Letter from the Board President
Hello Neighbors,
In keeping with my focus on Board initiatives, I’d like to provide an update on our progress on our 2022 objectives and their importance to the Wexford community.

• NPOIF: The New Property Owner Initiation Fee covenant change was passed by a member vote and is now set at $35,000 for an improved property and $17,500 for an unimproved lot. This level of NPOIF is more consistent with similarly situated communities in our area. With this change, the budgeted threshold of $450,000 this year will be more achievable, and it will provide much needed funds for infrastructure repair and replacement going forward. Thank you for the substantial vote turnout and for passing the covenant change. • 5-year Golf Master Plan: The key elements within the Arnold Palmer Design Group recommendations have been included in the Golf Course Master plan. Course maintenance and update projects in the Wexford Golf Master Plan will be incorporated in the annual operating and capital budgets that are submitted for membership approval each year. • Strategic Plan: Over the last month the Amenities Committee has led a dedicated and inclusive process to educate and communicate with the community on the proposed update of Wexford’s amenities, in preparation for bringing the projects to a vote by the property owners. These sessions have been interactive, constructive and we have received valuable feedback. The Committee is considering owner comments from the most recent May Town Hall meeting and will provide more information on the path forward over the next few weeks. In addition, we have heard owner feedback on some elements of the Strategic Plan that are not under consideration for near-term implementation, and to eliminate ambiguity, we will be amending the Strategic Plan accordingly. • Communication: Our management team has instituted a “scorecard” to keep you up to date on key operating metrics. This will be published quarterly and sent to all members electronically. It’s also our intent to hold Town Hall meetings quarterly with specific and open agendas. Ryan Spence, Wexford COO has restarted open listening sessions soliciting member questions and opinions. These initiatives are intended to provide different and improved communication with members. • Ensure the success of Wexford: While this is the hardest objective to tangibly identify beyond operating metrics, we realize the culture of Wexford and support of members and staff are paramount to our success. Our management team and staff work tirelessly providing innovative and creative programming and events for our members. But with higher member utilization, we have begun to see operating pressure points in areas such as Food and Beverage, Golf, Security, Tennis, Pickleball and the Harbor. Good access is a differentiator and key success factor for Wexford. Providing easy member access to amenities is still our goal. With the challenges of the tight labor environment in our island community, we find that we need to balance our special events programming with available staffing to assure we can execute well and consistently meet members’ expectations. We’ve instituted moderated programming as an interim 60-90 day reset and have deferred some events to later in the year as we gauge its success. We appreciate your patience as our management and staff work through this period. Thanks for your support, caring, and commitment to keeping Wexford the foremost community in Hilton Head.
