2. What song is on repeat on your playlist at the moment?

A lot of the smaller towns are amazing places to spend one or two nights, many are easy to drive past when you have a main city destination in mind. For myself Paihia will definitely get a revisit soon

8. If you were to win a reality TV show, which one would you have the best shot at winning?

Every single property is unique, so every client brings along that fresh sense of excitement and opportunity.

Through experience I have learned to first subtly ask my wife about where she would like to eat at again, or a new place she has heard of over several days. Then I book the place that has repeatedly come up. Works every time. What’s your go to ice cream flavour? French Vanilla

10. Where in the world do you wish you could head to for a holiday?

7. Share with us your property must-have? Garaging or at least off street parking. Higher density city means parking spaces are more valuable than living spaces already. Trend will only exacerbate with continued development.

8. What do you wish you’d known before you started out in your career?

Almost no one reads the heading part of property adverts, so have fun being creative with headings, with puns, metaphors, jokes, etc.

10. Million dollar question - how’s the market at the moment? Good time to buy up heavily discounted investment properties and land-banking development land. Great time to be building new property to catch the cyclical rebound in 12 to 24 months.

9. Tell us someone who inspires you? Socrates, for the Socratic method of learning and critical thinking.

3. Tell us the thing you love the most about working in real estate?

Survivor, the one where a group of people is essentially left on a uninhabited island to fend for themselves. Not because I think I would win, just because I think it combines the best parts of an real life adventure, detox from technology, and diet programme.

9. What was the last book you read? I have been catching up on the Wandering Inn, by Pirateaba (Fantasy/Adventure). Essentially about normal people tossed into a (more) fantasy Game of Thrones world with magic usage being common and mundane for most people..

6. What motivates you? The joy my work brings out in others.

3. Which App do you spend the most time on? WeChat (70%), WhatsApp (20%), KakaoTalk (5%), Line (5%)

5. What would you consider to be your greatest achievement? I closed a sale so well, the vendor actually visited my office and told my boss he would like to pay an increased 0.5% on the agreed upon commission rate. I only found out later when my boss called me.

4. Give us some advice to pass on to someone thinking about joining the industry?

6. If you could have coffee with anyone in the world, who would it be?

2. What did you want to be when you grew up? Archaeologist (a la Indiana Jones)

Join an office where you have a friend/mentor to provide advice and guidance, especially for your first 6 months. My first experience joining an office was being lead to a cubicle, given my company land line phone number, and a ‘good luck’. The industry is still mostly the same for new agents just entering an office.

In Auckland, 97% of suburbs recorded a fall over the past three months, with 14 suburbs seeing median values dropping by 5% or more, including Glen Eden, Papa toetoe, Henderson, and Panmure.

The latest update from CoreLogic NZ’s interactive Map ping the Market tool shows 803 of the 955 New Zealand suburbs analysed recorded a fall in median values be tween June and September.

“The winter momentum was most certainly downwards across the country, with the main centres hit hardest. The direction the cycle has been moving in shouldn’t come as a surprise to anyone.”

Davidson says while the property market has “short-term challenges ahead”, “there were also potential green shoots for next year”.

The downturn in the housing market has widened and deepened, with the majority of New Zealand’s suburbs recording a drop in property values in the past three months, new research shows.

“We’ve seen signs of weakness gathering pace this year as the lagged impact of rate rises, inflation, and other economic influences catch up with the market,” Davidson says.

Davidson says seven Auckland suburbs experienced falls of $100,000 or more, all of which were ‘upper end’ areas where median values are at least $2 million, including Omaha, Shamrock Park, Onetangi, Palm Beach, Herne Bay, Oneroa, and Orakei.

However, there were Auckland suburbs that defied the downward trend, including the North Shore’s Campbells Bay, where prices were up 6.5% to $2.48 million. The current median value in Epsom is $2,403,650, a decrease of 2.9 percent, according to the data. In Three Kings the median value is $1,259,800, a decrease of 1.5 percent, in Mount Eden the median value is $1,921,100, a decrease of 2.6 percent, in Parnell the median value slid 2.4 percent to $2,082,400, in Greenlane the median price dropped 1.5 percent to $2,062,950, in Remuera the median price fell by 2.1 percent to $2,705,500, in Newmarket the price dropped 2.4 per cent to $874,500, Ellerslie dropped 4.6 percent to $1,368,700, and Mission Bay decreased by 3.2 percent.

CoreLogic NZ’s Chief Property Economist Kelvin Davidson said the latest results confirmed the extent of the housing downswing and how much it had accelerated each quarter in 2022.

The “news is broadly positive” when you compare the trade-up premium seen this year to what was seen last year.

“Last year’s momentum has certainly vanished, with all key areas seeing a smaller rise in the tradeup premium over the past 12 months than in the previous period – consistent with the change in wider market conditions we’ve seen lately,” he says.

Announcing Ray White’s new concierge service, Ray White Chief Economist Nerida Conisbee said Kiwi buyers have a depth of choice in the market right now.

“So, not only is there more choice for buyers but in some areas, housing has also become more affordable. The median sale price for New Zealand has eased 14 percent since the peak in Novem ber 2021 and is now back to where it was a year ago. It is getting easier for people to get into the market,” Conisbee says.

The trade-up premium had been shrinking over the past year in Auckland City, Waitakere, Manu kau, Wellington City, and Dunedin.

“The margin is still about $400,000 or more in areas such as Auckland City and Manukau, but at least it’s fallen,” Davidson says.

Meanwhile, Davidson says the financial hurdle that comes with upgrading to a property with more bedrooms has shrunk in some areas in Auckland, with the gap in median values between three and four-bedroom properties starting to drop.

“But there’s also now a sense of light at the end of the tunnel given the low unemployment figures and forecasts that mortgage rates could potentially be close to a peak. People are adjusting to the new norm, and it wouldn’t be a surprise to see the market trough in the first half of 2023.”

“Our data shows us the number of properties on the market is more than 90 percent higher than this time last year,” she said.

“This reinforces the fact that most people ‘buy and sell in the same market’ and a wider downturn can sometimes be a good time to try and climb the ladder.”

Ingredients Method

olive oil to a large frypan and place over medium heat. Season fish fillets with salt and pepper. Place fish skin side down into pan and cook for 3-4 minutes on each side or until cooked through. Remove from pan and allow to rest.

Hot and Sour Pineapple Fish Curry

Place a wok over medium-high heat. Add curry paste and sauté until fragrant. Add potatoes and pineapple and cook for a further 3-4 minutes.

2 tablespoons fish sauce 4 potatoes, peeled and chopped 1/4 pineapple, peeled and sliced 500ml fish or vegetable stock 400ml coconut cream

In a food processor, blend coconut oil, garlic, ginger, coriander roots, lemongrass, chilli, fresh turmeric, turmeric powder, garam masala, tamari, rapadura sugar and fish sauce into a smooth paste.
