married four years ago at Orchardleigh Estate.
As soon as Sami and Max visited The Old Printworks they were immediately impressed by the standout design and have been so happy with their home and the location, they have recently moved from their three-bedroom house, which they bought in 2020, into a new four-bedroom property within the same development. Their son River is now five and has a baby brother, Wren, who is five months old. Sami, who is currently on maternity leave, is a paediatric clinical nurse specialist at the Royal Brompton Hospital in London, while
Max, a senior IT technician, mostly works from home.
“We’d always walked past these three-storey townhouses and liked the look of them, so it was an obvious choice to go and have a look,” says Sami.
“We looked around the Show Home and it had all the space we needed, in the layout that worked for our lifestyle. The extra living room was something I especially wanted. When we moved to our last house, our older son was nine months old so the open-plan layout was perfect and we still wanted to keep that, having another baby. We’ve got two dogs, so being able to have the big family area downstairs and the other living room, which is more of a cosy room, plus the extra bedroom as well, because Max needs an office, was ideal.
“The train station was also a huge part about, firstly, moving to this side of Frome but also staying this side, because we’re so close to the station. My sister also lives really close by. Because we’ve been here so long, we knew Helyn and Diana from the sales team. They were so helpful and that also made it an easy decision. The old house was the first house we’d bought, so selling and buying another house was brand new to us. They gave us recommendations of people to go through as well, which made me feel happier. Everything just aligned.”
Being close to primary schools and having the countryside and River Frome on their doorstep for walks with their labradoodle and sheprador, Skye and Emmy, also influenced the family’s decision to stay.
“There is a field behind the house down by the river where you can go with dogs which is five minutes away,” says Max, 37. “We used to live next to Wimbledon Common and my dog was very used to having long walks, so having the field nearby is excellent.

“We loved our old house, so finding this one in the same development felt perfect — it has everything we loved before from open plan living to energy-efficiency features, just on a bigger scale. The neighbourhood is great, and the people are really friendly. There’s even a summer street party, which has become a fun yearly tradition. The community has got a warm, welcoming feel.”
Sami adds: “There’s a lot of thought for the area, the environment, even the shared spaces and solar panels, all these things make it more energy efficient and more friendly for the environment. My favourite thing about the new house is actually the solar panels. Our energy bill is lower, definitely during the summer. Moving to a bigger house, the bills going up was a worry of mine, but actually I think we’re better off.

Using our Assisted Move scheme, we’ll hold your chosen home off the market for 6 weeks and help you to sell your current property by arranging for three local estate agent valuations. You’ll agree a marketing price with our support and select your preferred agent(s). We’ll help manage this process to reduce stress.
Your property will be listed with the chosen agent. Over the 6-week Assisted Move period, we track progress and provide updates. If needed, we may extend the timeframe to help secure a buyer.
Once your current property is under offer, we will confirm your reservation. Your new home will be officially reserved, and we begin the legal process by sending contracts to your solicitor.
Before moving in, we’ll give you a full tour of your new home. Our team will show you how everything works, from heating systems to appliances.
Let your mortgage advisor know you’re ready to proceed with the full application. A solicitor will handle the legal side of your purchase. It is best to choose a solicitor with new homes experience, we can recommend a one if necessary.
Your solicitor arranges for funds to be transferred (from your mortgage lender or personal funds). Once received, legal completion takes place and ownership of your new home is officially transferred to you.
Once the legal work is complete and, if applicable, you have received your mortgage offer, it’s time to exchange contracts. This is the official step where you sign the paperwork and pay your 10% exchange deposit. If your home is already built, you’ll get a fixed move-in date, or if your home is currently being constructed you will exchange with completion on notice.
We'll call to confirm when you can collect your keys from the sales team. At that point, you'll receive a homeowner’s manual which includes key property information, appliance details and useful guides.
To help ensure everything meets your expectations, we will carry out a follow-up within the first few weeks of your move-in date. You'll also have a point of contact should you need any further support as you settle in.
