A-PASS – Invest in your future By Eric Sangster, Senior Regional Manager, Insula Companies Lori Agudo, Director of Training and Talent Development, Royal American Management Renae Gates, Regional Manager, Dalcor Companies Education is vital in our industry and every role, from Porter to President, should take advantage of what AAGO has to offer. As Regional Managers and Director of Training and Talent Development, with over 49 years of combined experience in the Multi-family industry and over 30 years of combined dedication to AAGO, we believe that companies and site level management must make it a goal to invest in their teams for education opportunities through AAGO and the APASS program. These opportunities can lead to stronger teams and career advancement. Our busy schedules, at times, can make education seem like a daunting task. We feel, as leaders, that setting goals can make this task more manageable. These educational goals can help hold individuals and companies accountable. The way to make this successful is to have clear, defined expectations of each individual’s specific goals. Once those goals are defined you must have an action plan in place to ensure you are on track. Companies that hold their teams accountable for education shows that they are willing to invest in your future as leaders. It is equally important that you show your desire to invest in your own personal development as well. Some companies invest in education within their own organization but we feel that engagement with other industry peers can allow you to learn from different perspectives and experiences. In most instances, education is used for future growth opportunities. Many feel that they cannot obtain the education required due to lack of company funding and investment of time. AAGO offers a wide variety of affordable educational opportunities such as APASS and in some instances, scholarships through AAGO Foundation. APASS is a “NO BRAINER” as the monetary contribution to unlimited free classes plus discounts to specialty classes is a minimal $69 per month per community. Classes are offered each month to accommodate each position within our industry.

Lia McConnell AAGO’S world class education opportunities are made possible by countless volunteer instructors who share their valuable time and talents with students. This month, we sat down with Lia McConnell to talk about her experience teaching at AAGO. Desiree: How long have you been teaching classes at AAGO? LIA: I believe I have been teaching classes since late 2017. Desiree: What do you enjoy most about teaching classes at AAGO? LIA: The most amazing part of being an instructor is when you see a student have that “light bulb” moment. You can see it from across the class and the excitement that builds in the students and the classroom at that moment becomes contagious. Its exciting to see growth happen right in front of your eyes. Desiree: What is your favorite memory as an instructor? LIA: My favorite memory is when a former student reached out to me via email asking for some mentoring and advice. We had a great conversation and went about our ways. A year later I get an email thanking me for helping him further his career and announcing the amazing promotion he had just received. That was incredibly special. Desiree: Why do you think it is important to continue learning as an industry professional through the classes provided by AAGO? LIA: Knowledge is power. The more you know the more you grow. So many great quotes out there but the most impactful one to me is “an investment in knowledge always pays the best interest”. The classes provided at AAGO intertwine people from all different walks of our industry. You get a double dose of knowledge when you attend these classes because you not only get the expertise of the instructor, but you gain the knowledge shared by your peers within our industry. Where else can you get all that? This knowledge is priceless. Desiree: What are you looking forward to next? LIA: I am an eternal student myself; I equate knowledge to a sponge, there is always more if you are just willing to keep squeezing. I look forward to learning from my next group of students as much as I can. I plan to take in each experience because every day is an opportunity to learn something new from those around us. Embrace it.

AAGO education EPA REFRIGERANT HANDLING CERTIFICATION The Federal Clean Air Act, Section 608, requires that persons who service air conditioning and refrigeration systems containing certain refrigerants be certified under an approved Federal Environmental Protection Agency (EPA) approved course. Through the ESCO Institute, AAGO is able to offer this Universal Certification. THREE RECENT VERDICTS THAT EMPHASIZE THAT LANDLORDS SHOULD LOOK BEFORE THEIR TENANTS LEAP Everyone is familiar with that old saw that “you should look before you leap.” Given the proliferation of slip and falls and trip and falls in landlord tenant type scenarios, it has to be modified. Landlords need to look before their TENANTS leap! This article offers a few examples….. Franklin v Stursberg, Indian River County Case No: 18-CA-735 (Judge Janet Croom 7/10/19):
Buchanon v J&A Equities, Hartford County CT Case No: 16-6073076 (8/14/19):
FACTS: Franklin sued 4 people who owned the home that Franklin rented. Franklin had tripped over a raised sidewalk and sustained a wrist fracture and a hip fracture and had to have surgery. Franklin claimed that the owners were negligent in allowing the raised sidewalk to exist. In response, the owners asserted that Franklin was negligent for not paying attention where she (79 years old) was walking.
FACTS: Buchanon visited an apartment By: Kevin Knight building and tripped and fell over construction debris at the top of the stairs. Buchanon ended up falling 12 stairs, being unable to move and laying at the bottom of the stairs for 8 hours before he was discovered.
VERDICT: The jury found Franklin 50% at fault and the owners 50% at fault. The jury awarded $188,193 which would be “cut in half” based on Franklin’s negligence. Martinez v Sunrise Mills, Broward County Case No: 16-CA-21628 (Judge William Haury 3/24/19): FACTS: Martinez tripped and fell in a loading area and she asserted that the condition was dangerous because there was uneven, broken and cracked concrete. Sunrise Mills denied that the condition was dangerous. Mills further asserted that Martinez had failed to use appropriate caution walking in the area. VERDICT: The jury deliberated for about 4 hours and found that Martinez was 80% comparatively negligent and Sunrise Mills was 20% negligent. They awarded $169,804 in gross damages for past and future medical expenses. They didn’t award any loss of income or pain and suffering. After the jury ruled, the court entered an “additur” and awarded $33k for past loss of wages and $450,000 in past and future pain and suffering for a total of $652,804. This amount would be reduced by 80% for Martinez’s negligence.

As a result of the fall and the delay in finding him, Buchanon was rendered a quadriplegic due to the spinal injury he suffered. He sued the property owner, the property manager and the construction company asserting that each was negligent. Each of the defendants denied that they were negligent and claimed that Buchanon fell because he was intoxicated. Buchanon asserted that he had $710k of medical expenses. VERDICT: The parties settled for $1.2 million before the jury rendered a verdict. This sum was comprised of $500k from the property owner, $300k from the management company and $400k from the construction company. CONCLUSION: Our suggest that landlords should look before their tenants leap is an catch phrase which emphasizes that landlords must “troubleshoot” their apartment grounds for dangers to tenants and their guests. Failing to take adequate precautions or to warn about dangerous conditions can result in the types of recoveries and jury verdicts set forth in these three cases.

With traditionalists born as early as 1925 and Gen Z born in the early 2000s and after, today’s employees have a broad range of experience, knowledge, and skills.

Engage Your Partners When choosing a new technology partner, look for one that offers multiple training formats to appeal to different age groups. Traditionalists and baby boomers, for example, prefer structured learning environments. For them, in-person or live video training is most effective.
Take the time to research these five generations and follow the tips below to help your employees use technology to meet your multifamily community’s goals. Be Flexible Consider offering multiple training times and formats, allowing employees to choose what works best for them. For example, traditionalists prefer a structured learning environment, Gen X prefers self-directed learning, and Gen Z expects video. When planning a training session including people of various ages and technical skill levels, create an agenda and stick to it. If certain employees need additional training or have questions most other employees already know the answer to, set up a separate time to meet with those team members. Never Stop The multifamily industry’s employee turnover rate has hovered around 30 percent since 2011. This means you’ll be frequently training new employees, so an efficient training process is a must. It’s also important to never stop training existing employees. Offer training whenever you implement a new technology and schedule refreshers periodically. In certain situations, like when employees are repeatedly breaking policies or residents are complaining about customer service, ad hoc training may be necessary.
Gen X, millennials, and Gen Z, on the other hand, like to learn independently. They do best tinkering with a system, reading written tutorials, or watching prerecorded videos. Customized live training sessions work well too — as long as they’re to the point and at a time that’s convenient. It’s true that different generations learn differently, but an effective training program will improve anyone’s job performance, no matter how old they are. These community events should be planned around the preferences of your renters and offer them something they will perceive as worthwhile, specifically something worth changing their normal routine for. This can be free food from a favorite local spot, a guest speaker, seasonal drinks, a movie night, a pool-side barbeque, and so on. Above all, to elevate the resident experience, these events must be consistent and intentional. 4. Build Great Communication Properties can never put too much effort into creating great communication with renters.
