The land is situated off Burneside Road, on the North outskirts of Kendal, and has planning permission for two detached houses without any occupancy restrictions. The plots look out over adjoining fields with Benson Knott and other hills surrounding Kendal in the distance. Kendal itself is very conveniently situated being known as the Gateway to the Lakes and within 8 miles of the M6 at Junction 36.

From Kendal town centre, take the Windermere Road, passing the County Hall and turn right at the traffic lights onto Burneside Road. Continue along Burneside Road, under the railway bridge and as the road rises, turn right onto Kentrigg .

The site received planning permission, on appeal, on 21st May, 2013 and attached is a copy of the Inspector’s Decision. The planning is subject to conditions which should be noted, one of which is that an application for approval of revised matters needs to be made within three years of the date of the Appeal Decision, i.e. 21st May, 2016. It should also be noted that there are no occupancy restrictions on the two plots.

The track serving the property belongs to the owner of the land and, as will be seen from the plan, is included in the sale. This track also serves other properties and a right of way will be granted to the land to the South of the land being sold. The purchaser of the building plots will have the right to use up to 1 metre in width of the lane bordering the track between the points A—B on the plan, if it is necessary to use this for the creation of an access road. Rights to install surface water drainage are also reserved over the land to the South. The maintenance of all the boundaries will be the responsibility of the purchaser except for that between A—B.

The land is freehold and vacant possession will be given on completion.

The land is for sale by Formal Tender with a closing date and time of 3.00 p.m. on Wednesday, 30th September, 2015. A Contract Pack for the property will be available from the Solicitors or NWA Property from Wednesday, 16th September, 2015. Any person wishing to make a bid for the property should, as soon as possible, register a request with the Agents or Solicitors, for a contract pack for the property to be sent to them when they are available. The tender will be subject to the following, this not being an exhaustive list, as the Contracts will include other conditions. 1.

The land is sold in its present condition and all persons wishing to tender are deemed to be in possession of a copy of the particulars issued by NWA Property and the Contract Pack.
