The Oaks of Calabasas Wildfire Brigade
Residents of The Oaks of Calabasas hosted an outdoor community event on August 24th to raise awareness and donations for The Oaks Wildfire Brigade, a charitable 501(c)(3) organization established in 2025 after the devastating Palisades and Eaton fires. The Oaks Wildfire Brigade is staffed solely by volunteers from within The Oaks of Calabasas community. Its mission is to protect lives and property from the threat of wildfire in community. All donations raised go to the fire-prevention and protection training of the crew as well as preventative and protective equipment for fighting wildfires. All donations are 100% tax-deductible. The event included live music from the Hacienda Garage Band, food from In-N-Out Burger, and ice cream from Mister Softee. Marye Silvers and Carrie Pyle Lawrence from Inspired Closets in Woodland Hills teamed up with Elsa Elbert from Composed Living to co-sponsor the great clothing swap that took place on September 4th. Celebrates Its 12th Anniversary
The Calabasas Film Festival (CFF), a nonprofit headquartered in the heartland of film, welcomed avid filmgoers, studio executives, and key players in the entertainment industry to the ultimate five-day festival experience in September. This year’s festival showcased major film premieres, student films, documentaries, and top-quality film selections from all genres. As the cooler months settle in, it’s especially important to focus on children’s health and wellness. This year, daylight savings time (DST) ends on November 2nd at 2:00 a.m. “Falling back” typically means shorter days, more time indoors, and more seasonal illnesses—so a few extra steps can go a long way in keeping kids healthy and thriving.
Immune support through nutrition
Encourage colorful fruits and vegetables every day. Citrus fruit, berries, and leafy greens provide essential vitamins and antioxidants. Pairing these with lean proteins, whole grains, and healthy fats gives kids the fuel their immune systems need. Ask the pediatrician if vitamins or supplements are needed to help round out nutrition, especially during cold and flu season.
Prioritize sleep
Adequate rest is one of the best defenses against winter illness. School-aged kids need 9–12 hours per night, and teens need 8–10. Create a calming bedtime routine, keep screens off at least an hour before bed, and charge devices outside bedrooms to support quality sleep.
Stay active—even indoors
Even cooler weather in Southern California can make outdoor play less appealing, but movement is critical for physical and mental health. Try family walks, indoor dance parties, yoga, or sports classes to keep kids moving for at least an hour daily.
Hand hygiene and illness prevention
Teach regular handwashing with soap and water for at least 20 seconds, especially before meals, after play, and after being in public spaces. Remind kids not to share water bottles, food, or hats.

The event gathering was designed to unite all facets of the “design and build” community by bringing together residential and commercial industry professionals to provide information, educational materials, and emotional support to homeowners and businesses who are entering the rebuilding stage. In the heart of Calabasas, a culinary dream is keeping the traditions of rural Italy alive. Tuscan Women Cook, owned by Coleen Kirnan, is a Tuscan cooking vacation that offers more than a cooking school abroad—it’s a week-long deep dive into the authentic flavors, rhythms, and hospitality of Tuscany in Montefollonico, Italy.
What sets Tuscan Women Cook apart is its immersive approach. Guests aren’t simply taught recipes; they live them. The program invites participants to roll up their sleeves alongside nonnas, the village grandmothers, and learn dishes handed down through generations.
“Cooking with the nonne is magical,” says Coleen. “You’re not just making pasta or sauce; you’re learning their family stories, their traditions, and their love of feeding people.”
Days begin in true Tuscan fashion with a coffee and cornetto then move on to the immersive classes. The colors and aromas are intoxicating—with ripe tomatoes still warm from the sun, fragrant bunches of basil, and wheels of pecorino aging to perfection. Under the guidance of seasoned home cooks, guests create everything from hand-rolled pici pasta to slow-braised meats, all paired with local wines.
But Tuscan Women Cook isn’t confined to the kitchen. The program weaves in visits to vineyards, cheese producers, olive groves, and family-owned restaurants, offering a 360-degree taste of Tuscan life. Afternoons
are spent exploring nearby Montepulciano or sipping espresso in Pienza, while evenings end with long communal meals in fine restaurants under the soft glow of Italian sunsets.
Coleen took over the business in 2016 after selling her commercial real estate company after 20+ very happy and productive years. The career change melded her love of people, food, and the goal of preserving a way of life. “We love our nonne and friends in Tuscany and are committed to the women we work with. Our nonne may not be able to cook for the masses anymore, but they can cook with us once per week and have some independence. Many of these recipes would vanish without someone to share them,” she explains. “By bringing travelers here, we help keep these culinary traditions alive and support the local women and community. As a lifelong woman business owner, this means a lot to me.”
The impact has been profound. Restaurants, artisans, and markets in the area benefit directly from the influx of visitors. More importantly, the relationships built between Tuscan Women Cook guests and locals often outlast the weeklong program.

Rapidly transforming the valley’s dining scene
What started as a dream to bring elevated, experiential hospitality to the San Fernando Valley has quickly grown into one of the region’s most exciting culinary success stories. Christian Corben—known to many as “Taisho,” meaning “leader” in Japanese—set out with a bold goal: to open five restaurants in five years. After two decades in restaurant management, Corben was ready for the next challenge. Protecting assets and values across generations
In a bustling café in Porto this past June, Lisa Golshani watched her eldest son, Joshua, confidently order pastéis de nata in Portuguese while youngest-son Aaron struck up a conversation with local teenagers about soccer. For most parents, this would simply be a proud vacation moment. For Lisa, it was validation of a philosophy that drives both her family life and her thriving Calabasas law practice: True legacy isn’t just what you leave behind—it’s what you build within.
“People think estate planning is just about money and property,” says Lisa, whose firm serves high-net-worth families throughout the West San Fernando Valley. “But the families I work with understand that their most valuable assets walk around on two legs and call them Mom and Dad.”
This perspective shapes everything from the estate plans she crafts to the experiences she prioritizes for her family. The Golshanis emphasize cultural immersion to expand worldviews and deepen family bonds.

“In Lisbon, we walked through the historic Jewish quarter and learned about the massacre and expulsion of Jews,” Lisa reflects. “Jonah was fascinated by how Jewish communities preserved their traditions through centuries of upheaval. It sparked conversations about resilience, identity, and honoring heritage while embracing the future.”
These aren’t abstract concepts in the Golshani household. Lisa’s husband, Peyman, a UCLA neurology professor, escaped Iran after the Islamic Revolution and traveled through Pakistan to reach safety. His journey from refugee to renowned researcher shapes how the family approaches both opportunity and responsibility.
“Peyman’s story reminds our boys that freedom isn’t guaranteed, and education is the one thing no one can take away,” Lisa explains. “When we travel, they’re learning to be global citizens who understand their place in a bigger story.”
Most importantly, part of the legacy the Golshanis hope to leave their children is how to be prepared for life’s unexpected
turns. As Joshua heads to college this fall, Lisa is helping him establish his first set of legal documents: powers of attorney and healthcare directives that ensure his parents retain the right to speak for him in an emergency. Now that he’s legally an adult, those rights are no longer guaranteed.

Protecting yourself from real estate scams
Whether you are a homeowner or a landlord, scammers are out to get you, and they mean business. Increasingly sophisticated, computer savvy, and ruthless, cybercrime worldwide cost more than $1 trillion for the first time in 2024.
While almost everyone knows the top scams facing homeowners (home title fraud, wire fraud, loan churning scams, and “We Buy Homes for Cash” fraud), the scams facing landlords renting out single family homes are “all of the above” and then some.
Lapses in computer security open the door for the most damaging real estate scams, and “phishing” is the most commonly successful form of cyberattack. Phishing is where scammers masquerade as legitimate entities and use fraudulent emails to trick victims into clicking a link that downloads a virus or to trick them into revealing sensitive information needed for the scam. The breakdown in computer security is not always the scam victim’s fault; it could be the victim’s accountant, attorney, escrow company, or any myriad of people that the victim interacts with.
Rental scams are particularly dangerous because once a landlord lets bad tenants into a property, they can be next to impossible to evict without spending tens of thousands of dollars in legal fees and going months without rental income.
For example, at Lexington Property Management, we recently turned down an applicant with a credit score of 812, over $1 million in the bank, and no criminal record. Can you guess why?
In this case, when we called the applicant’s employer at the number provided on the application, we were told he was a model employee with eight years on the job, marked by steadily increasing levels of responsibility and promotions. But when we independently researched and called the number for HR at his “employer,” we were told he had not worked there for over six months! Why the difference?
Second, credit reports and criminal background checks only tell a very small part of the story. This applicant’s 812 credit score was legitimate. His clean criminal background check was legitimate. But when we ran civil litigation checks, we discovered that he had sued his last three landlords—which explained both his high credit score and seven figures in the bank.
Vetting potential tenants is a “trust but verify” endeavor.
The applicant had given a burner phone to a friend and told the friend what to say when the phone rang. The same proved true when we called the numbers provided for former landlords. When we called the numbers provided on the rental application, the people that answered said he was a model tenant. When we researched title and called the owners of the “former addresses,” he hadn’t even lived in those places.
So, the first lesson is: Do NOT believe anything you read on a rental application. Yes, the real work of avoiding being scammed starts when the rental application is submitted. Vetting potential tenants is a “trust but verify” endeavor.
There are literally dozens of real estate scams that landlords must be wary of, including:
• Fake rental listings on Craigslist, Facebook Marketplace, Zillow, HotPads, and Redfin
• Fake rental discount offers for early rent payment
• Rent over-payment scams
• Subletting fraud
• Professional squatters
All of this, however, can be mitigated or avoided completely by extensive tenant vetting and disciplined computer security.

As Southern California edges into another rainy season, homeowners in hillside communities like Calabasas, Hidden Hills, Thousand Oaks, Westlake Village, and Camarillo are already preparing for what February’s rains may bring. While the rain is much needed, it can quickly become a hazard when it turns into runoff rushing down slopes, loosening soil, and threatening the safety of properties. That’s where Graham comes in—Vitoli’s hillside quality control manager and project overseer. With years of experience that started in excavation and plumbing labor and moved into project management and quality control across Vitoli’s hillside projects, Graham has built a reputation as a trusted authority on practical, code-aware solutions. His philosophy is straightforward: You don’t always need major construction, permits, or heavy machinery to protect your property. Sometimes, the simplest methods are the most effective. Below, Graham shares his top recommendations for simple, permit-free hillside soil retention solutions homeowners can put in place before the rains arrive.

From laborer to Vitoli authority
Graham’s credibility doesn’t just come from titles—it comes from experience. He began in the field as a laborer in excavation and plumbing, where he learned firsthand the behavior of soil, water, and hillside systems. Later, as a project manager, he coordinated the installation of drainage, retaining walls, and structural solutions across some of the most challenging properties in the region. Now, as Vitoli’s quality control manager
and senior project manager, Graham oversees hillside projects across Calabasas, Hidden Hills, Thousand Oaks, Westlake Village, and Camarillo. His job is not just to deliver high-end builds but also to educate homeowners on practical, preventive steps they can take today—before issues escalate into costly repairs tomorrow.
Why simple solutions matter
For hillside properties, erosion is not just an inconvenience—it’s a real threat to the stability of homes, gardens, and retaining structures. But the reality is that not every homeowner needs (or can afford) a fully engineered retaining wall or a city-approved drainage system. Graham emphasizes that preventive steps— even the smallest ones—can make a major difference: slowing down water flow before it gathers speed, helping soil hold together naturally, and directing water away from structures without complicated engineering. These are strategies that can be applied now, affordably, and without waiting for permits or city involvement.
Jute netting: Nature’s soil blanket
Jute netting is one of the simplest and most effective ways to stabilize soil on a slope. Made from natural plant fibers, jute is biodegradable, eco-friendly, and easy to install. Graham explains: Roll the netting across the slope and secure it with biodegradable stakes; plant ground covers or low shrubs through the netting; as they grow, their roots lock into the soil while the jute keeps things stable in the meantime. Over time, the jute decomposes, leaving behind a slope reinforced by healthy root systems. This method is low-cost, non-intrusive, and requires no permits. It’s particularly helpful in areas where homeowners want to “hold the line” through one or two rainy seasons before considering larger construction.
Ground covers: Living retaining walls
Plants aren’t just aesthetic—they are some of the hardest-working Graham recommends drought-tolerant ground covers that thrive in Southern California’s climate, such as Dymondia, Lantana, and Trailing Rosemary. When paired with jute, these plants create a living net. The key is root density: Roots weave through the soil, binding particles together, reducing surface runoff, and preventing slides.
Wooden garden walls: Affordable and effective
While engineered retaining walls often require permits, small garden walls or landscape timber edging are often below the threshold for city regulation. Graham suggests installing wooden garden walls in staggered terraces, which not only slows water but also creates planting pockets; using pressure-treated wood or redwood for longevity; and keeping walls under three feet to avoid city permit triggers. This approach creates a natural “step-down” effect, breaking up a steep slope into manageable levels. Each terrace slows the water, traps soil, and provides an opportunity for planting.
Channels and swales: Guiding water, not fighting it
One of the biggest mistakes homeowners make, Graham says, is trying to block water entirely. Instead, the goal is to guide water safely. Simple channels and swales can be dug by hand to redirect runoff away from sensitive areas: grass swales (shallow, grass-lined ditches that slow water), rock channels (small trenches lined with river rock to carry water gently), and berms (slight mounds of soil that redirect water sideways). These features are simple, inexpensive, and require no permits, but they make a dramatic difference by reducing the concentration of runoff.
Mulch: The unsung hero
Finally, Graham reminds homeowners not to underestimate mulch. A thick, 3–4-inch layer of shredded bark or wood chips acts as a sponge, soaking up rainfall, reducing soil splash, and slowing surface erosion. Best of all, mulch decomposes over time, improving soil structure and feeding the very plants that help with long-term erosion control.

Each boat is equipped with a “tender” large enough for the whole party to get to and from land--for adventure or to experience one of the many unique bars and restaurants waiting to be discovered. The crew aboard each yacht is trained and assembled to ensure that guests arrive at a new and special location daily and that all three meals aboard are curated and cooked to a flawless level of detail and presentation. Each of the four rooms on board are spacious and beautiful with full bathrooms, walk-in closets, and water-level windows, allowing guests to stare at “paradise” while lying in bed. It truly doesn’t get any better.
Earlier this month, we were lucky enough to experience one of Pyper’s week-long charters aboard Entre4, an 80-foot sailing catamaran designed by the luxury yacht makers at Sunreef. Our destination was the British Virgin Islands (BVIs).
We set sail from St. Thomas aboard the cat, leaving the harbor at Yacht Haven behind and letting the islands unfold one by one. Our goal was to loop the entirety of the BVIs in one week without feeling the slightest bit rushed, and our first stop was Norman Island, where the iconic floating bar, the Willy T., welcomed us for a lively start to the week.
Each morning, we woke up to a full breakfast spread that we enjoyed while planning out the day ahead, and our first morning plans were made while crossing the Sir Francis Drake Channel. We spent
the next couple of days there, hanging out on Peter Island, anchoring at Virgin Gorda, and finally exploring the famous Baths. This otherworldly place is a “pile” of enormous rocks that, over thousands of years, formed tropical caves that you can swim up to and explore. It was really one of those places that didn’t feel real, no matter how hard you tried to accept what your eyes were telling you. The only way to truly experience a destination like this is by chartering a boat.
To get a little more action in our itinerary, we decided to head over and spend the day at Saba Rock. Once we anchored in the bay for a swim, we were greeted by the BVI Rum Runner, who delivered frozen drinks right to our deck, dog in tow. It was spontaneous, fun, and very much in the spirit of the islands. You almost felt like you were stepping into a Jimmy Buffet song.
Continuing on, we sailed past Necker Island (Richard Branson’s private oasis) and reached Anegada, where flat coral beaches and calm waters made for a perfect day of swimming and eFoiling. That evening, we went ashore for a classic Caribbean lobster dinner, something nearly exclusive to this tiny island of 400 people.
The next day, we sailed over to Guana Island, which offered the best snorkeling of the trip. We lingered on Sandy Spit in the morning, enjoyed water sports at Jost Van Dyke, and treated ourselves to massages at Ocean Spa BVI, a floating day spa. At Christmas Cove, we snorkeled and grabbed a slice from Pizza Pi, a floating pizzeria serving surprisingly good pizza. Our final night was spent in Salomon Bay, anchored under a calm evening sky.
By the time we returned to St. Thomas, the week had blurred into something both dreamlike and grounding. Chartering a yacht through the BVIs wasn’t about how many places we saw—it was about how completely we inhabited them, even if only for a night. I left this trip feeling like I’d experienced something special and unique, all while being resort-rested.

Don’t Tell Her “ No”

How many women do you know that have been an endurance equestrian, fencer, motorcyclist, and surfer and who flew in an open-cockpit aerobatic stunt plane in college?

When your mother was a fearless criminal lawyer in New York City in the 1920s and 1930s representing the Longshoreman and Chinese criminal gangs who would call in the middle of the night needing legal advice, it’s easy to see why Ruth Gerson was cut from a different cloth.
Born in Brooklyn in 1935 to not just one but two parents who were attorneys, Ruth was instilled with an enduring and endearing take-no-prisoners approach to life. It has served her well.
Her life of adventure began early after her family moved to Washington, D.C., where during winters at 6 years old, she would sled down small hills, oblivious to traffic, and was a regular year-around rider of the D.C. city buses—unheard of at that age for kids these days.
Ruth moved to Edmonton, Alberta, Canada, in 1942 when her parents served the broader WWII effort as attorneys for construction giant Bechtel Corporation who was contracted to build highways linking the Lower 48 states to Alaska—vital for moving equipment and troops.
When Ruth wanted to go waterskiing on her honeymoon in the 1960s, she bypassed thousands of U.S. lakes and went for the inland sea of Baja, Mexico.
As an undergrad at UCLA in 1955, Ruth (at right) studied the art of fencing.
In 1975, Ruth and a friend took the train to Santa Barbara and rode their bikes home to Hidden Hills. Just for fun!
Whether on two wheels or four hooves, Ruth has always been in motion. In 1992, at age 57, lifelong equestrian Ruth entered the famed Tevis endurance race through the Sierra Nevada from Lake Tahoe to Auburn, CA, and placed 5th out of 250 riders!
To avoid sinking into deep snow when walking to school in the Canadian winters, Ruth and her fellow classmates wore native moccasins. She learned quickly not to drop any coins on those walks as they sunk in the snow and wouldn’t reappear until the spring melt.
Returning to the Lower 48 in 1945, Ruth’s family moved to Florida for some much-needed sunshine. Moves to Virginia and Maryland followed before a return to New York. In 1946, the family took a cross-country train to the Bay Area and lived in Sausalito for two years at the north end of the Golden Gate Bridge. It was there that two important transportation aspects unfolded. She earned a California driver’s license at age 14 and began riding horses in rural Marin County.
Every Sunday, Ruth and her brother dangled their bare feet off a small bayside pier and caught fish, but more importantly, on Saturdays, she and friends converged on a local horse ranch and spent the day riding across hundreds of acres of rolling Marin County. At the time, the towering redwoods of nearby Muir Woods—part of the National Park Service and off limits to horses—were rarely patrolled by rangers, so Ruth and her friends would ride right in. She still has the first saddle she bought in grade school after she purchased her first horse.
In 1952, Ruth started classes at Pomona College and arrived in fine style in a 1934 Ford coupe with a stick shift on the floor that had been modified for speed. She’s proud to say that she “majored” in tennis, swimming, fencing, shooting, taxidermy, horseback riding, skiing, and learning to fly an open-cockpit stunt plane in which wearing a parachute was a good idea.
Ruth transferred to UCLA in 1954 and majored in psychology, and upon graduation in 1956, got married in a union that wasn’t meant to last. In 1986, she met Grant Gerson—owner of Calamigos Ranch—and married him a year later. Grant grew Calamigos and set the stage for the extraordinary experience it is today.

Grant was a founding member of the Santa Monica Mountains Trails Council and he and Ruth spent many hours together clearing trails in their beloved mountains for others to enjoy. Grant passed away in 2012, but he and Ruth had 25 wonderful, happy years together.
Today, Ruth lives a quiet life on her equestrian property in Cornell, still rides every week, and celebrated her 90th birthday at Calamigos Ranch earlier this year. She remains adventurous, very sharp, and fiercely independent. That twinkle in her eye betrays a lifetime of pressing forward and achieving when others told her not to. Don’t tell her “no.” Wiser words were never spoken. l
