PREPARING YOUR HOME FOR SALE
Preparation is the key to a successful sale of any property. GREAT PRESENTATION CAN HELP YOUR HOME STAND OUT FROM THE COMPETITION, CAN ADD A FEW THOUSAND DOLLARS TO YOUR FINAL SALE PRICE, and do so without too much hassle.
In the majority of cases, to achieve this, you can do a small number of things that will add the most value to your home in the least amount of time, and with minimal outlay.
Freshen up, clean.
Now, imagine that you are a buyer and have come to your home to have a look with the intention of buying it. Note down any bits and pieces of things that would push you away or repel you or make you not want to buy your home. Note the wear and tear, any damage to the roof, ceiling, built-in cupboards etc, any signs that would cause you concern. Always remember that fi rst impressions are important - many buyers will want to drive past initially - how is the street appeal? Ensure that the lawns are neat and tidy, edges and hedges trimmed, no vehicles parked on the lawn, kids’ toys put away, driveway and paths cleaned.
Is your home starting to show signs of age?
What does the interior design look like? Does it have enough lighting and air circulation?
What about the backyard? Could it be planned and organised differently? Is the fence suitable for all families with or without children? Is your home suitable for families with pets?
Make a “to do” list, and work through it methodically or perhaps contact a local agent to seek advice - there’s no point in doing a lot of unnecessary work that may not give you a premium result.

Regardless of the type of property you own, be it a freestanding house, a single unit, a cottage, a terrace, a heritage, a contemporary home or an investment property, it is vitally important in any economic times, to stage your home for sale. Staging ensures a greater appeal to all the buyers viewing your home.
You can hire professionals to assist you to do this for a fee, or you may be fortunate enough to have an agent that offers staging advice and even some props, but if you take the information given here seriously, you will save yourself a lot of stress and money since all the secrets and principles to staging a home are explained in detail.
